Where a Mumbai 4BHK budget goes
A premium 1,500 sq ft 4BHK in Powai at ₹54 lakh — mid-band of ₹44.4–63.5 lakh — as we issue the BOQ:

Why a Mumbai 4BHK costs more
| Factor | Delta | What is actually happening |
|---|---|---|
| Skilled labour rates | +8 – 12% | Carpenter, polisher and mason day rates run 40–60% above the national average, and a large flat needs a bigger crew for longer |
| Society hours 10am–6pm, no Sundays | +6 – 10% | On a 20-week job this is six to eight weeks of lost productive time carried at full overhead |
| Service-lift booking and vertical logistics | +5 – 8% | One-hour lift slots, 8×4 boards that will not fit, ₹1,000–₹2,000 a day lift charge on tower addresses |
| Humidity and salt-air specification | +5 – 9% | BWP and WPC carcass, SS 316 hardware and marine-grade fixings within 2 km of the coast |
| Small carpet areas, fully custom joinery | +3 – 5% | A Mumbai 4BHK carpet is 15–20% smaller than the same brief elsewhere, so every unit is bespoke rather than modular |
| Society deposit, NOC and supervision conditions | +1 – 3% | Deposits of ₹50,000–₹2,00,000, security and housekeeping charges, mandated work registers |
Suburb-to-suburb variation
| Area | Premium ₹/sq ft | Local reality |
|---|---|---|
| Worli / Lower Parel / Prabhadevi | ₹3,950 – 5,640 | Tower managers, mandated vendors, restricted loading windows, sea-facing salt exposure |
| Bandra West / Khar / Juhu | ₹3,810 – 5,360 | Salt air, older low-rise stock alongside new towers, very active managing committees |
| Malabar Hill / Breach Candy / Cuffe Parade | ₹4,090 – 5,920 | Heritage and MHADA constraints, small lifts, material handled manually |
| Andheri West / Goregaon / Malad | ₹3,100 – 4,230 | The suburban baseline; working service lifts, predictable logistics |
| Powai / Chembur / Ghatkopar | ₹2,960 – 4,090 | Corporate-grade towers, strict but organised societies, good loading bays |
| Thane / Mulund / Navi Mumbai | ₹2,680 – 3,600 | 35–45% below Worli for identical specification; larger layouts, easier access |
On a 1,800 sq ft jodi flat the constraint is never carpentry. It is the one-hour lift slot at 11am and the fact that a full board does not fit in the car lift.

Sequencing a Mumbai 4BHK around the society
On a 20–28 week programme the constraint is rarely carpentry capacity. It is how many hours a week the building lets you work, and in what order.
- Weeks −2 to 0 · ApprovalsScope letter, drawings, worker IDs, deposit and — where any opening is proposed — the RCC consultant's certificate. Lift slots are booked for the whole programme now, not week by week.
- Weeks 1–3 · Strip-out and civilThe noisiest phase, deliberately front-loaded so complaints land early and get resolved. Debris bagged and removed the same day under BMC rules.
- Weeks 3–7 · First-fix servicesElectrical, plumbing and AC conduiting chased and tested. Automation topology is fixed here or not at all.
- Weeks 6–12 · Flooring and ceilingFlooring first where it runs wall to wall. Stone needs curing and polishing time that no amount of crew size shortens.
- Weeks 9–20 · Joinery installationFabricated off-site from week 3 and installed room by room as each is released, so lift use is spread rather than peaked.
- Weeks 19–26 · Finishing and snaggingPainting, second-fix, glass, mirrors, then a written snag list and a return visit before final payment.
What a Mumbai 4BHK quote excludes
- 18% GST — on the ₹54 lakh example that is ₹9,72,000, making it ₹63,72,000. Verify yours with the GST on interior work calculator.
- Society deposit and charges — ₹50,000 to ₹2,00,000 refundable, plus NOC, lift, security and housekeeping charges over a 20–28 week programme.
- Civil work — wall changes, plumbing relocation, waterproofing. Structural alterations need an RCC consultant's certificate and society approval before a hammer is lifted.
- Flooring — ₹95–₹1,200 per sq ft laid; Italian marble on 1,500 sq ft alone runs ₹12–₹18 lakh with polishing.
- Bathrooms — ₹1.5–₹4.3 lakh each in Mumbai, quoted separately.
- Air conditioning — VRF for a 4BHK with ducting, grilles and outdoor placement approval: ₹4.5–₹14 lakh.
- Appliances and loose furniture — commonly ₹10–₹28 lakh combined at this level.

Frequently asked questions
How much does a 4BHK interior cost in Mumbai?+
₹2,080–₹2,620 per sq ft of carpet area essential, ₹2,960–₹4,230 premium and ₹5,160–₹6,780+ luxury, excluding 18% GST. A 1,500 sq ft Mumbai 4BHK comes to ₹31.2–39.3 lakh essential and ₹44.4–63.5 lakh premium.
How much more does Mumbai cost than the rest of India for a 4BHK?+
About 11–14%. Labour adds 8–12%, restricted 10am–6pm society hours add 6–10%, service-lift and vertical logistics add 5–8%, humidity and salt-air specification adds 5–9%, and custom joinery for tighter carpet areas adds 3–5%.
Which Mumbai areas are most expensive for a 4BHK fit-out?+
Malabar Hill, Breach Candy and Cuffe Parade at ₹4,090–₹5,920 per sq ft for a premium finish, then Worli and Lower Parel at ₹3,950–₹5,640 and Bandra West and Juhu at ₹3,810–₹5,360. Thane, Mulund and Navi Mumbai are 35–45% cheaper at ₹2,680–₹3,600.
How long does a Mumbai 4BHK take?+
Twenty to twenty-eight weeks from design sign-off. Societies typically allow work only from 10am to 6pm with no Sunday or festival working, which removes roughly a quarter of the productive day, and the monsoon slows polishing and painting between June and September.
What society approvals are needed for a 4BHK renovation?+
A written scope and drawing set, contractor and worker details with ID copies, a refundable deposit of ₹50,000–₹2,00,000, an undertaking that no structural member will be altered, and — where any opening is proposed — an RCC consultant's certificate. Allow two weeks before site start.
Is Italian marble flooring included in the per sq ft rate?+
No. Flooring is quoted separately at ₹95–₹1,200 per sq ft supplied and laid. Italian marble across 1,500 sq ft of carpet typically runs ₹12–₹18 lakh with grinding and polishing, and adds three to four weeks to the programme because every other trade waits for it.
