What a Juhu office is, physically
Nearly every brief we take here is a residential floor being used commercially. That determines the structure, the power, the parking and the neighbours, and it is why the rate sits above Andheri West for premises a quarter of the size.
- Bungalow ground floors on the JVPD plots. Gulmohar Road, 10th and 11th Road. A garden, a separate entrance, 2.9–3.3 m ceilings, and a structure of load-bearing masonry.
- First and second floors of low-rise co-operatives. Usually an ex-flat. Residential sanctioned load, no service lift, residents above.
- Consulting suites. Clinics and diagnostic rooms attached to a residential building, which brings medical-grade requirements into a domestic shell — hand-wash points, coved skirting, a separate waste route.
- Hotel-adjacent serviced suites. The one part of the Juhu market with proper commercial services, and correspondingly the one part where a landlord's fit-out manual applies.
Worked example: 1,400 sq ft production-house office, JVPD
| Scope | ₹ lakh | Detail |
|---|---|---|
| Demolition, civil and framed openings | 3.8 | Two masonry openings framed; the walls are structural |
| Joinery — desks, storage, reception and a screening bench | 9.4 | Eighteen positions, mostly touch-down rather than fixed |
| Ceiling, lighting and a small screening room | 4.1 | The 3.2 m ceiling is kept; lighting is surface-tracked |
| Electrical, data and load enhancement | 3.6 | From 7 kW domestic to 19 kW commercial |
| HVAC — four indoor units | 3.3 | Outdoor units screened at the rear; the society specified the location |
| Glazing, doors and the street-facing front | 2.7 | Laminated glazing, no external signage change |
| Flooring | 2.4 | Original tiles retained in two rooms; timber elsewhere |
| Pantry and washrooms | 1.6 | Two washrooms, one accessible |
| Management and contingency | 1.3 | Includes society and CRZ scoping advice |
| Total, ex-GST | 32.2 | ₹2,300 per sq ft on 1,400 sq ft |

Small client-facing offices in residential Juhu
The three constraints that decide a Juhu office
- Parking, which you cannot design your way out of. A JVPD plot has two or three car spaces and your visitors arrive by car. We plan a marked drop-off, a two-wheeler stack, and a genuinely usable waiting area inside, because the alternative is clients circling 10th Road. Where the plot allows, a stack parking system is worth ₹4–₹7 lakh and solves it properly.
- The external envelope is not yours. CRZ applies across much of Juhu and the society applies everywhere. Signage, shopfront glazing, awnings, external paint and the position of air-conditioning outdoor units are all negotiated in advance, in writing, before they are drawn. We have never had one refused when it was asked before it was built.
- You are above or beside somebody's home. Working hours, footfall, the delivery van and the outdoor unit's noise are the four complaints that arrive. Acoustic isolation to the party slab, a screened and enclosed condenser, and a fixed delivery window resolve all four at construction stage for about 4% of the project.
Four briefs, four different rates
The Juhu band is wide because the four kinds of client who take space here want genuinely different buildings out of the same shell.
| Client type | ₹ per sq ft | What drives the number | Typical size |
|---|---|---|---|
| Production or content company | ₹1,880 – 2,310 | A screening space, storage for kit, hard-wearing surfaces | 1,000 – 2,500 sq ft |
| Talent agency or family office | ₹2,310 – 2,750 | Client-facing front, acoustic privacy in every room | 700 – 1,600 sq ft |
| Consulting rooms and clinics | ₹2,400 – 3,000 | Washable surfaces, hand-wash points, a separated waste route | 600 – 1,800 sq ft |
| Design or architecture studio | ₹1,880 – 2,240 | One large open room, good daylight, very little partition | 900 – 2,200 sq ft |
Ex-GST. All four assume a converted residential floor with a load enhancement and no external envelope change. The consulting-room figure is a clinic rate rather than an office one, which is why it sits above the band at the top of this page.
What separates the top of that table from the bottom is not finish quality. It is partition density and services: a clinic with six consulting rooms in 1,200 sq ft has three times the wall, door, drainage and ventilation of a studio in the same area, and that is where the extra ₹500 or so per square foot goes.
One further Juhu peculiarity: many of these premises come with a garden, a terrace or a compound, and that outdoor area is usually the best thing about them. It is also the part that CRZ and the society control most tightly. We treat it as furnished outdoor space rather than buildable area — planting, shade, loose seating, drainage and lighting — which needs no permission and delivers most of the benefit a built extension would. On a JVPD ground floor a usable garden is worth more to a production company than another two hundred square feet of room, because it is where the meetings actually happen.
Juhu as a whole is covered on interior designers in Juhu. Our general office design approach, including density and furniture standards, is on office interior designers in Mumbai.

Frequently asked questions
Are there any real office buildings in Juhu?+
Very few, and none at Grade-A standard. The market is converted residential floors, bungalow ground floors and a small number of hotel-adjacent serviced suites. If you need a 10,000 sq ft floor plate, the honest answer is that you need Andheri West or BKC, and we will say so.
Can I put up a sign outside a Juhu office?+
Only what the society and, where CRZ applies, the regulations permit — which in practice means a discreet plate rather than a fascia. We scope signage at design stage and get it agreed in writing, because a sign that goes up without permission comes down at your cost and sours the relationship with the committee you depend on.
Is it worth fitting out a clinic in a Juhu residential building?+
It can be, and several of our clients have. It brings requirements the shell was never built for: a hand-wash point in every consulting room, coved skirting and washable surfaces, a separated clinical waste route, and often a medical-gas or suction provision. Budget ₹2,400–₹3,000 per sq ft rather than the general office band, and settle the society permission first.
How do I get enough power into a converted Juhu floor?+
A load enhancement application to the utility, filed on day one. Our JVPD example went from a 7 kW domestic sanction to 19 kW commercial, which took eleven weeks — longer than the nine-week fit-out. Anyone who tells you this can be done in parallel with mobilisation has not done it.
