What a Powai floor plate gives you
Fit-out cost per seat falls as the plate gets larger and more regular, because circulation efficiency improves and the ratio of partition to open floor drops. Powai is the only district in this set where that effect is available at scale.
| Plate size | Usable efficiency | Cost per seat at mid specification | Where it exists in Powai |
|---|---|---|---|
| 2,500 – 5,000 sq ft | 68 – 74% | ₹2.1 – 2.7 lakh | Older Chandivali blocks, small suites |
| 8,000 – 15,000 sq ft | 76 – 81% | ₹1.7 – 2.2 lakh | Most business-park floors |
| 20,000 – 40,000 sq ft | 80 – 85% | ₹1.5 – 1.9 lakh | Full-floor and multi-floor technology tenants |
Cost per seat ex-GST at 80 sq ft per person, including furniture, at mid specification. Efficiency is usable over chargeable.
Worked example: 12,000 sq ft technology floor, business park
A hundred and forty seats, eight meeting rooms, two focus zones, a fourteen-seat boardroom, a pantry and a server room. Single tenant, full floor, landlord shell with a raised-floor option declined.
| Scope | ₹ lakh | Detail |
|---|---|---|
| Estate registration, protection and site setup | 18.4 | Includes the landlord's supervision charge and common-area protection |
| Workstations, storage and soft seating | 62.5 | 140 seats at 1,200 mm, height-adjustable on 20% of them |
| Ceiling, lighting and controls | 31.2 | Daylight-linked dimming on the two glazed edges |
| Electrical, data, UPS and small power | 29.8 | Two-source distribution; UPS sized at 1.3 kVA per seat |
| HVAC modification and BMS integration | 26.4 | VAV boxes rebalanced to the new plan, tied into the building BMS |
| Partitions, glazed fronts and doors | 22.6 | Eight meeting rooms, boardroom acoustics at Rw 48 |
| Flooring | 18.9 | Carpet tile on the open floor, vinyl in the pantry and server |
| Pantry, washroom upgrade and wellness room | 12.5 | Landlord washrooms retained; pantry built for 140 |
| Management, testing and contingency | 11.7 | Includes commissioning and estate handover documentation |
| Total, ex-GST | 234.0 | ₹1,950 per sq ft on 12,000 sq ft |
Add 18% GST. That is ₹1.67 lakh per seat across 140 seats, furniture included.

Business-park floors delivered to the estate manual
Working inside the estate's rules
- Registration and supervision are formal and priced. The estate registers your contractor, issues gate passes, and charges a supervision fee that is a real line in the budget rather than a nuisance. Once registered, access is genuinely easy — which is the trade.
- Base-build services are touched only by nominated vendors. Sprinkler modification, fire detection, the BMS tie-in and any work on the AHU or VAV boxes go through the landlord's appointed contractors at the landlord's rates. We coordinate and programme them; we do not price around them, because substituting them voids the base-build warranty.
- The estate's working hours are wider than a residential society's but not unlimited. Core hours suit most scope; noisy work and anything affecting common areas is pushed to evenings and weekends, which is negotiated at registration, not on the day.
- Debris and delivery follow a marked route. Service lift, service corridor, designated bay, scheduled collection. Straightforward, enforced, and the reason the common areas here look the way they do after twenty years.
- Reinstatement is in the lease and it is enforced. Powai landlords do ask for the floor back as a shell. We keep an as-built and a reinstatement schedule from the start so the end of the lease is a quotation, not an argument.
Designing for the Powai workforce
A meaningful share of the people who will work on this floor live inside the township or within a few kilometres of it, and a meaningful share walk or take a short auto ride. That changes the amenity brief. Lockers and shower rooms matter less than they do for a BKC floor pulling people off a ninety-minute commute; a genuinely good pantry, quiet rooms and daylight matter more. We plan roughly one focus room per twelve seats and one meeting seat per four desks in Powai, which is looser than the city average because the teams here are larger and more collaborative.
The other Powai-specific planning decision is the canteen question. Several business-park tenants here run shifts, and a floor that feeds a hundred and forty people at one o'clock needs a pantry sized for it — typically 0.55 to 0.7 sq ft per seat against the 0.35 that a general office uses. Under-sizing it pushes everyone into the building's food court and the floor empties for ninety minutes.
Daylight is the other advantage worth using. Powai plates are shallow enough that most seats can be within nine metres of glass, which is rare in Mumbai, and we plan the enclosed rooms into the core rather than along the facade to keep it that way.
For Powai generally, including the residential township, see interior designers in Powai. Workplace standards, density benchmarks and our furniture specification are on office interior designers in Mumbai.

Frequently asked questions
Why is Powai cheaper per seat than BKC?+
Two reasons. Floor plates are larger and more regular, so usable efficiency runs 76–85% against 72–80% in most Grade-A BKC towers, and circulation waste falls. And the base-build coordination is lighter — fewer nominated vendors, no night-only noise restriction, and a supervision regime that is firm rather than adversarial. On the same specification we would expect Powai to land 25–30% below BKC per seat.
What does the landlord's nominated-vendor rule cover?+
Typically sprinklers and fire detection, the BMS tie-in, anything on the AHU, VAV boxes or chilled-water circuit, and sometimes the base-build electrical distribution up to your panel. Those packages are priced by the landlord's contractors and passed through at cost in our BOQ, clearly marked, so you can see what is ours and what is not.
How long does a 12,000 sq ft Powai fit-out take?+
Fourteen to eighteen weeks from registration to occupation, with the nominated-vendor packages on the critical path rather than our own work. Estate registration and gate passes take the first week to ten days and cannot be compressed, so we start them at letter-of-intent stage rather than at contract signature.
Should we take a raised floor?+
Usually not in Powai. Floor-to-ceiling heights here are adequate but not generous, and a 150 mm raised floor costs ₹280–₹420 per sq ft and takes the ceiling with it. Unless you are running a trading desk or a heavily reconfigured floor, in-ceiling distribution with floor boxes on a grid is cheaper, faster and easier to change.
Do you handle reinstatement at the end of a Powai lease?+
Yes, and we prefer to have designed the fit-out too, because the as-built drawings and the reinstatement schedule we keep make it a fixed quotation instead of an estimate. Typical reinstatement on a Powai floor we have fitted runs ₹120–₹210 per sq ft depending on how much was chased into the slab.
