Where the saving on repeat units comes from
Clients reasonably ask whether a multi-flat discount is real. It is, and it is worth naming the parts. Design and drawings are done once, not three times, which on a 700 square foot flat is around ₹55,000 saved per repeat unit. The factory cuts three identical sets from one optimised layout, which reduces material wastage by roughly 6%. The site team moves between three flats in sequence rather than mobilising three times, saving setup, protection and supervision. Procurement is one order rather than three, which matters most on stone and hardware. And the variation allowance drops, because by the second flat nothing is unknown. Together those come to 10 to 14% on the second and third unit. What does not reduce is material quantity or labour hours, so anyone offering 25% off a repeat flat is removing something.
| Cost head | First flat | Each repeat flat | Why |
|---|---|---|---|
| Design and drawings | Full | Nil to 15% | Drawn once, verified per flat |
| Material | Full | 94 – 96% | Optimised cutting across three sets |
| Labour | Full | 96 – 100% | The work is the work |
| Mobilisation and protection | Full | 35 – 50% | One setup, sequential flats |
| Supervision | Full | 55 – 70% | One supervisor across three units |
| Variation allowance | 5% | 2% | Nothing is unknown by the second flat |
Worked example: three 720 sq ft flats, one contract, Kopar Khairane
Three identical CIDCO-plan 2BHKs in the same building, owned by one family and let to corporate tenants. Let-ready specification: durable, neutral, easy to make good between tenancies.
| Scope | ₹ lakh | Note |
|---|---|---|
| Design and the standard specification | 1.16 | One drawing set, verified in each flat |
| Civil work and plumbing, three flats | 2.56 | Bathroom supply lines replaced; drains re-fallen |
| Joinery, three flats | 20.45 | Wardrobes, TV units, entry storage — one optimised cutting list |
| Three modular kitchens | 6.57 | 9 running feet each, granite counters, laminate shutters |
| Ceiling and lighting, three flats | 3.16 | Cove in living rooms; surface fittings elsewhere |
| Electrical, three flats | 2.62 | New DBs, 22 points each, dedicated AC circuits |
| Painting, three flats | 2.31 | Washable emulsion throughout — a let-ready decision |
| Six bathrooms | 2.68 | Fittings, counters, mirrors, partial re-tile where needed |
| Loose furnishing pack | 0.36 | Blinds and basic window treatment in all three |
| Project management | 0.19 | One supervisor across the three flats in sequence |
| Total, ex-GST | 42.06 | ₹1,947 per sq ft carpet |
Add 18% GST. Quoted separately, the same three flats would come to roughly ₹46.7 lakh — the ₹4.6 lakh difference is design, mobilisation, supervision and material optimisation. Rates here come from single and multi-flat contracts Greenbox has completed and invoiced, held at October 2026.

Three flats, one drawing, one mobilisation
Let-ready is a specification, and here is what is in it
Let-ready does not mean cheap; it means built to survive tenants and to be made good in a week between them. Concretely: washable emulsion rather than textured finishes, because a wall gets repainted every two or three tenancies; laminate rather than acrylic or veneer, because a scratch in laminate is a replaced shutter and a scratch in veneer is a refinished run; granite rather than quartz, which forgives more; surface-mounted or simple recessed light fittings in models that will still be available in five years; no wallpaper, no delicate upholstery, no decorative feature that cannot be replaced from stock; and a full photographic inventory at handover so dilapidations are a document rather than an argument. It is a discipline, and applied properly it costs about 15% less than an owner-occupier specification while outlasting it in a let flat.
Two things we insist on
- A resident supervisor, not a visiting one. Three flats running in sequence in the same building needs somebody in it every day. We run these from a Vashi base with a supervisor who is on site for the whole programme. A turnkey contract managed by phone from the western suburbs is a split-contract project wearing a single invoice.
- Verification in every flat, even identical ones. CIDCO plans repeat, but previous owners do not. We measure each flat before cutting, because one of the three will have a moved sink, a closed balcony or a shifted partition. Assuming three flats are identical because the plan says so is the mistake that produces a wardrobe that does not fit.
What we ask an investor client to decide up front
Three questions, asked at the first meeting, determine most of the specification and prevent the expensive mid-project rethink. First, what monthly rent is the flat expected to command — because the specification should be set against that, and spending an extra ₹2 lakh to raise rent by ₹1,500 a month takes eleven years to repay. Second, who is the expected tenant: a corporate family, a young working couple or students, because the storage, the kitchen and the furniture differ substantially between them. Third, will the flat be sold within five years, in which case durability matters more than personality and we would avoid anything a buyer would want to change. Owners who answer those three clearly get a better flat for less money than owners who start from a mood board.

Frequently asked questions
Is the multi-flat discount real?+
Yes, 10–14% on the second and third identical flat, and we show where it comes from: design done once, optimised material cutting across the sets, one mobilisation, one supervisor and a reduced variation allowance. Material quantity and labour hours do not reduce, so a quoted 25% saving on a repeat flat means something has been removed.
What exactly is a let-ready specification?+
Washable emulsion, laminate rather than veneer, granite rather than quartz, simple fittings in models that will still be available in five years, no wallpaper or delicate upholstery, and a full photographic inventory at handover. It costs about 15% less than an owner-occupier build and outlasts it in a let flat.
Our flats look identical. Do you still need to measure each one?+
Yes, every time. CIDCO plans repeat but previous owners do not — one of three flats will have a moved sink, a closed balcony or a shifted partition. Measuring takes an hour per flat and prevents the single most expensive mistake available on a repeat contract.
We live abroad. How does approval work?+
A fixed decision calendar at the start, sample boxes couriered rather than photographs, a weekly dated photo log, one named project manager throughout and a written variation protocol. The specification is agreed before mobilisation so that day-to-day site decisions do not need you at all.
How long does a three-flat contract take?+
Fourteen to eighteen weeks, run in overlapping sequence rather than in parallel — civil in flat two while joinery installs in flat one. Running all three simultaneously sounds faster and is not: it triples the supervision requirement and the crew simply moves between flats doing nothing well.
