What a Thane home costs, corridor by corridor
These are full-home rates on carpet area at a considered finish — BWP in wet areas, laminate and veneer mix, branded soft-close hardware. They differ by corridor because the building stock does. Every band on this page is taken from Thane homes we have costed, built and billed, held at October 2026 prices.
| Corridor | Dominant stock | ₹ per sq ft | What moves the number |
|---|---|---|---|
| Ghodbunder — Kasarvadavali, Waghbil, Patlipada | 2010-onward township towers | ₹1,890 – 2,800 | Large layouts, facilities desks, high finish expectation |
| Kolshet and Balkum | New riverside towers | ₹1,830 – 2,740 | Long internal approach roads; creek-side humidity on lower floors |
| Pokhran Road 1 and 2, Vasant Vihar | Nineties and 2000s mid-rise | ₹1,760 – 2,620 | Mature societies, strict working hours, reliable lifts |
| Majiwada and Kapurbawdi | Mixed 1990s and new | ₹1,700 – 2,490 | Junction congestion; deliveries cost time rather than money |
| Naupada and Panchpakhadi | 1960s–80s low-rise co-operatives | ₹1,640 – 2,370 | Stair carry, old risers, full rewire more often than not |
| Wagle Estate and Shreenagar | MHADA and worker-housing stock | ₹1,640 – 2,250 | Compact carpet areas; storage-led briefs |
Ex-GST. Carpet area, not built-up. A quotation against built-up area will look 25–30% cheaper per square foot and cost the same money.
Thane is its own municipal corporation, and it shows up on site
- Debris goes to a TMC-designated site with a challan. Not to a corner of the compound, and not to whoever offers to take it. Societies here increasingly ask for the challan copy before releasing the deposit, and we hand it over as a matter of course.
- Water line alterations want a TMC-licensed plumber. Where a project shifts a bathroom or kitchen supply, the society secretary will ask who signed it off. We carry the registration rather than discovering the requirement mid-project.
- Society NOC formats are not the BMC-belt formats. Thane committees usually want a marked demolition drawing, a crew list with photo ID, a start and end date and a deposit cheque. We file that pack three weeks ahead.
- Labour registration is checked in the larger townships. The bigger Ghodbunder estates run gate passes against a fixed crew list and will not admit a substitute on the day.

Nine corridors, one corporation, one crew based here
Worked example: 1,080 sq ft three-bedroom, Ghodbunder Road
A 2015 township tower, twelfth floor, one goods lift, facilities desk on the ground floor. The flat is a resale being taken over by a family moving up from a 2BHK in Majiwada.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and plumbing shifts | 1.64 | One bathroom door relocated; both bathrooms re-plumbed in CPVC |
| Joinery — wardrobes, TV unit, crockery, study nook | 12.03 | 710-grade carcass, BWP in the utility, Hettich soft-close |
| Modular kitchen, 12 running feet | 3.77 | L-shape with a tall unit; quartz counter |
| False ceiling and lighting | 2.49 | Peripheral cove in bedrooms, full ceiling in living and dining |
| Electrical — new points and fittings | 1.46 | Existing wiring tested and retained; 22 new points |
| Painting and wall finishes | 1.28 | Full flat, with texture on the TV wall |
| Two bathrooms refreshed | 1.64 | Counters, mirrors, fittings and one full re-tile |
| Soft furnishing and curtains | 0.85 | Blinds in bedrooms, sheers in the living room |
| Project management and contingency | 0.44 | Against what the resale survey missed |
| Total, ex-GST | 25.60 | ₹2,370 per sq ft carpet |
Add 18% GST. The same flat specification in Naupada would carry an extra ₹1.7–2.3 lakh for rewiring and stair-carry handling, and save a little on delivery time.
Two constraints specific to working here
- The Ghodbunder corridor has one usable delivery window. Between roughly 10am and 8pm the road is a queue, and a tempo that leaves Bhiwandi at 11am arrives at three. We schedule material to arrive before 10am, which means the crew is unloading before they start, not waiting at noon.
- Yeoor-facing and lake-facing societies hold damp. North and north-west walls in the Upvan and Yeoor foothill societies stay wet into October. We use BWP rather than MR on those walls, leave a 12 mm ventilation gap behind wall-hung joinery and put an anti-fungal base coat under the emulsion. It is a three-figure decision that prevents a five-figure repair.
Why we keep a Thane crew rather than sending one
A carpentry team travelling from the western suburbs loses ninety minutes each way to the Eastern Express Highway and the Ghodbunder junctions. Over a fourteen-week project that is roughly three working weeks of paid time in traffic, and it shows up either in your rate or in a programme that slips quietly. Our Thane projects run with a team based between Majiwada and Kalwa, a local site supervisor, and material sourced through the Wagle Estate and Bhiwandi trade rather than Grant Road.

Frequently asked questions
Do Thane projects need different approvals from Mumbai ones?+
Yes. Thane falls under TMC, so construction debris goes to a TMC-designated disposal site against a challan, and water-line alterations want a TMC-licensed plumber. Societies here usually ask to see both. None of it is difficult; it is only a problem when a contractor assumes BMC procedure applies.
Is Thane cheaper than the Mumbai suburbs for the same interiors?+
Roughly 10–15% cheaper than Goregaon or Chembur at a like specification, mostly on labour and material handling. It is not cheaper than Kharghar. The gap narrows at the top of the market — a Ghodbunder township flat finished to a high standard costs very nearly what the same work costs in Malad.
Which Thane corridor is the most difficult to work in?+
Naupada and the older Panchpakhadi buildings. Narrow staircases, no goods lift, 1960s risers that usually need replacing, and lanes too tight for anything larger than a tempo. The work is straightforward; the logistics add about a fortnight and around 8% to the handling line.
Will you work while we are living in the flat?+
Yes, and about a third of our Thane projects run that way. We seal the working zone with a dust barrier, keep one bathroom and the kitchen live, and sequence so the bedrooms finish first. It adds roughly two weeks to the programme and is the right call if the alternative is paying rent elsewhere.
Do you handle flats in the Ghodbunder townships with fit-out desks?+
Yes. Those estates run gate passes against a fixed crew list, book the goods lift in slots and hold a refundable deposit. We register at the facilities desk before mobilising and do not rotate unlisted labour, which is the single most common reason another contractor gets turned away at the gate.
Is monsoon a bad time to start in Thane?+
It is a bad time to finish painting and a fine time to do joinery, electrical and ceiling work. We start civil and carpentry in June, hold final paint and polish for late September, and on the Yeoor-facing societies we use the wet months to find out which walls actually have a damp problem.
