Luxury Interior Designers in Goregaon

The most common large project in Goregaon East is not a penthouse. It is two flats on the same floor being made into one, which is a structural and administrative job before it is a design one.

Combining two flats, properly

On paper it is simple: knock an opening through and furnish 2,500 square feet. In practice there are four distinct problems, and getting the first one wrong makes the rest unsolvable.

  1. Establish what the party wall isIn most township towers the wall between two flats is block work and can be opened with a structural engineer's drawing. In some it is a shear wall and cannot be touched at all. This is answered from the developer's structural drawing and a site check, before anything is bought or promised.
  2. Get the approvals in the right orderStructural engineer's drawing first, then the developer's or society's consent, then the fit-out registration. Societies are generally reasonable about combinations where the file is complete and deeply unreasonable where work has already started.
  3. Decide where the join landsThe opening should land on circulation — an entrance hall, a passage — so the combined plan reads as one house. Where it lands in the middle of what becomes the living room, you get a long room with a structural interruption and it never quite resolves.
  4. Rationalise the duplicate servicesTwo distribution boards, two water inlets, two kitchens, two entrance doors, two sets of bathrooms. Decide which ones survive, which become something else and which are properly decommissioned rather than sealed behind a wall.

Worked example: two 1,250 sq ft flats combined, Goregaon East

Two adjacent three-bedroom flats on the same floor of a township tower, bought by one family. The result is a five-bedroom home of 2,500 square feet with one entrance, one kitchen, a family room where the second kitchen was, and a formal living and dining enfilade across the join.

Add 18% GST. The rate here reflects combinations Greenbox has itself completed and invoiced, at October 2026 prices. Note that ₹18.3 lakh of this — approvals, openings and service rationalisation — buys no visible finish at all, and skipping it is why some combinations never feel like one home.

Two flats, one home — the join lands on the passage

What makes a combination read as one house

  • Continuous flooring across the join, laid in one direction, with no threshold or change of material. This single decision does more than any other.
  • One ceiling language. If one half has a stepped ceiling and the other a cove, the plan announces its history. We design the ceiling as one drawing across both halves, and the join is deliberately unremarkable.
  • One entrance. Keeping both doors as a convenience is tempting and it is the clearest sign of two flats. The second door is sealed, the wall made good and the space reused — usually as storage or a utility.
  • Proper decommissioning of the second kitchen. Water capped at the stack, gas disconnected and certified, drainage sealed properly, the chimney sleeve closed. Not concealed behind a new wall, where it becomes the next owner's leak.
  • One distribution board with a sub-board, not two independent systems, so circuits are labelled coherently and a fault is traceable.

A note on approvals

Societies and developers are generally reasonable about combinations when the file arrives complete and before work starts: a structural engineer's drawing showing the opening and its lintel, a method statement, the contractor's registration and insurance, and a clear statement of what is being altered. They are considerably less reasonable when a wall has already been opened. We file three to four weeks ahead and we do not begin structural work until the written consent is in hand — not because we are cautious, but because a stop-work order halfway through an opening in a party wall is a situation with no good outcomes.

Frequently asked questions

Can any two adjacent flats be combined?+

No. In most township towers the party wall is block work and can be opened with a structural engineer's drawing. In some it is a shear wall carrying lateral load and cannot be touched at all. The answer comes from the developer's structural drawing plus a site check, and it should be established before the second flat is bought.

Where should the opening go?+

On circulation — an entrance hall or a passage — so the combined plan reads as one house. An opening in the middle of what becomes the living room leaves a long room with a structural interruption that no amount of furniture resolves. The plan should be tested before the opening is approved, not after.

What happens to the second kitchen?+

It is properly decommissioned: water capped at the stack, gas disconnected and certified, drainage sealed, chimney sleeve closed, and the space reused — usually as a family room, a utility or a pantry. What it must not be is concealed behind a new wall with live services behind it, which is a leak waiting for the next owner.

How long do the approvals take?+

Three to four weeks with a complete file: structural drawing, method statement, contractor registration and insurance, and a clear statement of the alteration. We do not start structural work before the written consent is in hand. A stop-work order midway through opening a party wall has no good resolution.

Is combining two flats cheaper than buying one large one?+

Usually yes on purchase price, and the difference is partly consumed by the combination work — around ₹18.3 lakh on a 2,500 square foot pair for approvals, openings and service rationalisation, none of it visible. What you get is a plan you shaped rather than one you accepted, which most families here consider a good trade.
