The buildings of Santacruz

Santacruz splits at the highway into two suburbs that share nothing but a name. West is colony housing under the flight path — Willingdon, Prabhat, Gazdar Bandh — with height caps that have held the stock low and old. East is Kalina, Vakola and the university, denser and newer and considerably cheaper.

Willingdon and Prabhat Colony

1960s–80s co-operative housing, four to six storeys, height-restricted by the airport funnel. Good room sizes, small or absent lifts, and original wiring in a fair share of them.

Santacruz West sea-side lanes

Gazdar Bandh and the Juhu-facing edge. Larger flats, salt exposure, and societies with formal renovation bye-laws.

Kalina and the university belt

Santacruz East. Student and faculty rentals, compact 1 and 2BHKs, and a landlord market that wants durable rather than beautiful.

Vakola and the highway side

Mixed 1990s buildings and newer redevelopments. The low points here take water in a heavy monsoon and the ground floors know it.

The numbers for a Santacruz flat

The working range in Santacruz is ₹2,310–₹3,960 per sq ft. What moves a project up the range is almost never the layout — it is the finish schedule and how much of the existing services have to be replaced.

Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.

Acoustic glazing on the approach side adds roughly ₹1,100–₹1,800 per sq ft of opening — around ₹1.2 to ₹2.4 lakh on a typical 2BHK with three affected windows. It is quoted separately because whether you need it depends on which way your flat faces, not on how big it is.

Design and build under one accountable roof in Santacruz

Conditions specific to Santacruz

  • The height funnel explains the building stock. AAI restrictions under the approach path have capped redevelopment for decades, which is why so much of Santacruz West is still four-storey. It also means small lifts, or none, and an ageing services layer inside otherwise sound buildings.
  • Aircraft noise is a specification issue. On the approach side we use laminated acoustic glazing with a 12 mm cavity and gasketed frames. Ordinary double glazing sold as soundproof does very little at the frequencies that matter here.
  • Vakola floods. Two or three times a monsoon, water stands in the low pockets near the nallah. On ground and first floors we raise joinery on a 100 mm plinth, keep MDF out entirely and use BWP with a sealed bottom edge.
  • Kalina is a landlord market. Much of the East-side work is rent-ready: durable laminate rather than veneer, standard hardware, neutral palette, and a two-to-three week turnaround between tenancies. We price that as a different product, not a cut-price version of a home.
  • Colony committees meet monthly. Willingdon and Prabhat approve renovations at a scheduled committee meeting, not on request. Miss it and you wait four weeks, which is why we start the NOC before the design is finished.

Moving material in Santacruz

We programme the following into the schedule before we quote, because retro-fitting them into a running job is what causes the delays people complain about.

Santacruz site logistics
ConstraintThe reality hereHow we plan for it
Society approvalMonthly committee meeting, not on-demand approvalNOC lodged in week 0, before drawings are complete
LiftsSmall 4- or 6-person lifts; several buildings have noneModules sized to the lift car or the stair; delivery split across days
Monsoon accessVakola low points hold water after heavy rainMaterial scheduled around forecast; nothing porous stored at ground level
NoiseContinuous aircraft noise; drilling adds to itNoisy scope 10am–5pm; neighbours notified in writing for demolition week

The material schedule below is written for this micro-market, and we will explain any line of it on site.

The Santacruz timeline, week by week

  1. Week 0 — survey and committee NOCMeasure, check which openings face the approach path, test the circuits, and get the application onto the next committee agenda. The meeting date, not our schedule, sets the start.
  2. Weeks 1–3 — design, glazing survey, BOQLayouts and 3D views, plus a separate window schedule if acoustic glazing is going in, since those lead times are longer than joinery.
  3. Weeks 4–5 — strip-out, rewiring, first fixDemolition, then the electrical rewire where the survey called for it, then plumbing.
  4. Weeks 6–10 — joinery, glazing, ceilingWindows and joinery often land in the same fortnight. The ceiling closes after both are in and tested.
  5. Weeks 11–13 — finishes and handoverPaint, hardware, lighting, clean, internal snag, then your inspection.

Feedback from Santacruz projects

4.9/5 · 127 Client ratings

The acoustic windows were the single best line in the budget. We can hold a conversation in the bedroom now, which we could not before.

Deepa & Rohan S.2BHK · Prabhat Colony

It was a rental fit-out and they quoted it as one — hard-wearing, quick, no lectures about veneer. Back on the market in nineteen days.

Iqbal H.1BHK · Kalina

Santacruz rewards asking two questions early: which way do the windows face, and when does the committee meet. Both answers change the programme more than anything in the design brief does.

Frequently asked questions

How much do interiors cost in Santacruz?+

₹2,310–₹3,960 per sq ft of carpet area. A 620–860 sq ft colony 2BHK is ₹14.3–19.9 lakh essential and ₹24.6–34.1 lakh at luxury, ex-GST. Acoustic glazing, where the flat faces the approach path, is an additional ₹1.2–2.4 lakh on a typical 2BHK.

Does acoustic glazing actually work against aircraft noise?+

Laminated glass with a PVB interlayer and a properly gasketed frame does — we typically see 28 to 32 dB reduction measured at the window. Sealed double glazing without lamination performs poorly at aircraft frequencies, and it is what most 'soundproof window' quotes in this suburb are actually offering.

Why is so much of Santacruz still low-rise?+

The AAI height funnel for the main runway crosses Santacruz West. Buildings under it are capped, so redevelopment economics never worked and the 1960s–80s colony stock stayed. Practically, that means small lifts, some walk-ups, and services that are fifty years old inside structurally sound buildings.

What should a ground-floor Vakola flat be specified in?+

BWP carcass with a sealed bottom edge, joinery raised on a 100 mm plinth, tile or stone skirting rather than MDF, and no particle board anywhere below waist height. The low pockets near the nallah take standing water two or three times a monsoon and ordinary board does not survive it twice.

Do you do rental fit-outs in Kalina?+

Regularly. It is a different product: 0.8 mm laminate instead of veneer, standard soft-close hardware, a neutral palette and a two-to-three week turnaround so the flat is not empty for a month. We quote it as rent-ready work rather than as a discounted home interior.
