What Wadala is built of
Wadala is mostly made land. Bhakti Park and the eastern towers sit on reclamation; Antop Hill rises behind them with port-authority and MIG colony housing from the 1950s and 60s; and the freeway along the harbour edge has made the whole area far easier to reach than it was a decade ago.
Bhakti Park and the eastern townships
Post-2005 planned development on reclaimed land. Service lifts, fit-out manuals, deposits and long internal roads.
Antop Hill MIG and BPT colonies
1950s–70s port-authority and middle-income housing on higher ground. Compact, well-built, and on original services.
Harbour-facing towers
Buildings looking east over the docks. Genuine salt load and wind-driven rain on that elevation.
Wadala West and the Deco edge
Older low-rise toward the Dadar and Five Gardens boundary, with some 1930s stock and its associated services problems.
Wadala: cost per square foot
Expect ₹1,890 to ₹3,350 per sq ft here. The totals below are computed, not estimated, so a 10% change in your carpet area moves them by exactly 10%.

|---|---|---|---|---|
| 1BHK (colony) | 400–540 sq ft | ₹7.6 – 10.2 L | ₹10.2 – 13.8 L | ₹13.4 – 18.1 L |
| 2BHK (colony) | 600–800 sq ft | ₹11.3 – 15.1 L | ₹15.4 – 20.5 L | ₹20.1 – 26.8 L |

Movement-tolerant detailing costs almost nothing at design stage and a great deal afterwards: shadow gaps instead of butt joints against walls, floating skirting, and joinery packed off the wall rather than scribed hard into it. On reclaimed ground that is the difference between a flat that looks new in three years and one that shows a hairline crack down every junction.

Design and build under one accountable roof in Wadala
Local factors we plan around in Wadala
- Reclaimed ground moves. Buildings on the reclamation show hairline settlement cracking well after completion. We detail joinery to tolerate it — shadow gaps at wall junctions, floating skirting, no hard scribing — rather than filling cracks that will reopen.
- Harbour-side salt is real on the eastern elevations. SS 316 on exposed hardware and epoxy-primed metalwork on that side. Antop Hill, four hundred metres inland and forty feet higher, does not need it.
- The Eastern Freeway is a genuine advantage. Material from the eastern suburbs and Navi Mumbai reaches Wadala quickly and outside peak hours. It is one of the few city addresses where delivery scheduling is easy.
- Township fit-out manuals govern Bhakti Park. Written rules, deposits of ₹20,000 to ₹60,000, worker passes and booked lifts, with 200 to 400 metre internal roads to the tower lobbies.
- BPT colony permissions run through the port authority. Not a society committee. Different route, longer lead, and it has to start in week 0.
Access and site logistics in Wadala
Every site has a logistics problem; this one has a particular shape. Here is how we handle it.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Settlement | Reclaimed ground; hairline movement continues post-completion | Shadow gaps, floating skirting, joinery packed off the wall |
| Salt | Harbour-facing elevations only | Marine spec east; ordinary spec on Antop Hill |
| Freeway access | Fast approach from the east outside peak | Deliveries from eastern suppliers scheduled easily; a real saving |
| Port authority | BPT colony approvals through the authority, not a society | Application lodged in week 0; longer lead than a committee |
What we specify in Wadala
These are choices we make here that we would not necessarily make in a drier or newer part of the city.
| Element | What we specify | Why, here |
|---|---|---|
| Wall junctions | 10 mm shadow gap at every joinery-to-wall junction | Hides the settlement movement that will occur |
| Skirting | Floating, pinned to the joinery rather than scribed to the wall | Moves with the building instead of cracking |
| Hardware | SS 316 on harbour-facing elevations; SS 304 inland | Salt load falls off sharply with distance and height |
| Carcass | BWP on eastern external walls; 710-grade elsewhere | Wind-driven rain reaches the harbour side |
| Ceiling | Perimeter detail with a movement joint against the wall | A rigid ceiling on a settling slab cracks at the perimeter |
From survey to handover in Wadala
- Week 0 — survey, crack mapping, approvalsMeasure, photograph and map existing cracks so movement after completion can be distinguished from movement before it, and lodge the society or port authority application.
- Weeks 1–3 — design and BOQLayouts and 3D views with the movement detailing drawn rather than assumed.
- Weeks 4–5 — strip-out and first fixDemolition, electrical and plumbing, with the freeway making debris removal straightforward.
- Weeks 6–11 — joinery and ceilingInstallation with shadow gaps and floating skirting throughout.
- Weeks 12–13 — finishes and handoverPaint, hardware, lighting, clean and snagging.
Owners we have worked for in Wadala
Three years in and there is not one cracked joint. The shadow gap detail was their idea and we did not understand it at the time.
The port authority approval took a month and they had started it on day one. Nothing waited for it.
Wadala's problems are quiet ones — a building that is still settling and a harbour that is closer than it looks. Both are cheap to design around and expensive to repair.

Frequently asked questions
What is the interior cost in Wadala?+
₹1,890–₹3,350 per sq ft of carpet. A 600–800 sq ft colony 2BHK is ₹11.3–15.1 lakh at an essential finish and ₹20.1–26.8 lakh at luxury, ex-GST. A 780–1,050 sq ft township 2BHK is ₹14.7–19.8 lakh essential.
Why do you use shadow gaps in Wadala?+
Because the reclaimed ground is still settling and buildings here develop hairline movement at wall junctions for years after completion. A 10 mm shadow gap between joinery and wall, with floating skirting, absorbs that movement invisibly. Scribing joinery hard into the wall produces a crack line within two monsoons and no amount of filler fixes it.
Does Wadala need marine-grade hardware?+
On the harbour-facing eastern elevations, yes — SS 316 on exposed fittings and epoxy-primed metalwork. On Antop Hill, four hundred metres inland and forty feet higher, SS 304 is correct. We write the specification to the elevation, which on some buildings means two different schedules in one flat.
How are BPT colony approvals different?+
They go through the port authority rather than a housing society, which means a formal application, a longer lead of four to six weeks, and a defined scope of permitted work. We lodge it in week zero so it runs alongside the design instead of holding it up.
Is the Eastern Freeway useful for a renovation?+
Genuinely, yes. It makes Wadala one of the easiest addresses in the city to deliver to from the eastern suburbs and Navi Mumbai, outside peak hours in particular. Debris removal is equally straightforward. It is worth a few days on a full-home programme against a comparable central-city location.
