Four office markets, four different briefs
| Market | Who takes space | Typical plate | ₹ per sq ft |
|---|---|---|---|
| Belapur CBD | Banks, insurers, regulators' vendors, professional firms | 3,000 – 12,000 sq ft | ₹1,690 – 2,370 |
| Vashi — Plaza, sector 17 and 30A | Consultancies, logistics firms, healthcare administration | 1,500 – 6,000 sq ft | ₹1,660 – 2,260 |
| Mahape and the Millennium-side parks | Technology, engineering services, shared service centres | 8,000 – 30,000 sq ft | ₹1,620 – 2,220 |
| Airoli and Ghansoli | Large captives and BPO campuses | 15,000 – 60,000 sq ft | ₹1,580 – 2,140 |
| Seawoods and Nerul commercial | Newer Grade-A podium floors | 5,000 – 20,000 sq ft | ₹1,770 – 2,370 |
Ex-GST, on chargeable area. Large plates sit at the bottom of each band because the core spreads further. Every band here is taken from work Greenbox has built and invoiced, shown as a range and current to October 2026.
Big plates change the arithmetic
A 25,000 square foot floor in a Mahape park absorbs its reception, boardroom, server room and fire loop across enough area that they stop dominating the budget. Cost per seat at 70 square feet per person lands between ₹1.1 and ₹1.7 lakh here, against ₹2.5 to ₹3.5 lakh for the same specification on a small city floor. That is the reason shared service centres are in Navi Mumbai and not in Lower Parel, and it should shape the brief: the money released by the plate is best spent on acoustics, lighting quality and the amenity floor, because those are what large-floor occupancy actually tests.

Large plates, real Grade-A stock, four separate markets
Worked example: 10,000 sq ft technology floor, Mahape
A 2014 business-park building, warm shell handover, 140 engineering staff on two overlapping shifts, eight meeting rooms, a server room and a full pantry. The landlord provides the base HVAC and the fire loop to shell standard.
| Scope | ₹ lakh | Note |
|---|---|---|
| Strip-out and protection | 3.40 | Previous tenant's partitions and cabling removed |
| Civil and blockwork | 6.20 | Server room, store and two solid meeting rooms |
| Partitions, glazing and doors | 19.50 | Eight glazed meeting rooms; acoustic glazing to four |
| Workstations, storage and collaborative furniture | 44.00 | 140 positions at 1,500 mm; lockers for shift working |
| Flooring | 13.50 | Carpet tile throughout; vinyl to pantry and server room |
| Ceiling and lighting | 26.00 | Mineral fibre grid with a linear LED layout; acoustic baffles over the open plan |
| Electrical, DB and small power | 19.00 | Sub-DB, floor boxes, UPS distribution to every position |
| HVAC modification and supplementary cooling | 24.50 | Base system re-zoned; dedicated units for the server room |
| Fire detection and suppression | 11.50 | Loop extended and re-commissioned to the fit-out layout |
| Data, network and server room | 12.60 | Structured cabling, four racks, precision cooling, access control |
| Pantry, washrooms and wellness room | 3.20 | Pantry for 140; landlord washrooms refreshed |
| Painting and wayfinding | 1.10 | Full floor |
| Project management and contingency | 0.50 | Against the HVAC re-zoning and the landlord's shell dates |
| Total, ex-GST | 185.00 | ₹1,850 per sq ft carpet |
Add 18% GST. At 140 seats this is roughly ₹1.32 lakh per seat, which is the number the finance team will actually compare against a city floor.
Constraints worth knowing before you sign
- Two rule books apply. The landlord's fit-out manual governs working hours, lift use, deposits and method. Behind it sits a CIDCO or MIDC lease with conditions on permitted user and external alterations — signage, external units, façade penetrations. Landlords do not always volunteer the second one. We ask for both at survey.
- Shift-working buildings are an advantage, if you use them. Where a park already operates around the clock, security, lifts and power are available at night, and noisy work can run 10pm to 6am with the building's agreement. On a large floor that compresses the programme by two to three weeks. It is the opposite of the city, where night work is the thing you cannot get.
- Supervision has to be local. A 20,000 square foot floor has forty to sixty people on it at peak with six trades interleaved. That needs a full-time site manager in the building, not a visit. We run Navi Mumbai projects from a Vashi base with a resident manager and the design team on a fixed weekly walk.
- Chargeable area is not usable area. Loss factors here run 25 to 35% depending on the building. Plan the layout on the measured usable area, and reconcile the rate you are quoted against whichever basis the lease uses, or the budget will be out by a fifth before anyone draws anything.
Belapur, and why it prices differently
Belapur CBD is the one part of this region with an institutional tenant base — banks, insurers, regulators' vendors, listed-company registrars — and it shows in the fit-out brief rather than in the building. Those occupiers arrive with an internal fit-out standard, a security specification that governs door hardware and access control, a records room with a fire rating rather than a lockable door, and an audit requirement that every cable, panel and fire component is documented at handover. It adds around 8% to a comparable Mahape floor, almost all of it in documentation, access control and compliance rather than in what you can see. Budget the paperwork as scope, because on these projects it genuinely is.

Frequently asked questions
Why is Navi Mumbai cheaper per seat than a Mumbai office?+
Plate size, mostly. A 20,000 square foot floor spreads reception, boardroom, server room and fire systems across enough seats that the fixed core stops dominating. Rent is lower too, but the fit-out saving alone is typically 30–45% per seat against a small city floor at the same specification.
Can we do the fit-out at night?+
In the parks that already run 24-hour operations, usually yes — security, lifts and power are staffed and the building has no residential neighbours. Night working on a large floor compresses the programme by two to three weeks. It needs written agreement from building management and a separate night supervisor, which we price transparently.
What is a realistic density for a Navi Mumbai floor?+
65 to 80 square feet of chargeable area per person for a technology or services floor, 55 to 70 for a back-office operation running shifts with hot desking. Below 55 you start failing on meeting-room provision and pantry capacity long before you fail on desk space, which is the mistake we see most often.
Do CIDCO or MIDC conditions affect an office fit-out?+
They affect anything touching the outside — signage, external condenser units, façade penetrations — and the permitted user of the premises. Internally they rarely matter. The problem is that they sit behind the landlord's manual and nobody mentions them until the signage contractor is on site, so we ask at survey stage.
How do you supervise a large floor if your studio is in Mumbai?+
With a resident site manager in the building for the full programme and a fixed weekly design walk. On a 20,000 square foot floor there are six trades working simultaneously and sequencing is the whole job. Remote supervision produces a floor that looks finished and fails at commissioning.
