Worked example: 880 sq ft two-bedroom, Goregaon East township
A 2013 tower, 3.0 metre slab, goods lift, estate fit-out desk. Resale flat in sound condition, no rewire needed. Township package at the middle tier, delivered in ten weeks.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and plumbing | 1.03 | Both bathrooms re-plumbed; kitchen sink moved to the window wall |
| Joinery | 8.40 | Wardrobes in both bedrooms, TV wall, crockery, study nook, entrance |
| Modular kitchen | 2.98 | 11 running feet with utility-balcony storage and a quartz counter |
| False ceiling and lighting | 1.83 | Stepped ceiling in living and dining — the 3.0 m slab allows it |
| Electrical | 1.10 | 24 new points; dimmable living circuits; existing wiring tested and kept |
| Painting and wall finishes | 0.97 | Full flat with fluted panelling behind the bed |
| Two bathrooms | 1.28 | One rebuild, one refresh |
| Soft furnishing and curtains | 0.91 | Roller blinds throughout; sheers in the living room |
| Estate registration, debris and handover | 0.24 | Fit-out desk registration, lift slots, snagging, deep clean |
| Total, ex-GST | 18.74 | ₹2,130 per sq ft carpet |
Add 18% GST. These rates come off Goregaon flats we have delivered and billed, at October 2026 values. The same flat on the colony package — 2.6 m ceiling, laminate faces, no stepped ceiling — would come to about ₹15.1 lakh.

Three packages, because there are three kinds of flat
Why the colony package is a different product
It is tempting to treat the MHADA and colony flats as simply a cheaper version of the township work. They are not, and the differences are physical. A 2.6 metre ceiling rules out a designed ceiling and caps wall units at 700 mm with a 250 mm loft. Wiring from before the mid-1980s is likely aluminium and has to be replaced before anything closes up. Masonry cupboards have to be demolished before wardrobes can go in. There is often no goods lift, so modules are sized for a staircase. And the flats are smaller, which means storage is the whole brief. Quoting a township package on a colony flat produces a number that looks attractive and a project that finds ₹1.8 lakh of necessary work in week three.
The demountable package, in plain terms
- Carcasses on adjustable legs, assembled with cam-locks rather than glue and pins, so they come apart without damage.
- Modular kitchen on legs with a jointed counter, sized where possible to suit the carpet areas published for the new building.
- No false ceiling, no stone cladding, no built-in civil work, no wallpaper — nothing bonded to the structure.
- Flooring overlaid rather than replaced, so the overlay lifts and the original is handed back.
- Electrical additions kept to surface-safe routes where the society permits, avoiding chased circuits that are abandoned at demolition.
- Dismantling takes a day; re-installation in the new flat runs 10 to 14% of the original cost, with new counter pieces where dimensions have changed.
The township estate's requirements, inside the package
The larger Goregaon East estates run a fit-out desk, and its requirements are inside our package price rather than beside it. A registered crew list with photo identification, submitted before mobilisation and not varied on the day. A refundable deposit lodged in our name and recovered by us at closing. Goods lift slots booked in two-hour blocks, days ahead, against a consolidated delivery schedule. A defined debris route with daily bagging rather than a pile on the landing. And material movement restricted to the estate's published hours, which are typically 10am to 5pm on weekdays with nothing on Sundays or festival days. None of it is difficult. All of it is the reason another contractor's crew gets turned back at the gate in week one.
How we decide which package, on the first visit
Four measurements and two questions, and it takes about forty minutes. We measure floor to slab, which separates township from colony immediately. We measure the staircase and the lift car, because that sets the panel size and therefore how the joinery is built. We megger-test the kitchen and bedroom circuits, which tells us whether a rewire is in scope. And we check the bathroom membrane for signs of failure. The two questions are whether the society has a redevelopment agreement, signed or in discussion, and how long you intend to stay. A client with a signed agreement and a seven-year horizon gets the demountable package whatever their building looks like; a client in the same block with no agreement and a twenty-year horizon gets the colony package. Those two answers matter more than the address.

Frequently asked questions
How do I know which package applies to my flat?+
Two questions answer it. What is the ceiling height — 3.0 metres means township, 2.6 means colony. And does your society have a signed redevelopment agreement — if so, the demountable package is almost certainly the right answer regardless of the building. We confirm both on the first visit.
Why can't the township package be used in a colony flat?+
Because the physical conditions are different: a 2.6 metre ceiling rules out the designed ceiling the township price assumes, pre-1985 wiring needs replacing, and masonry cupboards have to be demolished. Quoting the township package on a colony flat produces an attractive number and ₹1.8 lakh of necessary work discovered in week three.
Is a demountable kitchen as good as a built-in one?+
In daily use, effectively identical — the same carcass material, the same hardware, the same counter. The differences are that it sits on adjustable legs rather than a masonry base and the counter has a designed joint. It comes apart in a day and re-installs in the new flat for 10–14% of its original cost.
What does the estate fit-out desk require?+
A registered crew list with photo ID, a refundable deposit, goods lift slots booked in advance and a defined debris route. All of it sits inside our package, including recovering the deposit at the end. Unlisted labour is turned away at the gate, which is the commonest reason another contractor loses a day here.
Can we upgrade from the colony package to a better finish?+
Yes, within the physical limits. Acrylic instead of laminate faces, quartz instead of granite and a better lighting scheme all work in a 2.6 metre flat. What does not work is a designed ceiling, and we will decline to build one rather than take the money for something that will make the room feel worse.
