The finishes you will be shown, and what they involve
| Finish | How it is applied | Rate (₹/sq ft applied) | Depth | Suits |
|---|---|---|---|---|
| Roller texture | Patterned roller over base coat | ₹60 – 95 | 1 – 2 mm | Large areas on a budget |
| Comb / graphite | Combed lines through wet coat | ₹70 – 120 | 1 – 3 mm | Feature walls, TV backdrops |
| Travertine | Trowelled, then knocked back and polished | ₹180 – 320 | 2 – 4 mm | Living rooms, formal walls |
| Venetian / polished stucco | Multiple thin trowelled layers, burnished | ₹220 – 350 | Under 1 mm, high sheen | Dining rooms, entrance walls |
| Metallic and pearl | Tinted glaze over a base | ₹150 – 280 | Flat | Accent walls, pooja units |
| Sand / suede | Fine aggregate in the binder | ₹90 – 160 | Under 1 mm | Bedrooms; the most forgiving |
| Exterior textured coating | Thick acrylic, weatherproof | ₹110 – 200 | 2 – 5 mm | Balconies, external parapets |
Rates include base coat and materials but assume the wall is already puttied and primed. Wall preparation is separate.
Preparation, which is most of the durability
- Two coats of putty, sanded flat. Texture is thick but it is not a filler; a wavy wall under a polished stucco is visible from any angle.
- One coat of primer appropriate to the topcoat. Lime-based Venetian needs a different primer from acrylic travertine, and using the wrong one causes flaking within a year.
- Mask everything. Texture spatters and the spatter sets hard; removing it from a polished floor is expensive.
- Allow drying time between coats as specified. Trowelled textures that are worked before the previous layer is set will crack as they dry.
- Seal it. Most textures need a clear protective coat, especially anything with a metallic glaze; it is what makes the surface dustable.
Where texture works in a Mumbai home — and where it does not
- Works: a single feature wall in a living room, behind a bed, or in an entrance lobby, where the light is directional enough to show the relief.
- Works: pooja unit backdrops and TV walls, where a texture replaces expensive panelling for a quarter of the cost.
- Does not work: corridors and stair walls. Shoulders, bags and children’s hands abrade the high points and there is no way to touch it up.
- Does not work: kitchens. Oil aerosol settles into the relief and cannot be cleaned out.
- Does not work: a whole room. A texture on all four walls reads as heavy and dates fast; one wall carries the idea.
Humidity, dust and the repair problem
Two Mumbai realities affect texture more than any other wall finish.
- Dust. Deep relief traps the fine grey dust that arrives with the pre-monsoon winds. A vacuum brush head twice a year handles it; a damp cloth does not, because water carries the dust into the valleys.
- Damp. Texture on a damp external wall traps moisture behind a thick, relatively impermeable film and blisters in sheets. The same rule as wallpaper applies: fix the source and wait a monsoon.
- Repair. A patch in a trowelled travertine will always show, because the applicator’s hand pattern cannot be matched. Budget for re-doing a full wall face rather than a patch, and keep the wall size sensible for that reason.
- Cracks. Thick textures bridge hairline plaster cracks for a few years, then crack along the same line. If the wall has structural movement, texture hides it rather than solving it.
Care, life and BOQ wording
- Dust with a soft brush or vacuum every few months. Sealed textures tolerate a barely damp wipe; unsealed ones do not.
- Expected life: 7–10 years on an internal feature wall before it looks tired, mostly from dust rather than wear.
- BOQ: “Feature wall in [finish] texture, applied over two coats putty and one coat manufacturer-recommended primer; sample panel 600 × 600 mm approved on site before bulk application.”
- BOQ: “Application by an applicator trained in the system, named in advance; the approved sample to remain on site until handover as the quality benchmark.”
- BOQ: “Protective clear sealer coat included. Rate to include masking and protection of floors and adjacent finishes.”

Frequently asked questions
Is texture paint cheaper than wallpaper?+
At the simple end, yes — a roller texture at ₹60–95 per sq ft undercuts most wallpaper installed. At the trowelled end, no; Venetian stucco at ₹220–350 costs more than mid-range imported paper. Compare like for like on the finished look, not on the material.
Can texture paint be removed later?+
It has to be scraped and skimmed back, which is a messy two- to three-day job per room and costs ₹60–120 per sq ft. Wallpaper peels off in an afternoon. If you change your interiors often, that difference matters.
Will texture paint hide cracks in my wall?+
It hides hairline shrinkage cracks for a few years. It does not fix structural movement — a crack that is moving will reappear through the texture, and then you have a cracked textured wall, which is harder to repair than a cracked painted one.
Which texture is best for a Mumbai living room?+
A shallow trowelled travertine or a sand finish on one wall. Both read well in the mixed daylight and lamplight of a Mumbai flat, neither collects much dust, and both can be sealed so a damp cloth is safe. Deep relief textures look dramatic in a showroom and dusty at home.
Does the brand of texture paint matter?+
Less than the applicator. The major systems are all competent, and the difference between a good wall and a bad one is trowel technique, timing between coats and preparation. Choose the applicator by looking at completed walls, then use whichever system that team knows.
