Ex-GST, each cell being the rate multiplied by the carpet band in the same row. Behind each rate is a Powai flat we have built and billed rather than a survey, and the money is October 2026 money. Includes the utility balcony fit-out, which the base build provides and most suburbs do not have.
Worked example: 780 sq ft 2BHK, Hiranandani Gardens
| Item | ₹ lakh | Detail |
|---|---|---|
| Estate registration, gate passes and protection | 0.6 | Inside the package; the refundable deposit is separate |
| Electrical rework and points | 1.6 | 48 points and three circuits; base build is copper and sound |
| Joinery — two wardrobes, TV unit, entry, lofts | 8.6 | Pre-engineered from our held drawing for this plan |
| Modular kitchen, 10 running feet at ₹39,000, plus utility balcony | 3.9 | Piped gas and the cast duct sleeve already exist |
| False ceiling and lighting | 1.8 | Designed ceiling; the 3 m slab allows it |
| Flooring — both bedrooms | 1.0 | Engineered timber; developer stone retained elsewhere |
| Painting throughout | 1.0 | Two coats over primer |
| One bathroom refitted | 0.7 | Fittings and glass; developer tiling and waterproofing retained |
| Total, ex-GST | 19.2 | ₹2,462 per sq ft on 780 sq ft carpet |
Add 18% GST. Note two lines a Bandra West flat of the same size would not have: no rewire, and a bathroom at ₹0.7 lakh instead of ₹1.8 lakh because the developer's waterproofing and tiling are sound.

Two Powai-specific package notes
- Do not replace sound developer flooring. Township possessions come with good vitrified or stone flooring across the living and dining areas. Replacing it is the fastest way to spend ₹2 to ₹4 lakh on a change nobody will notice. Our packages retain it by default and replace bedroom floors only, where timber is genuinely a better surface.
- Do not skip the possession snag. Developer defects — a door that does not close, a leaking angle valve, a hairline crack at a window reveal, a missing earth at a socket — are the developer's to fix and they are only fixable before you cover them. We list them in week zero with photographs and hand you the list. Owners who fit out first and find the leak later pay for it themselves.
Corporate tenancy packages
A sizeable share of Powai flats are bought to let to people posted here by companies in the business park, and those flats are a specific product. The specification is durable and neutral — laminate rather than veneer, a standard lighting schedule with no controls, one wall colour, hard-wearing flooring — and the objective is a flat that photographs well, lets quickly and survives three tenancies without a refurbishment. We run these at ₹1,950 to ₹2,310 per sq ft on a fixed six to eight week programme, and we hand over a short maintenance note for the letting agent rather than a design file for a family.
Owner-occupiers and landlords want different things from the same flat, and we ask which one it is at the first call rather than at the design presentation. The specifications diverge within about ten minutes of that answer, and quoting the wrong one wastes a fortnight for everybody. An owner-occupier package in Powai also usually includes a study or work-from-home corner, which the corporate let does not, because the tenant will bring their own. The let package puts that money into a second wardrobe instead.
For Powai generally see interior designers in Powai. Where a flat needs a bespoke layout rather than a package, see residential interior designers in Powai. Our package structure citywide is on flat interior designers in Mumbai.

Frequently asked questions
How can you quote a fixed price without visiting?+
Only where your flat matches a standard layout we already hold a measured drawing for, which covers several Hiranandani Gardens and Lake Homes typologies. Send the tower, floor and flat number and we will confirm within a day. If the flat has been altered by a previous owner the held drawing is useless and we survey before quoting.
Should I replace the developer's flooring?+
Usually not. Township possessions come with sound vitrified or stone flooring in the living and dining areas, and replacing it costs ₹2–₹4 lakh for a change most visitors would never notice. Our packages retain it and replace bedroom floors only, where engineered timber is a genuinely better surface to wake up on.
What is a possession snag and why does it matter?+
It is a documented list of the developer's own defects — doors that bind, leaking angle valves, hairline cracks at reveals, missing earths — taken before any fit-out work begins. They are the developer's to fix and they are only fixable while they are visible. We do it in week zero with photographs and hand you the list. Cover them with joinery and they become yours.
Is the estate deposit part of the package price?+
No. The estate's refundable fit-out deposit is lodged separately in the flat owner's name and returned after the final inspection. What is inside the package is the registration, the gate passes, the common-area protection and the debris scheduling — which are the things that determine whether the deposit comes back in full.
How long from possession to moving in?+
Eight to ten weeks for a 2BHK, including estate registration in week zero. It is faster than most Mumbai suburbs for two reasons: fabrication starts in week one from a held drawing rather than after a full survey, and the base build needs no rewire or waterproofing work. A duplex or a flat with a layout change runs twelve to sixteen.
