Fitting out for a corporate tenancy
A company taking a flat for a relocating executive is a good tenant and a demanding one. The lease will usually specify a furnished standard, an inventory, and a condition the flat must be returned in. Which means the fit-out has three deliverables rather than one: the flat itself, a written inventory of every item with make, model and serial number where relevant, and a dated photographic record of every room and every surface at handover. Without the second and third, the end-of-tenancy conversation is an opinion against an opinion.
| Deliverable | What it contains | Why it matters at the end of the lease |
|---|---|---|
| Inventory schedule | Every loose and fixed item, with make, model and quantity | Establishes what was provided and what must come back |
| Photographic baseline | Dated images of every room, surface and appliance | Turns a dilapidations argument into a document |
| Material schedule | Paint codes, laminate codes, tile batches, hardware models | Lets a damaged item be matched rather than replaced in a different finish |
| Appliance warranties | Registered in the owner's name with dates | The tenant's company will not chase them |
| Refresh specification | What is expected to be redone at 18 months | Budgeted in advance rather than argued about |
Worked example: 1,250 sq ft three-bedroom, company-leased, Goregaon East
A township tower flat let to a multinational for a relocating family on a three-year lease. Fully furnished to the company's standard, including white goods, with an inventory and baseline required at handover.
| Scope | ₹ lakh | Note |
|---|---|---|
| Design, inventory schedule and photographic baseline | 1.16 | Full drawing set plus the two lease deliverables |
| Civil work and plumbing | 1.64 | Both bathrooms re-plumbed; utility drain re-laid |
| Joinery | 13.64 | Wardrobes in all three bedrooms, TV wall, study, crockery, entry |
| Modular kitchen with appliances | 5.12 | 13 running feet, hob, chimney, oven, dishwasher, fridge |
| False ceiling and lighting | 2.80 | Stepped ceiling in living and dining; cove in bedrooms |
| Electrical and data | 1.58 | New DB, 36 points, structured data to the study and living room |
| Painting | 1.40 | Washable emulsion; codes recorded for mid-term touch-up |
| Two bathrooms | 1.95 | Fittings, counters, mirrors, one full re-tile |
| Loose furniture, curtains and soft goods | 3.35 | Beds, dining, seating, blinds — all inventoried |
| Project management and contingency | 0.24 | Against estate scheduling |
| Total, ex-GST | 32.88 | ₹2,630 per sq ft carpet |
Add 18% GST. The rate is set by turnkey contracts Greenbox has delivered and billed, held at October 2026. The inventory and baseline add about ₹43,000 of work and are the reason the end-of-lease handover is a formality rather than a negotiation.

A finished flat, an inventory and a dated baseline
Specify for a refresh, not a rebuild
A three-year corporate tenancy will wear a flat in predictable places: the entrance area, the kitchen shutters nearest the hob, the master bathroom, the living room seating and the paint at chair height. The sensible strategy is to build so those can be refreshed at eighteen months for a modest sum rather than replaced at three years for a large one. In practice that means laminate shutters in a code that will still be manufactured, paint colours recorded and kept in stock, a sofa with removable covers rather than fixed upholstery, and flooring in a format where a damaged tile or plank can be lifted and swapped. We write the refresh specification into the handover file with an indicative cost, so the owner can budget for it and, frequently, recover it under the lease.
Two estate-level constraints
- Township fit-out registration. The larger Goregaon East estates run gate passes against a registered crew list, book the goods lift in two-hour slots and hold a refundable deposit. All of it sits inside our contract, including recovery of the deposit at closing, which is otherwise a task that lands on an owner who has already moved on.
- Single-lane approach roads. Film City Road and the estates' internal roads take a tempo nose-in with no turning space, so deliveries are consolidated and booked before 10am. On a turnkey contract with furniture arriving as well as materials, that scheduling is a real piece of work and it is the reason we handle procurement rather than having furniture delivered by a retailer to an empty flat.
What the owner should not over-specify
Owners fitting out for a corporate tenancy routinely spend on the wrong things, because they imagine themselves living there. A relocating executive's family will not notice a book-matched veneer wall and will absolutely notice a wardrobe with too few hanging metres, a kitchen with no dishwasher, a study without a data point and a second bathroom with poor ventilation. The money belongs in storage volume, appliance completeness, blackout in every bedroom and air conditioning that works in all rooms — the things a furnished-flat checklist actually scores. Decorative spend is the first thing damaged and the last thing valued at renewal.

Frequently asked questions
What is an inventory schedule and why do I need one?+
A written list of every item provided — fixed and loose — with make, model and quantity, agreed at handover. Without it, the end-of-tenancy discussion about what was supplied and what condition it was in is one opinion against another. With it, and with a dated photographic baseline, it is a document.
What does a corporate tenant's lease usually require?+
A furnished standard listing what must be provided, an inventory, a condition the flat must be returned in, and sometimes a mid-term refresh clause. The furnishing schedule should reach us before design, because it determines the kitchen appliance package and the loose furniture budget more than taste does.
Why specify for a refresh at eighteen months?+
Because a three-year tenancy wears a flat in predictable places and refreshing them costs a fraction of replacing them. Laminate in a code still in production, paint codes recorded, removable sofa covers and a flooring format where one plank can be swapped. We write the refresh specification and an indicative cost into the handover file.
Do you handle the furniture procurement too?+
Yes, and on these approach roads it matters. Furniture delivered by a retailer to an empty flat on a single-lane township road, with no one to receive it and no lift slot booked, is how a handover date slips. We schedule, receive, assemble, place and inventory everything as part of the contract.
Our society has a redevelopment agreement. Does turnkey still make sense?+
Yes, in a demountable form: knocked-down joinery on adjustable legs, a modular kitchen that dismantles, no ceilings and no stone. It costs around 30% less and comes apart in a day. We would rather build you that than a fixed fit-out you will hand to a demolition contractor.
