What the base build gives you
| Provision | Powai township | Typical older Mumbai flat | What it saves |
|---|---|---|---|
| Cooking gas | Piped, metered, with an isolation valve in the kitchen | Cylinder in a ventilated cabinet | ₹18,000 – 26,000 and a fixed hob position |
| Chimney duct | Sleeve already cast into the external wall | Core-cut through 230 mm masonry, or a cross-balcony run | ₹9,000 – 15,000 and a layout constraint |
| Utility balcony | Separate, plumbed, with a drain and a tap | The dry balcony, if there is one | Takes the washing machine and bulk stock out of the kitchen |
| Waste and water points | Sized for a dishwasher and a washing machine | Single waste, single tap | ₹12,000 – 20,000 of plumbing modification |
| Kitchen slab height | 3.0 m typical | 2.65 – 2.75 m typical | A full-depth loft and a 720 mm wall unit both fit |
Worked example: 13 running foot L-shaped kitchen with utility
Membrane finish at ₹33,000 per running foot, inside the Powai membrane band on our Mumbai cost page. Thirteen running feet of counter plus the utility balcony run.
| Component | ₹ lakh | Detail |
|---|---|---|
| Membrane shutters — 13 rft base, 11 rft wall, two tall units | 1.12 | 2 mm edge throughout |
| BWP carcass, 18 mm, with WPC under the sink | 1.06 | Standard here; the base build brings no moisture problem inland |
| Hettich hardware, tandem drawers, corner carousel | 0.55 | Tall-unit pull-out on the bulk-storage column |
| Quartz counter — 26 sq ft, single slab | 0.44 | The service lift takes a full 3 m piece here |
| Dado and backsplash | 0.19 | Large-format porcelain, one sheet behind the hob |
| Chimney through the cast sleeve, 90 cm hob and the oven housing | 0.41 | The duct sleeve is already in the external wall |
| Electrical, piped-gas connection and dishwasher provision | 0.20 | The provisions already exist; this is connection only |
| Utility-balcony units and loft, exterior specification | 0.14 | Louvred shutters, washing machine housing, drying rail |
| Installation, booked lift slots and estate coordination | 0.18 | Gate passes, registration, common-area protection |
| Total, ex-GST | 4.29 | ₹33,000 per running foot on 13 running feet |
Add 18% GST. Excludes the refrigerator, dishwasher and oven. Note the counter line — a single 3 m slab here costs less per square foot than two jointed pieces in Bandra West, and looks better.

Township kitchens, planned around the utility balcony
The utility balcony is half the design
A Powai kitchen that ignores its utility balcony is a Powai kitchen with a washing machine in it. The balcony is typically 25 to 40 square feet with a drain, a tap and full ventilation, and the estate will not permit it to be enclosed — which is a constraint that happens to produce the right answer.
- Washing machine and dryer housed, not parked. A recessed housing with a worktop over gives you a folding surface and stops the machine walking.
- A service sink. Separate from the kitchen sink, for mops, buckets and anything you do not want in the food preparation area.
- Vertical bulk storage in louvred units. Rice, oil, onions, gas spare, cleaning stock. Louvred because it is an outdoor space and a solid shutter will hold moisture.
- A drying line that is not visible from outside. The estate is particular about the external appearance; a retractable line set back from the parapet solves it.
- Marine-grade or exterior specification throughout. This is an unenclosed balcony in a lakeside township. Interior-grade board and hinges here fail in two monsoons.
Standard layouts, faster delivery
Because Powai tower plans repeat, we hold measured kitchen drawings for several standard typologies. Where yours matches, fabrication starts on verification rather than after a full site measure, and the kitchen is installed roughly a week sooner. It also means we can show you photographs of the same kitchen in the same plan at three different specifications, which is a more useful conversation than a render.
Working inside the estate during a kitchen replacement
A kitchen-only job still needs the full estate process: a registered contractor, gate passes for the fitting crew, a fit-out deposit, common-area protection along the route from the service lift to your door, and the 9:30am to 6pm window with no Sunday working. The part people underestimate is demolition day. Stripping a developer platform and the old dado generates two to three cubic metres of debris that has to be bagged, carried through a protected common area and removed the same day to a designated collection point. We schedule that as its own day with its own crew rather than folding it into the first day of installation, which is how a kitchen replacement here stays a three-week job instead of becoming a five-week one.
The other estate-specific item is the external unit. If the kitchen scheme involves relocating an air conditioner or adding an exhaust, the outdoor position is the estate's decision and not yours. We confirm it in writing before the drawing is issued.

Frequently asked questions
Why is a Powai kitchen cheaper to install than a Bandra West one?+
Because the building has already done the difficult parts. Piped gas, a cast chimney duct sleeve, a plumbed utility balcony and waste points sized for a dishwasher together save ₹39,000 to ₹61,000 of modification work and, more importantly, remove the layout constraints those modifications impose. That is most of the gap: at the same finish the cabinetry itself is within a few per cent, but the all-in rate lands ₹4,000 to ₹7,000 per running foot lower here.
Can I enclose the utility balcony to make the kitchen bigger?+
No. The estate does not permit any change to the external envelope and that includes balcony enclosure. It is also the wrong move — an unenclosed utility keeps the washing machine, the service sink and the bulk stock out of the kitchen and out of the air-conditioned envelope. We fit it out as a proper service room in exterior-grade materials instead.
Will a full 3 metre countertop slab fit in the lift?+
In the township towers, yes — the service lifts take a full slab, which means a single-piece counter on most runs with no visible joint. That is a genuine advantage over Bandra West and Juhu, where counters have to be jointed on site, and it shows up as a slightly lower cost per square foot as well as a better result.
Do you already have my kitchen's drawing?+
For several standard Hiranandani Gardens and Lake Homes typologies, yes. Send the tower, floor and flat number and we will confirm within a day. Where we hold the drawing, fabrication starts after a verification visit rather than a full measure, which takes about a week out of the programme.
What should I specify for the utility balcony?+
Exterior specification throughout — BWP or marine-grade board, louvred shutters so nothing holds moisture, SS 304 hinges as a minimum, and a finish that tolerates direct rain blowing in. Interior-grade carcass and standard hinges fail here within two monsoons, and the lakeside towers are worse than the inland ones.
