The commercial stock, honestly described
Andheri West's office buildings mostly went up between 1998 and 2012 and were built to let, not to impress. The lobby is rarely the problem. What we check on the first visit is riser capacity, DG backup, the condition of the AHU or chiller if there is one, and whether the landlord has ever replaced a lift.
| What is there | Typical plate | What to verify | |
|---|---|---|---|
| Veera Desai Road | Media, post-production, studios, agencies | 1,200 – 6,000 sq ft | Structural floor-to-floor for acoustic boxes |
| New Link Road | Corporate back office, IT services, sales floors | 3,000 – 15,000 sq ft | DG backup per floor and riser capacity |
| Oshiwara and Goregaon Link border | Newer towers, better base build | 4,000 – 20,000 sq ft | Landlord fit-out manual and reinstatement terms |
| Lokhandwala and DN Nagar commercial | Clinics, small practices, boutique studios | 500 – 2,500 sq ft | Change of user, parking, lift condition |
| Andheri MIDC edge | Light industrial converted to office and studio | 5,000 – 30,000 sq ft | MIDC user permissions and power sanction |
Acoustics: where the money goes in this suburb
More than half of what we build in Andheri West has an acoustic requirement, and it is the item most often underpriced. These are our 2026 rates, and they sit on top of the base fit-out rate rather than inside it.
| Requirement | Construction | ₹ per sq ft of treated area | Realistic result |
|---|---|---|---|
| Open-plan speech privacy | Acoustic ceiling rafts, carpet, 45 dB screens | ₹180 – 320 | Conversation at 4 m is unintelligible |
| Meeting room, normal confidentiality | Full-height stud wall, double board, mineral infill, seals | ₹420 – 620 | Rw 42 – 46 |
| Edit suite or voice-over booth | Room-in-room, isolated ceiling, floating floor, sealed door set | ₹1,400 – 2,600 | Rw 55 – 62 |
| Studio floor with live recording | Full box construction, isolated slab, acoustic doors, silenced HVAC | ₹2,800 – 4,500 | Rw 62 – 70 |
Ex-GST, on treated area only. The most common costly mistake here is running a VRF branch through a treated ceiling and undoing 20 dB of isolation with a duct.
Worked example: 4,000 sq ft post-production office, Veera Desai Road
| Scope | ₹ lakh | Detail |
|---|---|---|
| Demolition, civil and floor levelling | 5.2 | Previous tenant's cabins removed, slab levelled for the floating floors |
| Workstations, storage and reception | 14.8 | 46 desks, review-lounge seating, a 4 m reception |
| Two edit suites, room-in-room | 8.6 | Isolated ceiling and floating floor, Rw 58 achieved and tested |
| Electrical, data, UPS and DG changeover | 9.4 | Redundant power to the suites; the render farm is on its own circuit |
| HVAC with silenced supply to the suites | 7.2 | Attenuators and lined ducts — the reason the acoustics survive |
| General ceiling, rafts and lighting | 6.1 | Glare control across the review lounge |
| Glazed partitions and doors | 5.3 | Double glazing on the suite doors, laminated on the meeting rooms |
| Flooring | 4.8 | Carpet tile on the open floor, resilient sheet in the suites |
| Pantry and washroom upgrade | 2.4 | Landlord shell washrooms refitted |
| Management, testing and contingency | 2.2 | Includes third-party acoustic verification |
| Total, ex-GST | 66.0 | ₹1,650 per sq ft on 4,000 sq ft |

Media-industry fit-out, acoustics designed in
Two constraints that come up on every Andheri West job
- Lane access caps the vehicle. The commercial lanes off Veera Desai Road and behind New Link Road do not take a 20-foot truck and have no legal standing space. Acoustic doors, glazing and floating-floor panels arrive in tempo loads before 9am, and the delivery sequence is designed backwards from that. On the project above this added four days and about ₹90,000 of handling — both of which were in the quote.
- The base building is older than the marketing. A 2006 building on New Link Road with a refurbished lobby may still have a riser that cannot take your data trunking, a DG that covers lighting and nothing else, and a chiller on its last service contract. We survey riser, DG capacity and cooling condition before we price, and we put the findings in the proposal in writing, because a landlord will not volunteer them.
Fit-out economics on a five-year lease
Almost all fit-out here is tenant-funded and the useful question is cost per desk per month, not cost per square foot. A ₹66 lakh fit-out for 46 desks over a five-year lease is roughly ₹2,390 per desk per month before interest — set against a rent of ₹95 to ₹140 per sq ft a month in this pocket, the fit-out is typically 18 to 24% of total occupancy cost over the term. That is the number to take to a board, and it is the number landlords here will negotiate a rent-free period against.

Frequently asked questions
What does an edit suite actually cost to build in Andheri West?+
₹1,400–₹2,600 per sq ft of treated area for a room-in-room achieving Rw 55–62, on top of the general fit-out rate. A 120 sq ft suite is therefore ₹1.7–₹3.1 lakh of acoustic construction plus its share of silenced HVAC. The HVAC is the part people leave out, and it is what decides whether the isolation works.
Is Andheri West really cheaper than Powai for an office?+
Yes, by roughly 15–20% on the fit-out itself, because the buildings are simpler and there is no estate manual to comply with. The offset is base-build quality — Andheri West stock is older, its DG and cooling are less reliable, and you will spend more on making good what the landlord has not maintained.
How many desks fit in 4,000 sq ft here?+
Forty to fifty in an ordinary layout with two meeting rooms and a pantry, at 80–95 sq ft per person including circulation. Push past fifty-five and you are below the density at which people stop coming in. Media floors run denser than that only where a large share of the team is on location.
Does the landlord contribute to the fit-out in Andheri West?+
Rarely in cash, commonly in rent-free time. Three to six months rent-free against a five-year lease is normal in this pocket and is worth ₹17–₹34 lakh on a 4,000 sq ft floor at prevailing rents — often more than the landlord would have contributed directly. Negotiate the fit-out period as rent-free before you sign.
What should I check about the building before signing?+
Riser capacity for your data and power trunking, DG backup per floor and what it actually covers, the age and service history of the chiller or AHU, lift condition and load, and the reinstatement clause. We do this survey as part of quoting and we will tell you if the building is the wrong one, which is occasionally the most useful thing we say.
