What sits above the ceiling
Before describing installation, it is worth being clear about why the ceiling exists. In a Mumbai flat it is doing four jobs at once: concealing air-conditioner refrigerant and drain lines, carrying recessed lighting and its wiring, hiding the slab's unevenness and any beam drops, and providing a cove for indirect light. Each of those has to be resolved before framing starts, because once the board is up, changing any of them means cutting it open.
The most common sequencing failure on site is boarding before the AC drain has been tested with water. A drain that backs up above a finished ceiling stains it in a week and means removing a whole section. Insist on a water test — pour two litres into the drain pan and watch it discharge outside — before a single board goes up.
The six stages
- Datum and markingA laser level establishes one datum line around the room. Every perimeter channel is set to it. Getting this wrong by 5 mm shows as a visibly sloping cove from the first day.
- Perimeter channel and hangersWall angle fixed at 300–450 mm screw centres. Soffit cleats or GI hangers drilled into the slab at 900–1,200 mm centres, one per intermediate channel.
- FramingIntermediate channels at 900–1,200 mm, ceiling sections at 450 mm centres for a standard flush ceiling, tightened to 600 mm only on light, small spans. Additional framing around every cut-out and at every board joint.
- ServicesAC lines, drain with correct fall, light wiring on looped circuits, speaker cable, and a water test on the drain. Photograph everything before it disappears.
- Boarding12.5 mm gypsum board screwed at 150–200 mm centres on edges and 230 mm in the field, screw heads just below the paper without breaking it, board joints staggered and never aligned with a cut-out corner.
- Jointing and finishingPaper or fibreglass tape bedded in joint compound, then two further coats, each sanded, each allowed to dry. Then primer, then two coats of emulsion.

Where installations go wrong
- Framing centres opened up to save GI. At 600 mm the board deflects between sections and the joints crack within two monsoons. 450 mm is the number to insist on.
- Joints rushed. Three coats of compound with proper drying between them takes three days. Compressed into one day, the compound shrinks after painting and every joint appears as a hairline.
- Board joints aligned with cut-out corners. Stress concentrates at the corner of every light or AC grille opening. Boards should be cut so the joint never runs off a corner.
- No access panels. Every AC indoor unit, every drain trap, every junction box needs access. Retrofitting a panel into a painted ceiling costs ₹4,000 and never looks the same.
- Ceiling boarded during a leak. If the slab above is damp, boarding over it hides the problem for one monsoon and then produces a stain across half the room.
- Heavy fittings hung off the board. A chandelier, a ceiling fan or a projector mounts to the slab through the ceiling, never to the gypsum. Plan the anchor before boarding.
Board choices and where each belongs
Not all of a flat's ceiling should be the same board. Standard gypsum is the right answer for bedrooms and living areas, but it swells irreversibly if it gets wet, which makes it the wrong material for a bathroom, a utility area or a covered balcony. Moisture-resistant gypsum — the green-faced board — tolerates humidity but is not waterproof either. Calcium silicate board is the one that genuinely handles repeated wetting, and it is what should go above a shower or in an open balcony soffit. The cost difference across a 2BHK is under ₹8,000, and it removes the most common ceiling replacement we get called about.
Programme and coordination
The ceiling is the pivot point of an interior programme. Almost nothing after it can start until it is done, and almost nothing before it can be left incomplete. For a 2BHK, allow 7–12 days: two days for framing, one for services, one for boarding, three to four for jointing with drying time, and two for painting. In the monsoon, add three to five days, because compound and paint both cure more slowly at 85% humidity.
| Must finish before boarding | Can follow the ceiling |
|---|---|
| AC pipework, drain and water test | Light fitting installation |
| All concealed wiring and loops | Curtain track fixing |
| Slab anchors for fans and chandeliers | Joinery installation |
| Any slab leak repair | Painting the walls |
| Speaker and data cabling | Flooring, if protected |
Every cracked ceiling joint we have been called to inspect came from one of two things: sections at 600 and jointing done in a day.

What to check as a client
You do not need to supervise the trade, but four checks at the right moments catch almost everything. At framing stage, measure the section spacing with a tape — it should be 450 mm, not 'about 500'. Before boarding, photograph the entire ceiling void so you have a record of where every pipe and cable runs. After the first coat of jointing, look along the ceiling from a low angle with a torch; imperfections that are invisible head-on are obvious in raking light and this is the moment to have them corrected. And after painting, check that every access panel opens and that nobody has painted one shut.

Frequently asked questions
How long does a false ceiling take to install?+
Seven to twelve days for a 2BHK: two days framing, one for services, one for boarding, three to four for jointing with drying time between coats, and two for painting. Monsoon humidity adds three to five days because compound and paint cure more slowly.
What spacing should false ceiling framing be at?+
Ceiling sections at 450 mm centres for 12.5 mm gypsum board, with intermediate channels at 900–1,200 mm and hangers at 900–1,200 mm. Opening the sections to 600 mm saves a little GI and is the most common cause of joint cracking within two years.
Can a false ceiling be installed after the flooring?+
Yes, and it usually is in a renovation. The floor needs full protection with boards rather than just plastic sheet, because dropped tools and joint compound both damage a finished floor. In a new fit-out, doing the ceiling before the flooring is simpler.
Why do false ceiling joints crack?+
Two causes dominate: framing sections spaced too far apart so the board deflects, and jointing compound applied in fewer coats or without adequate drying so it shrinks after painting. Building movement in a new building is a third, smaller cause, which is why repainting is best done after the first year.
Do I need access panels in a false ceiling?+
Yes — one at every air-conditioner indoor unit, drain trap and electrical junction box. They cost ₹1,400–₹2,600 each during installation. Cutting one into a finished painted ceiling later costs more and never quite matches.
Is POP or gypsum board better?+
Gypsum board on GI framing for anything with services above it — it is lighter, more dimensionally stable and can be opened and repaired. POP applied over the existing slab is cheaper at ₹75–₹115 per sq ft but heavier, messier and offers no service access.
