Bringing the trades across the bridge
Carcass carpentry, tiling, electrical and general finishing are all available locally and are good. What is not locally available in depth is the top of the finishing trades: polished plaster applicators, stone masons who can mitre a 20 mm edge and book-match a slab, brass and metal finishers, French polishers and the fine-furniture installers who set bespoke pieces. Those people are in Mumbai. On a luxury project here we schedule them as named resources with booked days, cost their travel explicitly as a line rather than hiding it in a rate, and cluster their work so that a mason who has crossed the bridge has four days of work rather than one. On a 3,000 square foot apartment that line is typically ₹1.8 to ₹3.0 lakh, and it is the difference between a specialist finish and an approximation of one.
| Specialist trade | Based | Typical days on a 3,000 sq ft project | Why it cannot be substituted |
|---|---|---|---|
| Stone mason — mitring and book-matching | Mumbai | 14 – 20 | Edge and vein alignment is a hand skill; a cut error is a new slab |
| Polished plaster applicator | Mumbai | 8 – 12 | Application is one continuous operation per wall; it cannot be patched |
| Metal finisher — patination and PVD liaison | Mumbai | 5 – 8 | On-site patination has to match the sample under the actual light |
| French polisher | Mumbai | 6 – 10 | Hand-finished veneer will not match a sprayed substitute |
| Fine furniture installer | Mumbai or the maker's team | 4 – 6 | Bespoke pieces are set and adjusted, not delivered |

Generous plans, restrained finishes, scheduled specialists
Worked example: 3,000 sq ft apartment, Palm Beach Road
A creek-facing apartment on a high floor. Four bedrooms, four bathrooms, a formal living and dining room, a family room and a large kitchen with a separate utility. Taken from the developer as a bare shell.
| Scope | ₹ lakh | Note |
|---|---|---|
| Design and consultants | 6.33 | Full drawing set; lighting scheme; furniture layouts |
| Civil, waterproofing and plumbing | 9.50 | All wet areas tanked; concealed services re-run |
| Electrical, lighting and AV | 12.66 | Scene control in reception rooms; structured cabling throughout |
| HVAC | 8.77 | Ducted system re-zoned; condensers screened and corrosion-protected |
| Joinery and bespoke furniture | 38.34 | Wardrobes, dressing room, media wall, kitchen, panelling |
| Stone and surfaces | 13.63 | Book-matched stone in the living room and master bathroom |
| Metalwork and glazing | 6.57 | Internal glazing; PVD stainless details; marine-grade external fixings |
| Ceilings and decorative lighting | 11.68 | Profile and cove detail; feature fittings in reception rooms |
| Wall finishes | 4.38 | Polished plaster in the living room; fabric panels in the master bedroom |
| Four bathrooms | 9.25 | Slab-clad, concealed cisterns, thermostatic controls |
| Specialist trades — travel and accommodation | 2.19 | Named resources brought from Mumbai, scheduled in blocks |
| Soft furnishing and loose furniture | 3.77 | Curtains, blinds, rugs, dining and seating |
| Project management and contingency | 0.73 | Held against shell conditions |
| Total, ex-GST | 127.80 | ₹4,260 per sq ft carpet |
Add 18% GST. The specialist travel line is shown openly because it is real; absorbing it into a rate is how it quietly becomes a reason to use a local substitute instead.
Designing for this light and this view
Palm Beach and Seawoods apartments get a particular quality of light — open, reflective off the creek, and unusually bright in the late afternoon because there is nothing tall between the building and the water. Two design consequences follow. First, dark saturated palettes that work in an enclosed city flat look heavy here; the rooms want lighter values and materials with depth rather than colour — stone with movement, textured plaster, honest timber. Second, the glazing line needs proper attention: solar-control film or coated glass, layered sheer and blackout treatments, and a lighting scheme that has something to do in the two hours when the daylight is doing most of the work. The view is why the flat cost what it cost, and the commonest mistake at this level is to furnish the room as though the window were a wall.
Two constraints on the creek frontage
- Salt, on the water-facing elevations. Exposed fixings go to SS 316, external metal to powder-coated aluminium or PVD stainless, and balcony-adjacent joinery to marine ply with sealed edges. Air conditioning condensers on a creek-facing ledge need corrosion-protected coils, which is a specification item at order stage rather than a maintenance decision later.
- Deliveries cross the bridge. Stone, bespoke furniture and large glazing all travel from Mumbai or beyond, and a load that leaves at nine in the morning arrives in the afternoon. We schedule deliveries early, book lift slots against them, and consolidate — because a crane or a specialist installer standing idle on this side of the bridge is an expensive hour.

Frequently asked questions
Why do specialist trades have to come from Mumbai?+
Because the top of the finishing trades — stone masons who book-match and mitre, polished plaster applicators, metal finishers, French polishers — are concentrated there. Local carpentry, tiling and electrical work is good and we use it. We schedule the specialists as named resources in blocks so a day on site is a full day.
Does a Palm Beach flat need marine specification?+
On the water-facing side, yes: SS 316 fixings, powder-coated aluminium or PVD stainless for external metal, marine ply for balcony-adjacent joinery, and corrosion-protected condenser coils specified at order stage. Flats on the inland face of the same building do not need it, and we mark the basis in the BOQ.
What palette works in this light?+
Lighter values with material depth rather than saturated colour. The creek reflects a great deal of light and dark palettes that work in an enclosed city flat read as heavy here. Stone with movement, textured plaster and honest timber hold up; flat dark paint does not.
Is luxury work here cheaper than in Mumbai?+
Around 35–45% below an equivalent Worli specification, mostly on labour, access and the base rate of the local trade. It is not cheaper on materials, which cost what they cost, or on the specialist trades, whose travel adds a little. The apartments are larger, so totals are often comparable.
How long should we allow?+
Sixteen to twenty weeks on a 3,000 square foot apartment, driven by stone procurement and specialist trade availability rather than by construction. We issue a procurement schedule with order-by dates alongside the programme, because on this kind of project a missed order date cannot be recovered on site.
