Nerul, building type by building type
Nerul is Navi Mumbai at its most comfortable: CIDCO sectors laid out generously, Palm Beach Road along the water with the premium towers, and the NRI Complex between them. Flats are larger than in Vashi, owners are often abroad, and the projects tend to be full-home rather than partial.
Palm Beach Road towers
Post-2003 premium towers facing the creek. 1,200–2,400 sq ft, service lifts, written fit-out rules, and constant wind and salt on the front elevation.
NRI Complex
Gated 1990s–2000s development with its own estate rules. Substantial flats, many owned by people living abroad, and approvals that happen over video call.
CIDCO sectors 1–50
Standard node housing from the mid-1980s onward. Repeating plans, good access, and services now needing attention in the older sectors.
Nerul East and the lake side
Quieter, inland, cheaper. No salt exposure and a more modest finish expectation.
The numbers for a Nerul flat
The working range in Nerul is ₹1,830–₹3,100 per sq ft. What moves a project up the range is almost never the layout — it is the finish schedule and how much of the existing services have to be replaced.
| Flat | Carpet area | Essential ₹1,830/sq ft | Premium ₹2,430/sq ft | Luxury ₹3,100/sq ft |
|---|---|---|---|---|
| 1BHK | 420–560 sq ft | ₹7.7 – 10.2 L | ₹10.2 – 13.6 L | ₹13.0 – 17.4 L |
| 2BHK (CIDCO) | 620–830 sq ft | ₹11.3 – 15.2 L | ₹15.1 – 20.2 L | ₹19.2 – 25.7 L |
| 3BHK | 1,050–1,400 sq ft | ₹19.2 – 25.6 L | ₹25.5 – 34.0 L | ₹32.5 – 43.4 L |
| 3BHK / 4BHK (Palm Beach) | 1,500–2,200 sq ft | ₹27.4 – 40.3 L | ₹36.5 – 53.5 L | ₹46.5 – 68.2 L |
Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
Wind-rated balcony glazing and heavier slider hardware on the Palm Beach frontage add ₹1.1 to ₹2.6 lakh on a 3BHK. This is not a comfort upgrade — a standard-section slider on a high floor facing the creek deflects visibly in the pre-monsoon wind and its rollers fail within a couple of years.

Design and build under one accountable roof in Nerul
The Nerul realities behind the quotation
- Wind is the Palm Beach design constraint. On the upper floors the pre-monsoon breeze is strong and sustained. Sliding systems need heavier sections and better rollers, and anything cantilevered on a balcony needs to be fixed for uplift, not just weight.
- Salt goes with the wind. SS 316 on every exposed fitting on the creek face, epoxy primer on all metalwork including the hidden face, and BWP on external walls. Two sectors inland none of this is necessary.
- Logistics here are genuinely easy. Wide roads, real parking, direct access to building entrances and functioning service lifts in the towers. It removes a week from a comparable Mumbai programme.
- Remote owners need a different reporting rhythm. A large share of NRI Complex and Palm Beach owners are abroad. We run a weekly photo and video update with a written progress note, and we get material approvals in writing rather than on a call.
- Estate rules in the gated developments are formal. Applications, deposits, worker passes and booked lifts. Filed in week 0.
How a Nerul site actually runs
This is the part of a quotation that separates studios who work here regularly from studios who do not.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Wind exposure | Sustained pre-monsoon wind on the Palm Beach frontage | Heavier slider sections and uplift fixings on balcony joinery |
| Salt | Creek-face corrosion; interior sectors unaffected | Marine spec written to the elevation, not the pin code |
| Access | Wide roads, parking and service lifts | Full loads delivered to the building; no handling premium |
| Remote owners | Many owners abroad, approvals across time zones | Weekly photo and video reports; all approvals in writing |
Materials and hardware for a Nerul flat
The material schedule below is written for this micro-market, and we will explain any line of it on site.
| Element | What we specify | Why, here |
|---|---|---|
| Sliders | Heavier-section systems with sealed stainless rollers on the creek face | Standard sections deflect and fail in sustained wind |
| Balcony fixings | Designed for uplift as well as dead load | Wind gets under cantilevered elements on high floors |
| Hardware | SS 316 on the creek face; SS 304 inland | Corrosion falls off sharply within two sectors |
| Carcass | BWP on all external walls on the water side | Wind-driven rain reaches further here than on a sheltered elevation |
| Metalwork | Epoxy primer on all faces including the concealed ones | Corrosion starts on the face nobody inspects |
The Nerul timeline, week by week
- Week 0 — survey, exposure and estate paperworkMeasure, establish the elevation and wind exposure, and file the estate application, deposit and passes.
- Weeks 1–3 — design, glazing schedule, BOQLayouts and 3D views plus a separate schedule for glazing and sliders, whose lead times exceed joinery.
- Weeks 4–5 — strip-out and first fixDemolition and services, with the balcony fixings set out before anything is closed.
- Weeks 6–11 — joinery, glazing, ceilingStraightforward logistics; the glazing installation is usually the critical item.
- Weeks 12–13 — finishes, handover, deposit releasePaint, hardware, lighting, clean, estate inspection and refund.
Owners we have worked for in Nerul
The previous sliders rattled all through May. The new sections do not move and the rollers are stainless. Worth every rupee.
We were in Dubai for the whole project. The weekly video and written note meant we never felt out of it.
Nerul gives you the easiest site conditions in the region and one genuinely demanding design problem on the water side. Solve the wind and the salt and the rest of the job is straightforward.

Frequently asked questions
What do interiors cost in Nerul?+
₹1,830–₹3,100 per sq ft of carpet. A 620–830 sq ft CIDCO 2BHK is ₹11.3–15.2 lakh at an essential finish and ₹19.2–25.7 lakh at luxury, ex-GST. Palm Beach flats add ₹1.1–2.6 lakh for wind-rated glazing and slider hardware on a 3BHK.
Why do sliding doors fail on Palm Beach Road?+
Sustained wind loading. Standard-section aluminium sliders are designed for a sheltered elevation; on a high floor facing the creek they deflect enough in the pre-monsoon months to bind, and the rollers wear out within two or three years. Heavier sections with sealed stainless rollers cost more once and stop the problem.
Do you manage projects for owners living abroad?+
Regularly in Nerul, particularly in the NRI Complex. We run a weekly photo and video report with a written progress note, take all material approvals in writing rather than verbally, and schedule the two or three decisions that genuinely need a live conversation around your time zone.
Is Nerul more expensive than Vashi?+
By roughly 5 to 8% at the same specification, because the flats are larger, the finish expectation is higher and the creek-facing work carries a genuine wind and salt premium. In the inland sectors the two nodes are close to identical in price.
How long does a Nerul 3BHK take?+
Twelve to thirteen weeks, with the glazing usually on the critical path rather than the joinery. The site logistics here are the easiest we work with — wide roads, parking and service lifts — which is worth about a week against a comparable Mumbai project.
