What is fixed, and what stays provisional
An honest fixed price says what it cannot yet know. There are three things we cannot see until we are in your flat, and we list them as provisional sums rather than absorbing them into a contingency you cannot audit.
| Item | Status at quotation | Provisional allowance | What settles it |
|---|---|---|---|
| Joinery, kitchen, ceilings, painting, fittings | Fixed | — | Known from the plan and the specification |
| Electrical rewiring | Provisional | ₹0 – 55,000 | A megger test on the first site visit |
| Bathroom waterproofing | Provisional | ₹0 – 70,000 | Whether the existing membrane has failed |
| Previous owner's alterations | Provisional | ₹0 – 40,000 | Whether a sink, partition or balcony has been moved |
| Society deposit | Pass-through | At cost | Lodged and recovered by us |
Ex-GST. Unused provisional sums are returned, not retained. They appear as credits on the final account.
Worked example: 780 sq ft two-bedroom, Sanpada
A 1990s CIDCO flat matching a plan we hold. Lift working, no previous alterations, wiring tested and sound. Middle-tier specification, delivered in ten weeks.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and plumbing | 0.85 | Both bathroom supply lines replaced; kitchen drain re-fallen |
| Joinery | 7.06 | Wardrobes in both bedrooms, lofts, TV unit, entry unit, study shelf |
| Modular kitchen | 2.62 | 9 running feet, granite counter, tall pull-out, loft |
| False ceiling and lighting | 1.40 | Cove in the living room; surface fittings in bedrooms |
| Electrical | 0.88 | 24 points, new DB, dedicated AC circuits |
| Painting | 0.83 | Full flat, two accent walls |
| Two bathrooms | 1.03 | Fittings, counters, mirrors, partial re-tile |
| Soft furnishing and curtains | 0.43 | Roller blinds and living-room sheers |
| Handover — snagging, clean and deposit recovery | 0.10 | Photographic snag list, deep clean, handover file |
| Total, ex-GST | 15.20 | ₹1,949 per sq ft carpet |
Add 18% GST. Both provisional sums came back unused on this flat, which is the normal outcome on 1990s stock in good condition. Every figure above comes off Navi Mumbai flats we have completed and invoiced, held at October 2026 prices.

A fixed price, from a sector and a flat number
What the package includes that people do not expect
- The loft in every bedroom. In this stock the loft is where a household's annual storage lives, and leaving it out to sharpen a headline price is a false economy. It is in the package.
- Both bathrooms, at least to a refresh standard. A package that does the bedrooms and leaves the bathrooms is not a flat interior, and the CIDCO-era waterproofing is at the end of its life often enough that we test it on every survey.
- Society registration, deposit lodgement and recovery. Including chasing the deposit at the end, which is a task that otherwise lands on a client who has already moved in.
- A photographic snag list produced by us, worked through before handover rather than compiled by you in week two.
- A handover file with the material schedule, paint codes, warranties registered in your name and an electrical layout showing every concealed run.
Walk-ups, and the honest addition
A substantial part of the older CIDCO stock is ground-plus-four with no lift, and it affects the price. Tall units arrive flat-packed and are assembled in the flat, counters come in two pieces with the joint designed under the hob or sink, and nothing exceeds about 1,900 mm. That is 5 to 7% on the joinery and material lines and two to three extra days on installation. We add it as a visible line rather than quoting a single rate across lift and no-lift buildings, because the client in a lift building should not be subsidising the one without.
What handover actually consists of
The end of a package is the part most often done badly, so it is worth setting out what ours contains. A photographic snag list produced by us, room by room, worked through and signed off before you take the keys — not a list you compile in your second week. A deep clean the day before you move in, including joinery interiors, glass, the balcony and behind the appliances. Every appliance and hardware warranty registered in your name with its date. A handover file containing the material schedule with brands and batch numbers, the paint codes, and an electrical layout drawing marking every concealed run — which is the document you will want in six years when somebody drills into a wall. And recovery of the society deposit, which is lodged in our name and is therefore ours to chase.

Frequently asked questions
How can the price be fixed before you see the flat?+
Because CIDCO plans repeat and we hold verified measured drawings for several of them. Where yours matches, the quantities are known. Three things stay provisional — rewiring, bathroom waterproofing and any previous owner's alterations — and we name them with allowances rather than burying them in a contingency.
What happens to an unused provisional sum?+
It comes back to you as a credit on the final account. That is the point of naming them separately: a contingency you cannot see is a contingency that gets spent. On a 1990s flat in good condition, both allowances usually return unused.
Is the loft included?+
Yes, in every bedroom where the ceiling allows. In this stock the loft is where a household's annual storage lives, and leaving it out of a package to sharpen the headline number is exactly the sort of false economy that makes packages a bad word. It is in the scope and it is in the drawings.
Why is there a charge for a building with no lift?+
Because it is real work: flat-packed tall units assembled in the flat, jointed counters, nothing over 1,900 mm, and two to three extra installation days. It is 5–7% on the joinery and material lines. We show it as a line rather than averaging it across every client, because the flat with a lift should not pay for the one without.
How long does a 2BHK package take?+
Nine to twelve weeks, which is a week or two faster than the same flat in the western suburbs. Easy access, unrationed lifts and a known layout account for the difference. Where a wall change needs a society approval, that is filed before mobilisation rather than during.
