What sits inside a villa scope and what does not
The single most common cause of a villa project going wrong is a scope drawn as though the house were an apartment. Below is the honest division we use on our own contracts.
| Package | Inside a standard villa interior scope | Usually a separate contract |
|---|---|---|
| Internal | Joinery, ceilings, finishes, internal painting, lighting, wardrobes, kitchen | — |
| Vertical circulation | Staircase cladding, balustrade, soffit, stair lighting | Structural alteration of the flight |
| Envelope | Internal face of external walls, window reveals, internal shutters | Facade cladding, external render, window replacement |
| Roof and terrace | Terrace flooring, pergola, terrace joinery | Waterproofing membrane and slope correction |
| Services | Internal electrical, lighting circuits, AC coordination | Borewell, sump, pump, solar, generator |
| Outside | Porch and entrance lighting | Landscape, driveway, compound wall, gate |
Every line in the right-hand column should be either priced in your contract or explicitly excluded in writing. Silence is where villa budgets fail.
National rate bands for villa interiors
Villas are quoted on carpet area like any other home, but the rate sits above an apartment of the same area because there is more of everything per square foot: more external wall, more openings, more staircase, more ceiling perimeter.
| Finish level | ₹ / sq ft (carpet) | What it buys |
|---|---|---|
| Functional | ₹1,950 – 2,560 | BWP carcass, laminate shutters, peripheral cove, vitrified flooring retained, standard hardware |
| Designed | ₹2,680 – 3,650 | Full joinery package, designed ceilings, profile lighting, Hettich or Hafele, stone counters, staircase cladding |
| High specification | ₹3,770 – 5,110+ | Veneer and PU, engineered wood or marble flooring, Blum, automation, bespoke loose furniture, landscape lighting |
Carpet area basis, ex-GST. Excludes civil alteration, waterproofing, external works and appliances. The bands are drawn from standalone houses we have completed and invoiced, held at October 2026.
On a 3,200 sq ft villa that is ₹62–82 lakh functional, ₹86 lakh–₹1.17 crore designed and ₹1.21–₹1.64 crore at high specification. For a line-item figure see villa interior design cost in India.

A standalone house is five buildings pretending to be one
The rooms a villa has that a flat does not
- A double-height living volume. Beautiful, and it costs joinery height, scaffold access, a chandelier drop calculation and an acoustic problem nobody anticipated. Budget a soft surface strategy at design stage, not after the first dinner party.
- A staircase. Between ₹4.3 lakh and ₹27 lakh depending on whether it is clad MS, stone-on-RCC, or a cantilevered timber tread with a glass balustrade. It is also the longest-lead item on most villa programmes.
- A utility and service yard. Washing, drying, water treatment, the pump, the inverter, the outdoor unit farm. Designing this properly keeps five appliances out of the kitchen.
- A guest or parents’ suite on the ground floor. Step-free, wider door leaves, grab-rail blocking built into the wall even if the rails go in later.
- A terrace. Which is a room if it is shaded and drained, and an unusable heat trap if it is not.
- A pooja room with a real wall. Villas allow a dedicated room rather than a niche. See pooja room design for the orientation and detailing rules.
Specification that behaves in a standalone building
A flat sits inside a large thermal mass with neighbours on five sides. A villa has weather on all six, and the specification has to reflect that.
| Element | Specification we default to | Why |
|---|---|---|
| Carcass on external walls | BWP 710 with a 10 mm ventilated cavity | External walls carry the temperature and moisture swing; a flush-fixed carcass traps it |
| Ground floor skirting | PVC or aluminium, not timber | Rising damp is a villa problem and a timber skirting is the first casualty |
| Roof-level joinery | Marine ply and stainless fixings | Terrace-adjacent rooms see the largest daily temperature swing in the house |
| Hardware | SS 304 inland, SS 316 within 2 km of the coast | Standard MS or zinc-plated hardware fails first at hinge pins |
| Electrical | Separate distribution board per floor with its own RCBO | One DB for three floors means a bathroom fault kills the first-floor lighting |
| External-facing glazing | Laminated or toughened, with an insect and monsoon detail | Villa windows are larger and more exposed than apartment windows |
Programme and phasing
- Weeks 1–4 — survey, levels and consultant briefMeasured survey of every floor plus the terrace, a levels check on the plot, and the brief issued to structural and landscape consultants before any layout is drawn.
- Weeks 5–10 — design, BOQ and approvalsLayouts, sections through the staircase and double-height volume, 3D views, a line-item bill of quantities, and any local authority intimation the alteration needs.
- Weeks 11–16 — civil, waterproofing and first fixDemolition, any opening, waterproofing to the terrace and wet areas with its full cure, plumbing and electrical first fix. This is where villa programmes slip.
- Weeks 17–27 — joinery, staircase and ceilingsFactory-made carcasses installed floor by floor, staircase cladding and balustrade, ceilings closed only after services are tested.
- Weeks 28–34 — finishes, external works and handoverPaint, polish, hardware, lighting commissioning, landscape lighting, deep clean, joint snag walk and handover with warranty documents.
On a villa the interior contractor is also, whether the contract says so or not, the person who finds out the terrace leaks. Budget for that discovery instead of arguing about it in week nineteen.
Greenbox principal designer
The consultant team a villa needs
- Structural engineer — mandatory for any opening in a load-bearing wall, a new slab opening for a stair, or a terrace loading change. A letter, not a phone call.
- Landscape designer — because drainage, irrigation conduits and external lighting have to be laid before the driveway goes down, not after.
- Waterproofing specialist — a warranty-backed applicator for terrace and wet areas, with a written cure period you are contractually allowed to insist on.
- Lighting designer — worth it above roughly 3,000 sq ft, where the number of circuits and scenes exceeds what a good electrician will get right by instinct.
- Acoustic advice — only where there is a double-height volume or a home theatre. See home theatre design.

Frequently asked questions
How much does villa interior design cost per square foot?+
₹1,950–₹2,560 per sq ft of carpet area for a functional finish, ₹2,680–₹3,650 for a designed one and ₹3,770–₹5,110+ for high specification, excluding 18% GST. A 3,200 sq ft villa therefore ranges from about ₹62 lakh to ₹1.64 crore depending entirely on specification.
Why does a villa cost more per sq ft than an apartment of the same area?+
More external wall per square foot, more window openings, a staircase, double-height volumes that consume material without adding floor, and services you own outright rather than share with a building. A villa also needs consultants an apartment does not — structural, landscape and often waterproofing.
Is waterproofing part of an interior contract?+
It should be named explicitly either way. We normally carry wet-area waterproofing inside the interior contract and keep the terrace membrane as a separate specialist package with its own warranty, because terrace work needs a full cure before anything is laid over it and that cure has to be programmed, not squeezed.
How long does a full villa interior take?+
Twenty-two to thirty-four weeks from design sign-off for a three-bedroom villa of about 3,000 sq ft. Civil work, waterproofing cure and staircase fabrication are the three items that set the critical path; joinery almost never does, because it is made off site in parallel.
Can a villa interior be delivered in phases?+
Yes, and it is often the right answer. The usual split is ground floor and kitchen first, bedrooms second, terrace and external works third. Phase boundaries have to fall on service lines — do not stop a phase halfway through an electrical circuit or a waterproofing bay.
Do you handle the landscape and external lighting too?+
Within a turnkey villa scope, yes — hardscape, planting layout, external lighting circuits and drainage coordination. It matters that this is decided early, because conduits and drainage runs go in before the driveway and paving, and retrofitting them means lifting what you just laid.
