Mumbai kitchens, dry balconies and chimney ducts
Why Mumbai kitchen renovations cost more
| Factor | Delta | What is actually happening |
|---|---|---|
| Carpentry, plumbing and tiling labour | +9 – 13% | Mumbai day rates run 40–60% above the national average across all three trades |
| Society hours 10am–6pm, no Sundays | +6 – 10% | A four-week kitchen becomes five to six; the family cooks on a hotplate for the difference |
| BWP or WPC carcass mandatory | +5 – 9% | A kitchen sink bay in 80% humidity destroys MR ply; this is the one non-negotiable spec in the city |
| Corroded GI supply lines in older buildings | +4 – 8% | Discovered at strip-out; replaced in CPVC back to the riser |
| Chimney duct through an external wall | +2 – 4% | Core-cutting needs society permission, a structural check and a weather louvre that matches the elevation |
| Service lift and material handling | +3 – 6% | Counter slabs and 8×4 boards in booked one-hour slots; granite and quartz often need a four-person carry |
| MGL gas alteration | +₹6,000 – 18,000 | Only the provider's approved agency may move a piped-gas point, on their timeline |
The dry balcony question
Most Mumbai kitchens have a dry balcony or utility strip behind them. Absorbing it is the single biggest usable-space gain available in a small flat, and the single most common cause of a society objection.
- Gain: three to five extra running feet of counter and a place for the washing machine, at ₹21,500–₹46,000 per running foot — roughly ₹1.2–₹2.3 lakh of added scope.
- Permission: many societies treat the balcony's outer wall and its drain as common property. Enclosing it usually needs written approval and sometimes a BMC view.
- Drainage: the balcony trap is normally the only floor drain on that side. If it is covered, the kitchen loses its overflow path — keep it accessible or provide a new one.
- Waterproofing: the balcony slab was designed to get wet and is often a step lower. Levelling and re-waterproofing it adds ₹18,000–₹45,000.
- Reversibility: keep the work non-structural. Societies object far less to joinery and glazing than to blockwork.
Suburb-to-suburb variation
| Area | Full renovation ₹/rft | Local reality |
|---|---|---|
| Colaba / Marine Lines / Malabar Hill | ₹56,000 – 68,000 | Pre-war layouts, no service lift, granite carried up stairs, heritage limits on any duct |
| Bandra West / Khar / Juhu | ₹52,000 – 64,000 | Salt air on the chimney and fittings; active committees scrutinising duct core-cuts |
| Dadar / Prabhadevi / Worli | ₹50,000 – 61,000 | Old GI plumbing, restricted delivery windows, dense buildings |
| Andheri West / Goregaon / Malad | ₹44,000 – 54,000 | The Mumbai baseline; workable service lifts and standard dry balconies |
| Powai / Chembur / Ghatkopar | ₹43,000 – 53,000 | Newer towers, CPVC already in place, organised loading bays |
| Thane / Mulund / Navi Mumbai | ₹38,000 – 48,000 | Longer counter runs, easier access, lower labour cost |
| Mira Road / Vasai / Panvel | ₹34,000 – 43,000 | About 25–30% below Bandra for the same specification |
The chimney duct holds up more Mumbai kitchens than the carpentry ever does. Get the society's written nod for the core-cut before you order a single board.

A Mumbai kitchen renovation, week by week
- Week 0 · Approvals and measurementSociety intimation, separate written permission for the chimney duct core-cut, MGL request raised if the gas point moves, and a measured survey with the appliances already chosen.
- Week 1 · Strip-outOld kitchen removed, debris bagged and carried down in booked lift slots. Supply lines and drain condition assessed — this is when corroded GI shows up.
- Week 2 · Services and civilCPVC supply and UPVC drainage re-run, electrical points pulled for chimney, hob, oven and purifier, DB load checked, duct core-cut executed.
- Weeks 2–3 · Waterproofing and tilingFloor and dado tiled to the new layout, grouted after 48 hours. Wet work planned away from the monsoon wherever the calendar allows.
- Weeks 3–4 · Carcass installationModular boxes fabricated off-site from week 1 arrive and are levelled and fixed. Countertop templating happens only now, against the installed carcass.
- Weeks 5–6 · Counter, shutters and handoverStone laid, sink and faucet plumbed, shutters hung and aligned, chimney and hob fitted, then a snag list and a deep clean before the kitchen is released.

Frequently asked questions
How much does a kitchen renovation cost in Mumbai?+
₹12,000 per running foot of counter for a refresh, ₹30,000 for a standard replacement, ₹46,000 for a full renovation and ₹70,000 for a premium gut job, excluding 18% GST. A typical 12 running foot Mumbai kitchen is ₹3.60 lakh standard and ₹5.52 lakh full.
Why is a Mumbai kitchen renovation 20–25% costlier?+
Trade labour adds 9–13%, 10am–6pm society hours add 6–10%, mandatory BWP or WPC carcass adds 5–9%, corroded GI supply lines in older buildings add 4–8%, service-lift handling of boards and stone adds 3–6%, and the chimney duct core-cut adds 2–4%.
Can I extend my kitchen into the dry balcony?+
Often yes, and it gains three to five running feet of counter — roughly ₹1.2–₹2.3 lakh of added scope. But many societies treat the balcony's outer wall and drain as common property, so get written approval first, keep the work non-structural, and do not cover the balcony floor trap without providing another drain.
Who can move a piped-gas point in Mumbai?+
Only the gas provider's approved agency. Your interior contractor cannot legally alter an MGL connection. Expect ₹6,000–₹18,000 in charges and a date set by the agency rather than by your programme, so raise the request as soon as the layout is frozen.
Do I need society permission for a kitchen renovation?+
Yes. Expect a written scope, worker ID copies, a refundable deposit of ₹25,000–₹1,00,000 and adherence to 10am–6pm working hours. A separate written permission is usually needed for core-cutting an external wall for the chimney duct, and that is the approval most likely to delay a start.
How long does a Mumbai kitchen renovation take?+
Four to six weeks for a full renovation, against three to four elsewhere, because work is confined to roughly eight hours a day with no Sunday working. A refresh takes eight to ten days. Plan a hotplate and a temporary sink arrangement for the whole period.
