Where the curve flattens
Every market has a point beyond which additional specification stops changing how the home feels and starts being invisible to everyone except the person who paid for it. In Thane, on our observation of completed projects and resale evidence, that point sits between ₹5,840 and ₹6,330 per square foot. Below it, each increment buys something tangible. Above it, you are buying materials whose difference is detectable in a photograph and not in a room.
| Rate band | What it delivers | Our view |
|---|---|---|
| ₹3,650 – 4,380 | BWP throughout, acrylic and veneer, quartz, good lighting, branded hardware | Excellent value; indistinguishable from far more expensive work to most visitors |
| ₹4,380 – 5,230 | Natural stone, joinery detailing, lighting control, specialist wall finishes | The sweet spot in this market — everything visible is genuinely better |
| ₹5,230 – 6,330 | Book-matched stone, bespoke metalwork, imported fittings, full automation | Worth it if you will live here fifteen years; marginal if you will not |
| Above ₹6,330 | Imported joinery systems, collectible pieces, rare stone | Rarely recoverable in Thane. Spend it on the next holiday instead |
Ex-GST, on carpet area. The bands come from penthouses and large flats we have completed and billed, restated at October 2026. This is our honest reading of a market we work in, not a rule.
Worked example: 2,400 sq ft penthouse, Kolshet
A top-floor apartment with a 500 square foot private terrace, riverfront aspect. Four bedrooms, four bathrooms, a formal living room and a family room, taken as a bare shell from the developer.
| Scope | ₹ lakh | Note |
|---|---|---|
| Design and consultants | 5.84 | Full drawing set plus a lighting scheme; terrace planting layout |
| Civil, waterproofing and plumbing | 8.77 | Terrace membrane re-laid over the developer's; all wet areas tanked |
| Electrical, lighting control and AV | 11.69 | Scene control in reception rooms; structured cabling; terrace circuits |
| HVAC | 7.79 | Ducted system, zoned; outdoor units screened on the terrace |
| Joinery and bespoke furniture | 34.69 | Wardrobes, dressing area, media wall, kitchen, panelling |
| Stone and surfaces | 11.93 | Natural stone in reception rooms and the master bathroom |
| Metalwork and glazing | 5.60 | Internal glazing to the family room; terrace balustrade upgrade |
| Ceilings and decorative lighting | 10.23 | Profile and cove detail; feature fittings over dining and stair |
| Wall finishes | 3.90 | Textured plaster in the living room; fabric panel in the master |
| Four bathrooms | 8.28 | Concealed cisterns, thermostatic mixers, stone counters |
| Terrace works | 3.41 | Deck, planting, external lighting, weatherproof furniture points |
| Soft furnishing and loose furniture | 3.90 | Curtains, blinds, rugs, dining and seating |
| Project management and contingency | 0.85 | Held against the terrace membrane condition |
| Total, ex-GST | 116.88 | ₹4,870 per sq ft carpet |
Add 18% GST. The terrace membrane is re-laid rather than trusted: a developer's terrace waterproofing failing under a finished ceiling is the most expensive avoidable problem at this level.

Where each rupee still shows, and where it stops
The terrace, which is why people buy these flats
Almost every Thane apartment at this level comes with a terrace, and it is the reason the flat was chosen. It is also the part most often done badly, because it is treated as landscaping rather than construction. What it actually needs: the developer's waterproofing membrane stripped and re-laid with proper upstands and a tested fall, before any deck goes down; a drainage outlet that has been flow-tested rather than assumed; a deck system on adjustable pedestals so the membrane stays accessible; planters that drain into the terrace drainage rather than onto the deck; weather-rated external circuits with an RCD, not extension leads; and shade that survives the pre-monsoon winds this side of the city gets. Done properly, a 500 square foot terrace is the best room in the flat for eight months a year. Done as an afterthought, it leaks into the flat below within three monsoons and the society's patience runs out before the repair does.
Two practical notes at this level
- Specialist trades come from Mumbai. Polished plaster applicators, stone masons who can mitre and book-match, and fine-furniture finishers are based in the city and travel out. Their days on site are booked in advance and cost travel time. We schedule them as named resources rather than assuming a crew will cover it, which is the difference between a specialist finish and an attempt at one.
- The estate still has rules. Hiranandani Estate and the larger Ghodbunder townships run fit-out registration, lift slots and deposits regardless of what you are spending. A luxury budget does not exempt anyone, and a contractor who has not registered will be stopped at the gate with a lorry of stone behind them.

Frequently asked questions
Is there a point where spending more stops making sense in Thane?+
In our experience, between ₹5,840 and ₹6,330 per square foot. Below it, each increment buys something you can see and use. Above it you are into materials whose difference shows in a photograph rather than in a room, and Thane resale evidence does not support recovering it. We would rather say so than sell it.
What does a terrace actually need?+
The developer's membrane stripped and re-laid with proper upstands and a tested fall, a flow-tested outlet, a deck on adjustable pedestals so the membrane stays accessible, planters draining into the terrace drainage, and weather-rated circuits. Treating a terrace as landscaping rather than construction is how it leaks into the flat below.
Do specialist finishes cost more outside the city?+
Slightly, because the people who do them are based in Mumbai and travel out. We book them as named resources with scheduled days rather than assuming the site crew can deliver a polished plaster finish. The travel premium is a few percent; the difference in the finish is not marginal at all.
Will the estate's fit-out rules apply to a large project?+
Entirely. Registration, crew lists, lift slots and deposits apply regardless of contract value. A lorry of stone arriving at a Ghodbunder township gate with an unregistered contractor is turned away, and the stone goes back to Mumbai. We register before the first delivery, every time.
How long does a penthouse take?+
Eighteen to twenty-two weeks, with the terrace package adding three to four of those and being weather-dependent. We sequence the terrace waterproofing for a dry window and mark it in the programme, because it cannot be done properly in the monsoon and doing it badly is worse than waiting.
