Where the saving on repeat units comes from
The discount on a multi-flat contract is not a goodwill gesture. It comes from specific line items and we show them, because an owner who understands where it comes from knows what would destroy it — which is varying the specification between flats.
| Source of saving | One flat | Three identical flats | Saving |
|---|---|---|---|
| Design and shop drawings | ₹58,000 per flat | ₹49,000 across all three | ₹1.25 lakh |
| Board and laminate procurement | Standard rate | Bulk cut list, 4% less wastage | ₹63,000 |
| Site supervision | One supervisor per flat, part-time | One supervisor across three, full-time | ₹80,000 |
| Mobilisation, protection and lift bookings | Three times | Once | ₹46,000 |
| Snagging and handover visits | Three trips per trade | Consolidated | ₹29,000 |
Savings against three separate contracts for the same specification. Total ₹3.43 lakh on a ₹46.6 lakh baseline — about 7.4% — and it rises to 9–13% where the flats share a floor or a building.
Worked example: three 640 sq ft flats, one contract
| Package | ₹ lakh | Covers |
|---|---|---|
| Design and drawings, one set used three times | 1.5 | One layout, verified against each flat before fabrication |
| Civil and electrical across all three | 4.4 | Point additions and circuit work; no rewire needed on 2006 stock |
| Joinery — all three flats | 22.4 | Identical cut list; wardrobes, lofts, entry units, kitchens |
| False ceiling and lighting | 4.0 | Peripheral cove and a standard fitting schedule |
| Flooring | 2.9 | Bedrooms only; living areas retained |
| Painting | 2.5 | Full repaint in all three |
| Bathrooms — one per flat | 3.9 | Fittings, tiling and glass |
| Project management and handover | 1.6 | One supervisor across all three, consolidated snagging |
| Total, ex-GST | 43.2 | ₹2,250 per sq ft across 1,920 sq ft — ₹14.4 lakh per flat |
Add 18% GST. The rates behind this example are from contracts we have completed and invoiced, stated in October 2026 money. The same three flats contracted separately at the same specification would have come to approximately ₹46.6 lakh.

Fixed-price delivery across repeat units
Lease-ready is a specification, not a shortcut
A flat being fitted out to let has a different objective from a family home and the specification should say so honestly. We build these to survive tenants and photograph well, and we tell owners where we are deliberately not spending.
| Element | Lease-ready specification | Family-home specification | Why the difference |
|---|---|---|---|
| Shutters | Matte laminate, 2 mm edge | Acrylic or veneer on feature runs | Laminate takes damage and can be replaced panel by panel |
| Hardware | Hettich or Ebco soft-close | Blum on daily-use drawers | Both last; one is replaceable off the shelf in a day |
| Flooring | Vitrified or good vinyl plank | Engineered timber or stone | Tenant churn damages floors more than owners do |
| Lighting | Standard fitting schedule, no controls | Zoned and dimmed | Controls confuse tenants and generate service calls |
| Paint | Washable emulsion, one neutral | Chosen palette, textures | Repaint between tenancies is a two-day job at one colour |
| Kitchen | Compact, robust, a chimney that is easy to clean | Designed to the cook | Neither you nor the tenant will deep-clean a complex chimney |
Fixed price, and what keeps it fixed
- A frozen BOQ with brands and models named. Not 'branded hardware' but the series. Not 'good laminate' but the code. A price cannot be fixed against a scope that is not.
- A survey before signature, not after. We open one access panel, megger the circuits and check the drainage in each flat before we quote. What we find goes in the BOQ; what we could not reasonably have found sits against a disclosed contingency.
- A completion date with liquidated damages. On rental units the date has a cash value, so we attach a daily figure to it. It concentrates our own planning as much as it reassures the owner.
- Variations priced before they are built. In writing, with the programme impact stated. An owner varying one flat out of three loses a large part of the repetition saving, and we say so at the time rather than in the final bill.
Where an Andheri West turnkey job goes wrong
Three failure modes account for almost everything we are asked to rescue in this suburb. The first is a quotation priced on built-up area against a scope written in carpet area, which produces a number 25% too low before a single sheet of ply is cut. The second is a contractor who has never measured the lift car: wardrobes arrive at 2,100 mm, will not enter, get cut on the landing, and the joint is visible for the life of the unit. The third is a payment schedule tied to calendar dates rather than to verified progress, which puts the money ahead of the work by week six and removes every incentive that was keeping the programme honest.
All three are avoidable at quotation stage. We quote on carpet area with the built-up figure printed alongside it, we measure the lift car before the shop drawing is issued, and we release money against dated photographs of completed work. None of that is clever; it is simply the part that gets skipped when a quote is being written to win on price.

Frequently asked questions
How much cheaper is doing three flats together?+
Nine to thirteen per cent per flat where the specification is identical and the flats are in the same building, falling to about seven per cent if they are scattered across the suburb. The saving comes from one design set, a bulk cut list with less wastage, one full-time supervisor instead of three part-time ones, and a single mobilisation. Varying the specification between flats removes most of it.
Do you give a completion date you will stand behind?+
Yes, with a liquidated damages figure attached on rental projects, because the date has a cash value to the owner. The conditions are that the BOQ is frozen, material selections are closed before mobilisation, and access is not withheld. Those three are the only things that reliably move a date on a project of this type.
What is a realistic lease-ready budget for a 2BHK here?+
₹13 to ₹16 lakh ex-GST for a 620–680 sq ft flat at a durable, neutral specification including the kitchen, wardrobes, a bathroom, painting and lighting. Below ₹12 lakh you are dropping either the kitchen or the carcass grade, and both show up as maintenance within two tenancies.
Should an investor spend more for a better rent?+
Up to a point. In Andheri West a well-fitted flat commands a meaningful premium over an unfurnished one and lets faster, but the curve flattens quickly — going from a good specification to an expensive one adds cost without adding much rent, because the tenant pool at that price point moves to a newer building. We advise spending to the top of the durable band and stopping.
Can you work on occupied flats in the same building?+
Yes, and it is common when an owner holds several units. It means stricter dust control, a fixed lift slot so other residents are not blocked, and noisy scope confined to a stated band of the day. It costs about 4% more in programme and it is the difference between a cooperative building and a hostile one for the rest of the contract.
