The buildings of Parel
The mills closed and Parel was rebuilt vertically. Ashok Towers, the Lodha and Ruparel developments and their neighbours occupy the old compounds; the chawls behind them survive largely intact; and the hospital belt around KEM and Tata generates its own traffic and its own short-let housing market.
Mill-land towers
Post-2006 high-rise on former mill compounds. Thirty to sixty storeys, post-tensioned slabs, formal fit-out manuals, service lifts and hoists, and deposits in six figures on the largest developments.
BDD and Parel village chawls
1920s single-room tenements, many pagdi-held, some combined into 1BHKs. Shared sanitation in the unconverted ones and severe access limits.
Hospital-belt housing
Older buildings around KEM and Tata Memorial with a short-let market serving patients' families. Practical, hard-wearing briefs.
1990s mid-rise infill
Conventional buildings between the towers and the chawls, with ordinary layouts and ordinary rules.
What Parel does to a project
- Post-tensioned slabs cap core drilling absolutely. The manual states a maximum depth, typically 40 to 50 mm. A drilled tendon cannot be repaired and is not insurable. We design the ceiling and services to the stated depth and we do not make exceptions on site.
- Developer manuals here read like commercial landlord documents. Permitted hours, protected lobby routes, hoist bookings, approved vendor lists for anything touching fire or sprinkler systems, and a substantial deposit.
- Sprinkler and detector modification needs the nominated vendor. A false ceiling in a Parel tower means relocating heads and detectors, and the developer's nominated contractor does that work at rates you do not control. It is a provisional sum, named as such.
- Chawl work is legally limited before it is technically limited. Pagdi tenancy restricts what may be altered without the landlord. We establish tenure before drawing anything that touches a wall or a window.
- Hospital traffic shapes the delivery window. The roads around KEM and Tata are congested continuously through the day. Early-morning deliveries are the only reliable option on that side.

Budgeting a Parel project
Rates here run from ₹2,250 per sq ft at an essential finish to ₹3,890 per sq ft at luxury. Every total below is that rate multiplied by the carpet band in the same row, so you can check it against your own flat. The rates behind the table come from completed, invoiced work, held at October 2026.
| Unit type | Typical carpet | Essential ₹2,250/sq ft | Premium ₹3,040/sq ft | Luxury ₹3,890/sq ft |
|---|---|---|---|---|
| 1BHK (chawl conversion) | 280–400 sq ft | ₹6.3 – 9.0 L | ₹8.5 – 12.2 L | ₹10.9 – 15.6 L |
| 2BHK (mid-rise) | 620–850 sq ft | ₹13.9 – 19.1 L | ₹18.8 – 25.8 L | ₹24.1 – 33.1 L |
| 3BHK (mill-land tower) | 1,200–1,650 sq ft | ₹27.0 – 37.1 L | ₹36.5 – 50.2 L | ₹46.7 – 64.2 L |
| 4BHK / duplex (tower) | 1,900–2,700 sq ft | ₹42.8 – 60.8 L | ₹57.8 – 82.1 L | ₹73.9 L – ₹1.05 Cr |
All figures ex-GST, with 18% charged separately. Excludes structural civil work, white goods and loose furniture. Check a different area in the cost calculator.
Tower deposits here are the largest in this list — ₹50,000 to ₹2 lakh on the bigger developments, held against damage to lobbies, lifts and the hoist. It is refundable and it is real money tied up for three months, so it belongs in the cash-flow conversation at the start, not the invoice at the end.
Moving material in Parel
We programme the following into the schedule before we quote, because retro-fitting them into a running job is what causes the delays people complain about.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Core drilling | Post-tensioned slabs with a stated maximum depth | Design worked to the manual's figure; no site exceptions |
| Nominated vendors | Sprinkler and detector work through the developer's contractor | Carried as a named provisional sum, not absorbed into the rate |
| Hoist and lift | Booked slots; lobby routes protected; deposit held | Booked in week 0; protection installed before the first load |
| Chawl tenure | Pagdi tenancy limits permissible alteration | Tenure confirmed before design; landlord consent where required |
Specification decisions for Parel
A specification is a set of trade-offs against a particular place. These are ours for this one.
| Element | What we specify | Why, here |
|---|---|---|
| Ceiling | Designed to the permitted drilling depth with surface-fixed channel where needed | Post-tension slabs cannot be drilled deep |
| Sprinklers | Head relocation by the nominated vendor, priced as a provisional sum | The developer controls this scope and its rate |
| Carcass | 710-grade generally; BWP in kitchen and bathrooms | Parel is inland; humidity is ordinary |
| Acoustics | Resilient layer under flooring in the towers where the manual requires it | Impact noise between floors is a common complaint in the tall stock |
| Chawl joinery | Freestanding and demountable where tenure is pagdi | Fixed joinery in a tenanted unit is a legal risk |
What the Parel schedule looks like
- Week 0 — manual, deposit, tenureRead the fit-out manual, lodge the application, pay the deposit, book the hoist, and in chawl work establish tenure before anything else.
- Weeks 1–3 — design and BOQLayouts drawn to the drilling limit, with the nominated-vendor scope carried as a named provisional sum.
- Weeks 4–5 — strip-out and first fixDemolition in permitted hours with the lobby route protected, then electrical and plumbing.
- Weeks 6–12 — joinery, ceiling, sprinklersJoinery and ceiling with the nominated vendor's sprinkler work sequenced in.
- Weeks 13–15 — finishes, handover, deposit releasePaint, hardware, lighting, clean, developer inspection and refund.
Feedback from Parel projects
The sprinkler relocation was a named provisional sum from day one. Every other quote had it buried and one of them had missed it entirely.
They checked our tenancy before designing and built the storage as demountable units. Our landlord had no grounds to object.
Parel towers are run like commercial buildings and should be quoted like commercial fit-outs. The chawls beside them are a legal question before they are a design one. Both are ordinary once you know that.

Frequently asked questions
What does interior work cost in Parel?+
₹2,250–₹3,890 per sq ft of carpet. A 1,200–1,650 sq ft mill-land tower 3BHK is ₹27.0–37.1 lakh at an essential finish and ₹46.7–64.2 lakh at luxury, ex-GST, plus a refundable developer deposit of ₹50,000–₹2 lakh and any nominated-vendor sprinkler work.
Why can't you drill deep into a Parel tower slab?+
Because the mill-land towers use post-tensioned slabs, where steel tendons run under high tension inside the concrete. Cutting one is unrepairable and uninsurable. The fit-out manual states a maximum depth, usually 40 to 50 mm, and we design the ceiling and service fixings to that figure rather than asking for exceptions.
What is a nominated vendor and why does it cost more?+
The developer requires anything touching the fire, sprinkler or detection system to be done by their own approved contractor, at their rate. Relocating sprinkler heads for a false ceiling falls into this. We carry it as a named provisional sum with the vendor's quoted figure, so you can see it rather than discovering it mid-project.
Can I do fitted joinery in a pagdi chawl unit?+
It depends on your tenancy and your landlord. Where the unit is pagdi-held we generally build demountable and freestanding storage that is legally yours to remove, rather than fixed joinery that becomes part of the premises. We establish tenure in week zero, before anything is drawn.
How large is the deposit in a Parel tower?+
Between ₹50,000 and ₹2 lakh on the larger developments, held against damage to lobbies, lifts and the hoist and refunded after the developer's inspection at handover. It is your money tied up for three months, so we raise it at the first meeting rather than in the first invoice.
