The finishes, compared
| Finish | ₹ per sq ft installed | Life in Mumbai | Where it belongs | Where it fails |
|---|---|---|---|---|
| Economy emulsion | ₹18–₹26 | 3–4 years | Ceilings, utility, rented flats | Anywhere that gets wiped |
| Premium washable emulsion | ₹28–₹48 | 6–8 years | Most walls in most homes | Damp external walls |
| Royale / luxury sheen | ₹52–₹78 | 8–10 years | Living, master bedroom | Uneven plaster shows |
| Texture / lime plaster | ₹120–₹320 | 10+ years | One feature wall, double-height | Kids' rooms, narrow passages |
| Wallpaper | ₹90–₹260 | 4–6 years indoors | Internal bedroom walls, dry | External walls, bathrooms |
| Veneer panelling | ₹420–₹850 | 12–15 years | TV wall, headboard, study | Direct west sun — it fades |
| Fluted MDF / WPC panel | ₹320–₹620 | 8–12 years | TV wall, entry, bed back | Dusty corners; it needs cleaning |
| Natural stone cladding | ₹480–₹1,400 | 20+ years | One wall, structurally checked | Plaster-only partitions |
| Microcement | ₹420–₹780 | 10–12 years | Bathrooms, seamless wet areas | DIY application; it is a skill |
| Ceramic / porcelain tile | ₹95–₹360 | 15+ years | Kitchen backsplash, bath walls | Living rooms, unless deliberate |
Installed rates include surface preparation. Add 18% GST. Stone cladding on a 115 mm partition needs a structural check first.
Room by room
Wall finish decisions go wrong when they are made by finish rather than by room. Start from what the wall has to survive.
- Living room: premium washable emulsion on three walls, one feature wall in veneer, fluted panel or stone behind the television or the sofa. Not both.
- Master bedroom: emulsion throughout, with the headboard wall in upholstered panel, fluted WPC or a textured finish. Keep the wall you face while lying down plain — it is the one you stare at.
- Children's room: washable emulsion in a scrubbable grade on every wall, and one wall in magnetic or writable paint at ₹180–₹320 per sq ft. Skip wallpaper; it does not survive childhood.
- Kitchen: tile or glass backsplash to 600 mm above the counter, washable emulsion above. Anti-fungal grade near the sink.
- Bathroom: tile or microcement, full height in the shower zone, and an anti-fungal emulsion on the dry ceiling. Never wallpaper, whatever the supplier claims.
- Passage: the highest-traffic and least-considered surface in the flat. Washable emulsion with a scuff-resistant sheen, and a dado or panel to 900 mm if there are children or a dog.
- Balcony and external-facing walls: exterior-grade emulsion or a waterproof coating, applied after the wall has been checked for damp ingress.

Design and build under one accountable roof
The Mumbai damp question
Any wall sharing a face with the outside, a bathroom or a common duct is a candidate for damp, and no finish survives damp. Test before you finish: a 300 x 300 mm sheet of polythene taped tightly to the wall for 48 hours will fog on the inside if moisture is migrating through. That test costs nothing and changes the specification entirely.
Where damp is confirmed, the sequence is rectification first — external pointing, chemical injection or an internal waterproof render at ₹95–₹180 per sq ft — and finish second. Painting over a damp wall buys nine months and then costs the paint again plus the rectification you were avoiding.
A worked example: 2BHK, 720 sq ft carpet
| Area | Wall area | Finish | Rate | Cost |
|---|---|---|---|---|
| Living + dining | 620 sq ft | Premium washable emulsion | ₹38 | ₹23,560 |
| Living feature wall | 78 sq ft | Fluted WPC panel | ₹480 | ₹37,440 |
| Master bedroom | 410 sq ft | Premium washable emulsion | ₹38 | ₹15,580 |
| Master headboard wall | 62 sq ft | Veneer panel | ₹620 | ₹38,440 |
| Second bedroom | 380 sq ft | Scrubbable emulsion | ₹42 | ₹15,960 |
| Passage + entry | 240 sq ft | Scrubbable emulsion | ₹42 | ₹10,080 |
| Kitchen backsplash | 48 sq ft | Porcelain tile | ₹240 | ₹11,520 |
| Total | — | — | — | ₹1,52,580 |
Ex-GST; add 18%. Two feature walls out of six rooms — that ratio is deliberate.
Surface preparation is most of the result
Two painters applying the same ₹48 per sq ft emulsion to the same wall will produce visibly different results, and the difference is entirely in what happened before the finish coat. On an existing Mumbai flat, correct preparation means scraping loose paint back to sound plaster, filling with a two-part wall putty in two thin coats rather than one thick one, sanding to 220 grit, and priming with the primer the paint manufacturer specifies rather than whatever is on the site trolley.
Preparation is also where the quotation is quietly thinned. 'Painting including putty and primer' can mean one coat of each or two, and the difference is roughly ₹9–₹14 per sq ft — about ₹22,000 on a 2BHK. Insist that the BOQ states coats explicitly: 'two coats putty, one coat primer, two coats finish'. A studio that will not write the coat count is telling you which version you would have received.
| Preparation step | Correct specification | What gets cut | ₹ per sq ft |
|---|---|---|---|
| Scraping and cleaning | Back to sound plaster, dust-free | A quick sand over loose paint | ₹4–₹7 |
| Wall putty | Two thin coats, sanded between | One thick coat | ₹9–₹14 |
| Primer | Manufacturer-matched, full coat | Diluted, single pass | ₹6–₹10 |
| Finish coats | Two full coats, roller | One and a half coats | ₹12–₹22 |
| Masking and protection | Floors, joinery, hardware covered | Newspaper and hope | ₹2–₹4 |
Sheen, and why it matters more than colour
Clients agonise over the colour and accept whatever sheen the painter brings. Sheen decides how the wall behaves in light and how it behaves under a cloth. A matte finish hides an uneven wall and cannot be scrubbed; a satin or soft-sheen finish can be wiped repeatedly and shows every defect in the plaster beneath it. In an old Mumbai flat with wavy 1970s plaster, choosing a high-sheen finish is choosing to see every wave from 4 pm onwards when the light rakes across it.
- Matte (0–5 gloss units): bedrooms, ceilings, uneven walls. Forgiving, not washable.
- Soft sheen / eggshell (10–25 GU): living rooms, passages. The best general-purpose compromise.
- Satin (25–40 GU): kitchens, children's rooms, dados. Scrubbable, shows plaster defects.
- Gloss (70+ GU): joinery and trim only. Never a full wall in a flat with old plaster.
A last sequencing point, because it costs money when it goes wrong. Wall finishes are the last wet trade and the first thing to get damaged. The correct order is electrical chasing, plastering repair, waterproofing where required, false ceiling, first coat of paint, joinery installation, then final coat of paint after the joinery is in and the site has been cleaned. Painting fully before joinery guarantees touch-ups; painting fully after guarantees overspray on new shutters. Studios that hold back the final coat for the last week are not being slow — they are the ones whose handover photographs do not need retouching.

Frequently asked questions
What is the most durable wall finish for Indian homes?+
Porcelain tile and natural stone last longest at 15–20 years, but they are not appropriate everywhere. For general walls, premium washable emulsion at ₹28–₹48 per sq ft gives six to eight years in Mumbai conditions and can be refreshed cheaply, which makes it the better economic choice on most surfaces.
Is wallpaper a bad idea in Mumbai?+
On internal, dry, well-ventilated walls it is fine and gives four to six years. On any wall that shares a face with the outside, a bathroom or a duct, it will lift and grow mould within three monsoons. The adhesive fails before the paper does. Check the wall for damp before committing.
How much does a fluted panel wall cost?+
₹320–₹620 per sq ft installed in 2026, depending on whether the flutes are MDF with laminate, WPC or solid veneer. A typical 8 x 10 ft TV wall runs ₹25,000–₹50,000 ex-GST. Remember it projects 40–60 mm into the room, which matters in a narrow living room.
Can I do microcement in a bathroom?+
Yes, and it is the best seamless option — no grout lines to discolour. It must go over a properly waterproofed and cured substrate, applied in three to four coats by a trained applicator, and sealed. Budget ₹420–₹780 per sq ft. It is not a finish to trial with an untrained crew.
How many coats of paint should a contractor apply?+
One primer and two finish coats over sound existing paint; one putty coat, one primer and two finish coats on fresh plaster. Insist the number of coats appears in the BOQ as a line item. 'Painting as per standard' is the phrase under which the third coat quietly disappears.
