Package prices, by flat size and finish
Each figure is the rate multiplied by the carpet band in the same row. If a quotation you are comparing does not multiply out, that is worth asking about before anything else.

|---|---|---|---|---|
| 1BHK | 400 – 520 sq ft | ₹6.1 – 7.9 L | ₹8.3 – 10.8 L | ₹10.5 – 13.6 L |

Ex-GST. Includes design, all trades, materials, society and TMC interface, debris, snagging and a deep clean. The rates are drawn from Thane flats we have built and invoiced, held at October 2026 levels.
What each tier actually contains
- Essential, ₹1,520. 710-grade ply with BWP at wet points, matt laminate shutters, Ebco or equivalent soft-close hardware, granite counters, peripheral cove ceiling in the living room, surface light fittings, washable emulsion, bathroom fittings refreshed rather than rebuilt, roller blinds.
- Considered, ₹2,070. BWP throughout, laminate with acrylic on feature fronts, Hettich hardware, quartz counter in the kitchen, full designed ceiling in living and dining with recessed lighting, one full bathroom rebuild, curtains and blinds, panelling on one wall.
- Fine, ₹2,620. BWP with sealed edges, acrylic and veneer, Blum motion hardware, quartz with a full-height splashback, stepped ceiling with profile lighting and dimming, both bathrooms rebuilt, textured wall finishes, motorised blinds in the living room, loose furniture included.
And what is not in any of them
- Structural changes, wall removals and anything needing a society structural consent — quoted separately after we establish the position.
- A full rewire, which the older Naupada and Wagle-side stock frequently needs. We test on survey and quote it as a named line, typically ₹38,000–₹60,000 on a 2BHK.
- Appliances and electronics, unless listed in your schedule.
- Society transfer or infrastructure charges, which are yours regardless of who does the work.
- Flooring replacement, which is a separate line because in half of Thane's stock the existing floor is perfectly good and replacing it is money spent on nothing.

A price, and the list of what it does not buy
Worked example: 950 sq ft two-bedroom, Ghodbunder township
A 2016 tower, resale flat in good condition, no rewire needed. Considered tier, delivered in eleven weeks while the family lived in their existing flat nearby.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and plumbing | 1.16 | Both bathrooms re-plumbed; kitchen sink relocated to the window |
| Joinery | 8.88 | Wardrobes in both bedrooms, TV unit, crockery, entry bench, study shelf |
| Modular kitchen | 3.16 | 11 running feet with a utility run and a quartz counter |
| False ceiling and lighting | 1.89 | Full ceiling in living and dining; cove in bedrooms |
| Electrical | 1.16 | 26 new points; existing wiring tested and retained |
| Painting and wall finishes | 1.03 | Full flat with panelling behind the bed |
| Two bathrooms | 1.34 | One full rebuild, one fittings-and-counter refresh |
| Soft furnishing and curtains | 0.79 | Blinds throughout; sheers in the living room |
| Society interface, debris and handover | 0.24 | Fit-out registration, TMC challans, snagging, deep clean |
| Total, ex-GST | 19.65 | ₹2,068 per sq ft carpet |
Add 18% GST. Flooring was retained — a decision worth ₹1.9 lakh that the survey supported and the client had not expected.
Which tier suits which flat
A rough guide from our own Thane projects. Essential suits a resale flat you intend to let, or a first home where the budget is genuinely tight and you would rather do the whole flat properly than half of it richly. Considered is where most owner-occupiers land and where the money works hardest — it is the tier at which the kitchen, the hardware and the lighting all become genuinely good. Fine is worth it in a larger township flat you will keep for fifteen years, and it is money spent on things you will notice daily: motion hardware, a full-height splashback, a dimmable scheme and bathrooms rebuilt rather than refreshed. What we would steer a client away from is Fine finishes in a flat they expect to sell within five years, where the Thane resale market will not pay the difference back.
How the payments work
Five stages, each tied to completed work rather than to a date, and each evidenced before it is invoiced. Ten per cent at signing, which covers design and the drawing set. Thirty per cent when ply and hardware are delivered to site, against a delivery note you can see. Twenty-five per cent on completion of civil, electrical and plumbing first fix. Twenty-five per cent when the joinery carcass is installed and verified. Ten per cent at handover, after the snag list is signed off. The last stage matters more than its size suggests: a contractor holding nothing at the end has no commercial reason to finish the twenty small things that make a flat feel finished, and those twenty things are what you will look at every day.

Frequently asked questions
Does a package price really stay fixed?+
Against the specification it is written for, yes. Ours names the ply grade, the hardware brand, the counter material, the paint system and the fittings. It moves only if you change the scope, if the survey could not see a condition such as a failed drain stack, or if the society imposes a new requirement after signing.
Should we replace the flooring?+
In roughly half the Thane flats we survey, no. Vitrified flooring from 2010 onward is usually sound, and replacing it adds ₹1.5–2.5 lakh on a 2BHK plus a week of programme and a great deal of debris. We keep it as a separate line so the decision is yours rather than assumed into a package.
How do we know if our flat needs a rewire?+
A megger test on the first visit, which takes twenty minutes. Anything wired before the mid-1980s is likely aluminium and will need replacing; 1990s onward copper wiring is usually fine and we test rather than assume. On a 2BHK a rewire is ₹38,000–₹60,000 and it has to happen before the ceiling closes.
Is the township fit-out registration included?+
Yes, along with the crew list, the deposit lodgement, the lift slot bookings, the TMC debris challans and recovery of the deposit at the end. Those are the things a client would otherwise spend a dozen phone calls on, and they are inside the package price rather than beside it.
Can you do the flat while we live in it?+
Yes, and about a third of Thane package clients do. We seal the working zone, keep one bathroom and the kitchen live, and finish bedrooms first. It adds around two weeks. For a full package including both bathrooms it is genuinely difficult, and we will say which weeks will be hard.
