Housing stock in Versova
Versova runs from Seven Bungalows out to the beach, with Yari Road branching off toward the film-industry housing and the koliwada at the northern end. The frontage buildings face open sea; Yari Road is a single-access spine; and the fishing village keeps its own lanes, its own rhythm and its own access rules.
Beach-facing towers
Post-2000 buildings on the Versova frontage. Large layouts, service lifts, fit-out rules, and direct exposure to sand and salt.
Yari Road
1990s and 2000s mid-rise along the single spine road. Strong rental market, film-industry tenancies and one access route for everything.
Seven Bungalows
Older, lower, more established, set back from the beach. Larger plots and a milder exposure profile.
Versova koliwada
The fishing village. Owner-built houses on lanes of two metres, the most severe salt exposure in the suburb and no vehicle access at all.
Planning around Versova
- Sand is as destructive as salt here. Fine windborne beach sand abrades finishes, jams drawer runners and sliding tracks and grinds into soft flooring. Gasketed openings, brush seals and sealed runner channels are the answer, and they are not optional on the frontage.
- CRZ rules apply near the beach. Coastal Regulation Zone restrictions limit external work and any extension on the frontage. Internal work is generally unaffected, but establishing which zone a building sits in is a week-0 task.
- Yari Road is a single spine with one way in. Any blockage on it stops everything. Deliveries are timed, marshalled and consolidated, and the fallback is to wait rather than to reroute, because there is no route.
- The koliwada takes no vehicles. Lanes of two metres and an active working fishing village. Material is dropped and head-loaded, and work is scheduled around the fishing day, not against it.
- Salt on the frontage is severe. SS 316 throughout on exposed fittings, epoxy priming on all metal faces and BWP everywhere on the western rooms.

Versova interior rates for 2026
A Versova quotation starts at ₹2,190 per sq ft of carpet area and reaches ₹3,830 at the top of the specification. Multiply your own carpet figure by the column you want.
| Home size | Carpet area here | Essential ₹2,190/sq ft | Premium ₹2,980/sq ft | Luxury ₹3,830/sq ft |
|---|---|---|---|---|
| 1BHK | 420–580 sq ft | ₹9.2 – 12.7 L | ₹12.5 – 17.3 L | ₹16.1 – 22.2 L |
| 2BHK | 700–950 sq ft | ₹15.3 – 20.8 L | ₹20.9 – 28.3 L | ₹26.8 – 36.4 L |

| Koliwada house — per floor | 500–900 sq ft | ₹10.9 – 19.7 L | ₹14.9 – 26.8 L | ₹19.1 – 34.5 L |
All figures ex-GST, with 18% charged separately. Excludes structural civil work, white goods and loose furniture. Check a different area in the cost calculator.
Sand management is a Versova line item. Gasketed windows and doors, brush seals at thresholds, sealed runner channels on sliding systems and gasketed shutters on all storage run ₹70,000 to ₹1.6 lakh on a 2BHK on the frontage. Skip it and the sand gets into every drawer runner within a season.
Getting labour and material into Versova
Access dictates the programme here more than the scope does. These are the constraints we price against.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Sand ingress | Windborne beach sand across the western frontage | Gasketed openings, brush seals, sealed runner channels as standard |
| CRZ | Coastal Regulation Zone limits on frontage buildings | Zone established in week 0; scope confirmed as internal in writing |
| Yari Road | Single access spine with no alternative route | Timed consolidated deliveries; delay rather than reroute when blocked |
| Koliwada | Two-metre lanes, no vehicle access, active fishing village | Drop point and head-loading; work scheduled around the fishing day |
Specification decisions for Versova
A specification is a set of trade-offs against a particular place. These are ours for this one.
| Element | What we specify | Why, here |
|---|---|---|
| Openings | Gasketed frames with brush seals at every threshold | Sand enters through gaps that rain never would |
| Runners | Sealed-channel drawer runners and sliding tracks | Open runners fill with sand and fail within a season |
| Hardware | SS 316 throughout on frontage flats | Direct sea exposure with no shelter |
| Flooring | Hard-wearing vitrified or stone; soft finishes avoided on the frontage | Sand underfoot grinds soft flooring within a year |
| Carcass | BWP on all western rooms, sealed on six faces | Salt-laden humidity and driven rain together |
How long a Versova flat takes
- Week 0 — survey, CRZ check, exposure assessmentMeasure, establish the CRZ position of the building, and assess how much sand and salt the particular elevation actually takes.
- Weeks 1–3 — design, opening schedule, BOQLayouts and 3D views, with a separate schedule for windows, seals and sliding systems because those specifications drive the sand strategy.
- Weeks 4–5 — strip-out and first fixDemolition and services, with the openings measured for gasket work.
- Weeks 6–11 — joinery, openings, ceilingMarine joinery and sealed openings together; the sand detailing is installed as part of the joinery, not added after.
- Weeks 12–14 — finishes and handoverCoastal paint system, hardware, lighting, clean and snagging.
What the last two Versova handovers were like
Our previous drawers seized every year from the sand. The sealed runners and the brush seals have ended it completely.
They worked around the boats and the drying nets instead of complaining about them. Everything came in on foot and nothing got in anyone's way.
Versova asks for a coastal specification with an extra layer for sand, and for genuine respect for a working fishing village that was here long before the towers were.

Frequently asked questions
What is the interior cost in Versova?+
₹2,190–₹3,830 per sq ft of carpet area. A 700–950 sq ft 2BHK is ₹15.3–20.8 lakh at an essential finish and ₹26.8–36.4 lakh at luxury, ex-GST. Frontage flats add ₹70,000–₹1.6 lakh for the sand and sealing package.
How do you stop beach sand getting into the joinery?+
Gasketed window and door frames, brush seals at every threshold, sealed-channel drawer runners and sliding tracks, and gasketed shutters on all storage. Sand enters through gaps that rain would never pass, so ordinary weatherproofing is not enough. On the frontage this is the single most useful thing in the specification.
Do CRZ rules affect my Versova renovation?+
Internal work, generally not. Anything that extends the building, changes the external envelope or affects the frontage on a CRZ-restricted plot does. We establish the building's zone in week zero and confirm in writing that the proposed scope is internal, rather than finding out halfway through.
Can you work in the Versova koliwada?+
Yes, and we do. The lanes are around two metres and take no vehicles, so material is dropped on the main road and head-loaded in, priced by measured distance. Just as important is scheduling around the fishing day — the village works to the tides and the boats, and a crew that ignores that is not welcome twice.
Is Versova as corrosive as Prabhadevi?+
On the beach frontage, comparably so, and with sand on top of the salt. SS 316 throughout, epoxy priming on all metal faces and BWP on the western rooms. At Seven Bungalows, set back from the beach, it moderates significantly and a full marine schedule there would be overspecifying.
