What a Juhu turnkey contract actually contains
On a bungalow or large apartment the interior contract is the umbrella over several disciplines. We hold the consultants inside our contract rather than leaving you to coordinate them, because the coordination is where the risk is.
- Structural engineer. Required from week one on any bungalow where a wall, a slab or a roof member is being touched. Their sequence governs ours, not the other way round.
- MEP designer. On a 3,000 sq ft-plus house the electrical load, the water pressure and the air-conditioning strategy need designing rather than assuming. A rewire on 1980s Juhu stock is a design exercise.
- Acoustic and AV, where the brief calls for it. Media rooms, music rooms and home offices in an open house need early input; retrofitting isolation into a finished room is not possible.
- Landscape and external works. Gardens, terraces and compound treatment, within what CRZ and the society permit. Usually a small budget with a disproportionate effect.
- Fire and safety review on larger houses with a basement or a third floor, because escape and detection are worth designing even where nobody is going to inspect them.

Long programmes that run without the client on site
Deciding things when you are not here
The commonest cause of delay on a large Juhu project is not construction, it is a decision waiting for somebody to land. We handle that with a written protocol agreed at contract stage, and it has taken weeks out of every long project we have run here.
- A named decision-maker with a stated authority limit. Often a family member or a personal office, empowered to approve anything below an agreed value without escalation.
- A weekly written report with photographs, issued the same day each week, whether or not there is anything to say. Clients who receive a consistent report ask for far fewer ad hoc updates.
- A decisions register with dates. Every open question, who owns it, and the date after which the programme is affected. It is one page and it is the most-read document on the project.
- Sample approvals recorded on video rather than by email description, because a laminate does not photograph accurately and a client approving from abroad deserves better than a colour name.
- A standing call at a fixed hour in a time zone that works for you. Thirty minutes a week, and it is the cheapest programme insurance available.
Discretion, written into the contract
A good share of our Juhu work is for people whose homes should not be discussed. That is handled by contract rather than by assurance: a mutual NDA, a fixed named crew whose members do not rotate, no photography on site by anyone including our own supervisors except for the client's own weekly report, no address in any case study or marketing material, and material deliveries scheduled to avoid the building's visible hours. It costs a little in flexibility and nothing in money.
Long programmes also need a different approach to storage and protection. A nine-month Juhu project accumulates material that cannot sit in a salt-laden open balcony for a season, so we take covered, lockable storage inside the house from week one and price it as scope. It is a small line and it prevents the most avoidable loss on a coastal project.
Monsoon planning is the other long-programme discipline. Any scope that opens a roof, a terrace or an external wall is sequenced to complete before June, and where that is not possible we build a temporary cover and price it rather than hoping for a dry fortnight in July.
For Juhu generally see interior designers in Juhu; for the design service see residential interior designers in Juhu and luxury interior designers in Juhu. Contract terms are on turnkey interior contractors in Mumbai.

Frequently asked questions
Do you hold the structural engineer inside your contract?+
Yes, on bungalow and structural work. The engineer is appointed by us, paid by us and coordinated by us, and their certification comes to you through us. Splitting that out means you are the one resolving a disagreement between the engineer's sequence and the contractor's programme, which is exactly the coordination risk a turnkey contract exists to remove.
How long does a Juhu bungalow project take?+
Six to ten months, occasionally longer where the structural scope is significant or the monsoon interrupts external work. The construction itself is rarely the constraint. Decision latency, consultant sequencing and long-lead imported items are, which is why the contract has a decisions register with dates rather than just a bar chart.
Can the project continue while I am abroad?+
Yes, with a written delegated-authority protocol agreed at the start: a named decision-maker with a value limit, a weekly report issued the same day each week, a one-page decisions register, video-recorded sample approvals and a standing thirty-minute call. We have run entire Juhu projects where the client was in the country for four weeks of nine months.
How are payments handled on a long project?+
Against milestones, not months. Design freeze, mobilisation, structural completion, first fix, joinery carcass, finishes, snag closure, and 5% retained for sixty days after handover. Each release is supported by dated photographs and a measured statement of what has been completed, which on a nine-month project is the only way the numbers stay checkable.
Will our project appear in your portfolio?+
Only with written permission, and on Juhu projects it usually is not given, which we expect. The NDA in our contract is mutual and covers the address, the client's identity, photographs and any drawing. Several of our largest projects here have never appeared anywhere and never will.
