Stock and layouts in Vile Parle
Vile Parle is two grids of old co-operatives either side of the station, and the buildings are the point. Hanuman Road, Dixit Road, Tejpal Scheme, Irla: mostly ground-plus-three, mostly built by housing societies rather than developers, and mostly still running the services they were finished with.
Parle East co-operatives
Hanuman Road, Dixit Road and the Tejpal Scheme lanes. Ground-plus-three, 1955–1975, generous rooms, cast-iron drainage, and internal walls that are frequently load-bearing.
Parle West and Irla
Slightly newer, closer to the Juhu side. Mid-rise with lifts, larger carpet areas, and a wealthier renovation market.
Bungalow plots
A thinning stock of two-storey plotted houses, mostly on the East side. Structural work is possible here in a way it is not in a flat, and municipal drawings matter.
Recent redevelopments
Fourteen- to twenty-storey replacements on old society plots where the funnel allows. Modern services, small balconies, and a developer fit-out note.

Replacing a cast-iron soil stack within the flat costs ₹65,000 to ₹1.4 lakh depending on the number of connections, and roughly two out of three pre-1975 Parle East flats we survey need it. It is quoted as a conditional line so you can see the number before deciding.

The Vile Parle constraints that move a price
- Cast-iron drainage is the standard hidden cost. The stacks corrode from the inside and the failure shows up as a damp patch in the flat below, usually a month after a renovation. We scope the stack during the survey and quote replacement separately rather than discovering it at first fix.
- Some internal walls carry load. In the pre-1970 blocks, the 9-inch wall between the kitchen and the passage is often structural. Nothing comes down without the society's structural consultant signing a drawing, and we will not quote a demolition until that is in hand.
- The funnel caps the buildings. Height restrictions under the runway approach have kept much of Parle East at four storeys. Lifts, where they exist, are small retrofits in the stairwell with 240 kg limits.
- School and college traffic closes the roads twice a day. Mithibai, NM and the Parle schools generate a 30-minute window of complete gridlock morning and afternoon. Deliveries are scheduled between 11am and 3pm and nothing else works.
- Society conservatism is real and usually reasonable. These committees have watched flats being renovated for forty years. They will ask for a structural undertaking, a debris plan and a work-hours commitment in writing, and giving all three on day one saves a fortnight.
The delivery problem in Vile Parle
What follows is not boilerplate — it is the four constraints we have actually hit on jobs in this pocket.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Approach roads | Total gridlock at school and college timings, twice daily | 11am–3pm delivery window, fixed; nothing scheduled around the peaks |
| Lifts | Retrofit stairwell lifts, 240 kg, or no lift at all | Knock-down joinery; heavy items staged and carried in sections |
| Structural approval | Society consultant sign-off before any wall is touched | Drawing submitted with the NOC; no demolition quoted before approval |
| Debris | Narrow lanes, no skip parking, evening removal only | Bagged daily and hand-carried out; a booked tempo after 7pm |
The spec we write here
What gets specified here is decided by the walls, the air and the society bye-laws, in that order.
| Element | What we specify | Why, here |
|---|---|---|
| Drainage | Full CPVC or SWR replacement of in-flat runs; stack scoped separately | Original cast iron is at or past the end of its life |
| Walls | No structural wall touched without a consultant's drawing | Internal 9-inch walls in pre-1970 blocks frequently carry load |
| Carcass | 710-grade throughout, BWP in kitchen and bathrooms | Parle is inland enough that salt is not a factor |
| Electrical | Full rewire assumed in pre-1975 flats; conduit re-run in chase | Original circuits are undersized for modern loads |
| Doors | Original teak frames retained and re-hung wherever sound | Frames from this era are better timber than anything currently sold |
Programme for a Vile Parle project
- Week 0 — survey, stack scope, structural checkMeasure, camera the soil stack where access allows, identify which internal walls are load-bearing, and lodge the NOC with a demolition drawing attached.
- Weeks 1–3 — design and conditional BOQLayouts and 3D views, plus a bill that shows the drainage and rewiring lines as separate conditional items you can accept or decline.
- Weeks 4–6 — strip-out, drainage, rewiringThe messiest phase in Parle, and the one that decides whether the rest of the programme holds. Old plaster, old pipe, old wiring, all out together.
- Weeks 7–11 — joinery and ceilingCarcasses carried up in modules and assembled. Ceiling closes only after the new services have been pressure-tested and photographed.
- Weeks 12–14 — finishes and handoverPolish to retained timber, paint, hardware, lighting, clean and snagging.
Two Vile Parle clients, in their words
The stack was scoped and quoted before we signed. It failed the camera test exactly as they predicted, and there was no argument about who pays.
They refused to quote for removing the kitchen wall until the society consultant looked at it. He said no. I would rather have heard that in week one.
The good Vile Parle buildings are better built than most of what has replaced them. What they need is their services brought forward fifty years, and any quote that does not address that is not a quote for this suburb.

Frequently asked questions
What is the interior design cost in Vile Parle?+
₹2,190–₹3,770 per sq ft of carpet. A 680–920 sq ft old co-operative 2BHK is ₹14.9–20.1 lakh essential and ₹25.6–34.7 lakh at luxury, ex-GST. Budget a further ₹65,000–₹1.4 lakh if the soil stack needs replacing, which it does in roughly two-thirds of pre-1975 flats.
How do I know if my Vile Parle flat needs new drainage?+
Age is the strongest signal — cast iron installed before 1975 is at the end of its service life. We camera the stack where there is access and check for scale, pitting and section loss. Damp on the ceiling of the flat below, or slow drainage that returns after every cleaning, is close to conclusive.
Can I remove a wall in an old Parle co-operative?+
Only with the society's structural consultant signing a drawing. In pre-1970 buildings the internal 9-inch walls often carry load, and the kitchen–passage wall is the usual culprit. We submit the demolition drawing with the NOC and will not price a removal before it is approved.
Why are Vile Parle buildings so short?+
The airport approach funnel restricts height across much of Parle East. Redevelopment has been uneconomic for decades under that cap, so the original four-storey co-operative stock survived. It is why lifts here are small stairwell retrofits with 240 kg limits, where they exist at all.
When can material be delivered in Vile Parle?+
Between roughly 11am and 3pm. The school and college run gridlocks Hanuman Road, Dixit Road and the Irla approach twice a day, and a tempo caught in it loses its lift slot as well as its morning. We fix the window in the schedule and do not negotiate it.
