Estimate your painting cost
Enter carpet area; the calculator derives paintable wall area from it.
How this calculator works
- Wall area = carpet area × wall multiple. 2.8 for an open-plan flat with few partitions, 3.2 for a standard flat, 3.6 where there are many small rooms. The multiple counts both faces of internal partitions, which is why it exceeds the usual 2.6 used for a single-room estimate.
- Ceiling area = carpet area when ceilings are included.
- Composite rate = paint grade rate × coat factor + putty rate. Coat factors: one coat ×0.75, two coats ×1.0, three coats ×1.2.
- Surface condition factor: fresh plaster ×1.0, sound existing paint ×1.06, peeling or damp ×1.22.
- Total = paintable surface × composite rate × condition × city factor. Range shown is −10% to +12%.
| Paint grade | Rate per sq ft | Coats normally needed | Realistic life indoors |
|---|---|---|---|
| Acrylic distemper | ₹26 | 2 | 2 – 3 years |
| Economy emulsion | ₹34 | 2 | 3 – 4 years |
| Premium emulsion | ₹42 | 2 | 5 – 6 years |
| Luxury emulsion (Royale class) | ₹50 | 2 | 7 – 8 years, washable |
| Texture / designer finish | ₹210 | 1 base plus finish | Feature walls only |
| Wall putty — single coat | ₹10 | — | Adds smoothness, hides hairline marks |
| Wall putty — two coats | ₹17 | — | Required over fresh plaster for a flat finish |

Design and build under one accountable roof
Worked example: a 700 sq ft Mumbai flat
- Wall area = 700 × 3.2 = 2,240 sq ft; ceilings add 700 → 2,940 sq ft of paintable surface
- Composite rate = ₹42 premium emulsion × 1.0 (two coats) + ₹10 single-coat putty = ₹52 per sq ft
- 2,940 × ₹52 = ₹1,52,880
- × 1.06 sound existing paint = ₹1,62,053
- × 1.15 Mumbai = ₹1,86,361
- Displayed range = ₹1.68 L – ₹2.09 L, or about ₹63 per sq ft of surface, ex-GST.
The five things that decide whether a paint job lasts
- Moisture first, paint laterIn Mumbai, a damp patch on an external wall is almost always a leaking pipe, a failed terrace membrane or the neighbour's bathroom. Painting over it buys eight months. Find the source in the dry season before you book a painter.
- Scrape to a sound surfaceEvery loose flake has to come off, not be papered over. This is the line contractors compress when they are competing on price, and it is the reason two identical-looking quotes produce different results in year three.
- Putty, then sand, then primerPutty fills; sanding flattens; primer binds and controls absorption. Skipping the primer on fresh putty costs you a coat of finish paint anyway, so nothing is saved.
- Two coats, wet on dryRecoat times matter. Emulsion needs four to six hours between coats in Mumbai humidity, longer in monsoon. A painter who does two coats in a day has effectively applied one thick one.
- Protect and hand over cleanMasking, floor protection and a genuine clean-down are part of the job. If they are not in the quote, they are not going to happen.
What this estimate excludes
- 18% GST, shown separately in the breakdown
- Exterior and terrace painting, and any waterproofing treatment
- Plaster repair, crack filling with polymer mortar, and chemical damp treatment
- Enamel or PU painting of doors, windows, grilles and railings
- Wallpaper, wall panelling and decorative mouldings
- Furniture shifting, storage and post-work deep cleaning beyond a basic clean-down
The painting rates here are the ones Greenbox measured and billed on flats it has finished and handed over, held at October 2026; the ladder above and below the standard emulsion line is scaled from the same records. It is an indicative estimate, not a quotation — the real figure depends on your drawings, site condition and the brands you finally specify.
Painting inside a Mumbai society
A flat repaint in a co-operative housing society is as much a logistics exercise as a trade one. Most societies allow work only between 10am and 6pm on weekdays, many prohibit it entirely on Sundays and during festivals, and almost all require a written intimation, a worker list with photo identification and a refundable deposit before anything starts. Sanding dust is the specific thing neighbours complain about, so plan wet sanding or a vacuum sander if you share a lift lobby.
Monsoon is the other constraint. Emulsion applied to a wall carrying moisture will blister within months, and Mumbai walls stay damp for weeks after heavy rain. Between June and September we either postpone external-facing walls or test with a moisture meter before agreeing to paint them. A painter who agrees to paint a damp wall in July is telling you something about the warranty you are being offered.
Repaint or full preparation?
| Situation | What it needs | Rate per sq ft | Realistic result |
|---|---|---|---|
| Two-year-old paint, sound film | Light sanding plus two coats | ₹42 | Looks new; no putty needed |
| Five-year-old paint, minor marks | Spot putty, primer, two coats | ₹52 | Uniform finish; the usual choice |
| Chalky old distemper | Scrape back, full putty, primer, two coats | ₹59 | Effectively a fresh wall |
| Peeling with damp patches | Trace the leak, treat, re-plaster, then paint | ₹72 plus repair | Only durable if the source is fixed first |
| Fresh plaster, new flat | Two coats putty, primer, two coats | ₹59 | The best surface you will ever paint |

Frequently asked questions
How much does it cost to paint a 2BHK flat in Mumbai?+
A 700 sq ft 2BHK with premium emulsion, one coat of putty and ceilings included costs roughly ₹1.7–2.1 lakh ex-GST. Economy emulsion without putty brings that to about ₹1.1–1.35 lakh; luxury washable emulsion with two coats of putty pushes it past ₹2.4 lakh.
Why is wall area 3.2 times carpet area?+
Because every internal partition has two paintable faces and every room has four walls around a small floor plate. A 10 × 12 ft bedroom has 120 sq ft of floor and roughly 400 sq ft of wall at a 10 ft ceiling. Across a whole flat the ratio settles between 2.8 and 3.6 depending on how many partitions you have.
Is wall putty necessary?+
Over fresh plaster, yes — two coats. Over an existing sound paint film in good condition, a single coat is usually enough to hide hairline marks, and sometimes you can skip it entirely. Putty is what makes emulsion look flat rather than mottled under grazing light.
How long does painting a flat take?+
Three to five working days for a repaint of a 2BHK with two coats, six to nine days if putty and sanding are involved. In Mumbai's 10am–6pm society working hours and monsoon humidity, add two days. Sanding dust is the reason most clients vacate for the duration.
Does this include exterior painting?+
No. This calculator covers interior walls and ceilings only. Exterior painting carries different materials, scaffolding or rope-access costs, and in a Mumbai society is usually a building-level contract rather than a flat-level one.
