What a Juhu house project contains
At this scale the interior contract is a small building project. The drawing set runs to several hundred sheets and the consultant list is longer than most clients expect.
| Discipline | When it joins | What it governs |
|---|---|---|
| Structural engineer | Week 1 | Any wall, slab, staircase or roof alteration; the whole programme sequence |
| MEP designer | Week 2 | Load, distribution, water pressure, cooling strategy, drainage |
| Lighting designer | Week 4 | The layered scheme, control topology, fitting selection and maintenance access |
| Acoustic consultant | Week 4, where there is a media or music room | Isolation construction, ventilation attenuation, door sets |
| Landscape | Week 6 | Garden, terrace, planting, drainage and external lighting within CRZ limits |
| Kitchen and service planner | Week 6 | Wet and dry kitchens, staff areas, service circulation |
Imported material, and the programme it dictates
A Juhu luxury project is usually specified with imported stone, fittings, hardware and sometimes joinery components, and the lead times decide the programme far more than the site work does. We place these orders at design freeze and build the construction sequence behind them.
| Item | Typical lead time | Programme consequence |
|---|---|---|
| Imported marble or onyx, book-matched | 12 – 20 weeks | Selected and slab-reserved at design stage; the slab is the design |
| Imported sanitaryware and brassware | 10 – 16 weeks | Bathroom setting-out cannot be finalised until models are fixed |
| Decorative lighting, made to order | 12 – 18 weeks | Fixing points and ceiling reinforcement are built before the fitting arrives |
| Specialist hardware and door furniture | 8 – 14 weeks | Door thicknesses and rebates depend on the ironmongery schedule |
| Bespoke rugs and upholstery | 14 – 22 weeks | Not on the critical path, but frequently the last thing to arrive |
Lead times to site, including clearance. A substitution after design freeze typically costs four to eight weeks, which is why we reserve slabs and fix models early rather than keeping options open.
Worked example: 4,200 sq ft house, JVPD
| Package | ₹ lakh | Detail |
|---|---|---|
| Design and the full consultant team | 21.4 | Structural, MEP, lighting, acoustic, landscape, kitchen planning |
| Civil, structural and complete MEP | 38.6 | Staircase alteration, terrace waterproofing, full rewire, pressure system |
| Joinery, bespoke cabinetry and metalwork | 104.5 | Site-assembled; SS 316 and unlacquered brass on all exposed metal |
| Ceilings, cove and lighting installation | 34.2 | Layered scheme across three floors, eight control zones |
| Stone and flooring | 28.8 | Book-matched imported stone in two rooms; existing Kota relaid elsewhere |
| Specialist wall finishes and panelling | 16.4 | Lime plaster, fabric panels, timber panelling to the stair |
| Six bathrooms and a powder room | 22.6 | Full rebuild including membranes; imported brassware |
| Audio-visual, automation and wellness room | 14.5 | Media room at Rw 55, steam room, concealed audio throughout |
| Project management, covered storage and contingency | 4.6 | Lockable internal storage from week one — nothing waits outdoors here |
| Total, ex-GST | 285.6 | ₹6,800 per sq ft on 4,200 sq ft carpet |
Add 18% GST. Excludes art, loose furniture, rugs and planting. Programme was nine months, of which the first eleven weeks were design, consultant coordination and long-lead procurement.

Expensive finishes, designed to stay that way
Durability as a design discipline
Juhu will find the weakness in any specification within two monsoons. We hand over a maintenance plan with the drawings and we design against these five failure routes, all of which we have been called in to fix on other people's projects.
- Unsealed board edges near any water or external wall. The most common single failure. Every cut edge sealed, no exceptions, including inside cabinets.
- Lacquered metal in reach of salt air. The lacquer fails unevenly and the piece then looks neglected rather than aged. Unlacquered brass, brushed 316 or powder coating instead.
- Natural stone with an open structure on a wet counter. Some beautiful marbles are hopeless around a Juhu sink. We test a sample with oil and lemon before specifying, in front of the client.
- Timber flooring against an external wall with no expansion gap. Humidity swings here are wide; an engineered board with a proper perimeter gap and a concealed expansion detail survives, a tight fit cups.
- Air-conditioning sized on floor area. Glass, orientation and infiltration in a Juhu house make floor-area sizing meaningless. Undersized cooling runs continuously, never dehumidifies properly, and the humidity then damages everything else.
Back of house deserves its own paragraph because it is where large Juhu houses most often disappoint. A four-bedroom house with staff running it needs a service circulation route that does not cross the family's, a proper staff washroom, a laundry that can dry clothes through a Mumbai monsoon, secure storage that is not the spare bedroom, and a back entrance that will take a delivery without going through the hall. None of it photographs. All of it decides whether the house works.

Frequently asked questions
What is the realistic budget for a large Juhu house?+
The market runs ₹4,800 to ₹9,000 per sq ft carpet, so ₹2 to ₹3.8 crore for a 4,000 sq ft house before art, loose furniture and planting. Our JVPD example was ₹6,800 per sq ft and ₹2.86 crore. The two variables that move it most are imported stone and the bathroom count — six bathrooms at Juhu specification is ₹22 lakh on their own.
How early do imported materials have to be chosen?+
At design freeze, roughly week eight to eleven. Imported marble is 12–20 weeks to site and the slab itself is part of the design, so it is selected and reserved rather than ordered from a sample. Made-to-order decorative lighting is 12–18 weeks and its fixing points and ceiling reinforcement are built long before the fitting arrives. A substitution after freeze costs four to eight weeks.
Which finishes fail fastest in Juhu?+
Unsealed board edges, lacquered metal, open-structure marble on a wet counter and tightly fitted timber flooring against an external wall. All four are specification decisions rather than workmanship failures, and all four are avoidable at no significant cost. We test stone with oil and lemon in front of the client before specifying it.
Do you design the staff and service areas properly?+
Yes, and it is the most consistently under-designed part of a large Mumbai house. Service circulation that does not cross the family's, a proper staff washroom, a laundry with drying that works in the monsoon, secure storage, and a back entrance that can take a delivery. It is perhaps 6% of the budget and it decides whether the house runs smoothly.
How long does a Juhu house project take?+
Eight to eleven months. The first eleven weeks are design, consultant coordination and long-lead procurement, and they are not padding — they are what keeps the remaining seven months from stalling. Structural scope or a monsoon crossing the external works adds to it.
