What we work on in Vasai
Vasai sits across the creek and, administratively and culturally, across a boundary. Manickpur, Papdy and the old village quarters are laid out on Portuguese-era plots with independent houses and walled compounds; Vasai East around the Phata and Gokhivare is ordinary MMR builder housing; and the new towers off the highway are aimed at people who work in Mumbai and sleep here.
Plot houses in Manickpur and Papdy
One- and two-storey independent houses on walled plots, often 1,200–2,500 sq ft built-up. Structural alterations are possible, external work is possible, and nobody has to be asked except the corporation.
Old village and gaothan stock
Laterite and brick construction, some of it a century old, with thick walls, high ceilings and saline damp at plinth level.
Vasai East builder towers
1990s-onward mid-rise around Vasai Phata and Gokhivare. Compact, conventional, priced at the bottom of the MMR range.
New highway-side developments
Post-2014 towers with amenities, small lifts and an aspirational finish expectation on a Vasai budget.
What you will pay in Vasai
Interior work in Vasai is priced per square foot of carpet area: ₹1,250 essential, ₹1,630 premium, ₹2,010 luxury. Carpet, not built-up and not RERA carpet plus balcony. All three are our own rates, taken from Vasai homes we have completed and billed, held at October 2026.
| Flat | Carpet area | Essential ₹1,250/sq ft | Premium ₹1,630/sq ft | Luxury ₹2,010/sq ft |
|---|---|---|---|---|
| 1BHK (tower) | 350–480 sq ft | ₹4.4 – 6.0 L | ₹5.7 – 7.8 L | ₹7.0 – 9.6 L |
| 2BHK (tower) | 580–780 sq ft | ₹7.2 – 9.8 L | ₹9.5 – 12.7 L | ₹11.7 – 15.7 L |
| Plot house — ground floor | 900–1,400 sq ft | ₹11.2 – 17.5 L | ₹14.7 – 22.8 L | ₹18.1 – 28.1 L |
| Plot house — full | 1,600–2,400 sq ft | ₹20.0 – 30.0 L | ₹26.1 – 39.1 L | ₹32.2 – 48.2 L |
Exclusive of 18% GST. Loose furniture, appliances and any structural work are separate lines. Try your own numbers in the interior cost calculator.
Plot houses are quoted on built-up rather than carpet area because there is no meaningful distinction where you own the walls. They also carry civil scope a flat never does — plinth damp-proofing, external plaster, roof treatment — which is quoted separately from the interior rate.

Design and build under one accountable roof in Vasai
Conditions specific to Vasai
- No society means no NOC, and also no shared services. A plot house owner can move a wall, add a window and work on a Sunday. They also own the water tank, the drainage run and the roof, and all three usually need attention before the interior does.
- Saline groundwater causes rising damp. In the older village stock, plinth-level salt damp is common and it destroys skirting and wall panelling from behind. We chemical-inject the plinth course and allow a ventilated cavity before fixing anything to an affected wall.
- VVMC governs, not BMC or MBMC. Vasai-Virar City Municipal Corporation has its own permission and debris regime. Internal work generally needs no permission; anything touching the envelope of a plot house does.
- Material comes over the creek. Every load from Mumbai crosses at Vasai creek and that crossing is unreliable in peak hours. We order in fewer, larger consignments and store on site — which plot houses, unusually, have room for.
- Local labour is available and good. Vasai has a real carpentry and masonry tradition of its own. We use local trades for civil and site-made work and bring factory joinery in from the city, which is the cheaper combination in both directions.
Working days, lifts and access in Vasai
The site rules below are the ones we brief the crew on before the first delivery arrives.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Creek crossing | Every Mumbai load crosses at Vasai creek, unreliable at peak | Fewer, larger consignments; deliveries scheduled outside peak hours |
| On-site storage | Plot houses have compound space; towers do not | Bulk delivery and secure site storage where the plot allows it |
| VVMC permissions | Envelope work on a plot house needs corporation approval | Applied for in week 0; internal-only scope confirmed in writing |
| Local trades | Strong local masonry and carpentry base | Civil and site work local; factory joinery from the city |
Material choices that suit Vasai
Specification follows the local environment and the building rules, not a house style.
| Element | What we specify | Why, here |
|---|---|---|
| Plinth | Chemical damp-proof injection in older village stock | Saline groundwater drives rising damp through the plinth course |
| Wall fixing | Ventilated 25 mm cavity behind panelling on affected walls | Fixing directly to a damp wall destroys the joinery from behind |
| Carcass | BWP in kitchen, bathroom and all ground-floor joinery | Ground-floor humidity in a plot house is consistently higher than in a flat |
| Roof | Terrace or tile roof treatment quoted before interiors begin | There is no society to blame and no one else to fix it |
| Hardware | SS 304 internally, SS 316 on external doors and grilles | Coastal but not exposed — full marine grade is only needed outside |
Programme for a Vasai project
- Week 0 — survey, damp readings, permission checkMeasure, take plinth moisture readings in the older stock, inspect the roof and drainage, and establish with VVMC whether anything in the brief needs permission.
- Weeks 1–3 — design and split BOQTwo bills for a plot house: civil and envelope work, and interior work. You can approve them separately and sequence them.
- Weeks 4–6 — civil, damp-proofing, first fixPlinth injection, external plaster repair and roof treatment where needed, then electrical and plumbing.
- Weeks 7–12 — joinery and finishesFactory carcasses from the city, site-made civil joinery local, assembled together.
- Weeks 13–15 — completion and handoverPaint, hardware, lighting, external touch-up, clean and snagging.
Owners we have worked for in Vasai
The damp at the base of the wall had eaten two previous sets of panelling. They injected the plinth and left an air gap. Three monsoons, nothing.
They used Vasai masons for the civil work and brought the wardrobes from Mumbai. It was cheaper and faster than either on its own.
Vasai is the part of the MMR where the building, not the society, sets the rules. That makes the work freer and the diligence more important, because nobody else is maintaining the structure you are fitting out.

Frequently asked questions
What does interior work cost in Vasai?+
₹1,250–₹2,010 per sq ft, ex-GST. A 580–780 sq ft tower 2BHK is ₹7.2–9.8 lakh essential and ₹11.7–15.7 lakh at luxury. A 900–1,400 sq ft plot house ground floor is ₹11.2–17.5 lakh essential, quoted on built-up area, plus separately quoted civil and envelope work.
Do I need society permission for a Vasai plot house renovation?+
There is no society. Internal work needs nobody's approval. Anything that touches the envelope — a new window opening, an extension, a change to the roof — needs VVMC permission, and we establish which category your brief falls into before design starts rather than after.
What causes the damp at the bottom of my walls?+
Rising damp driven by saline groundwater, which is common in Vasai's older village stock. Salt crystallises inside the plaster and pushes it off. The fix is chemical injection at the plinth course plus a ventilated cavity behind any panelling. Painting over it, which is what usually gets tried first, lasts one monsoon.
Is it cheaper to use local Vasai contractors?+
For civil, masonry and site-made carpentry, yes — the local trade base is genuinely good and considerably cheaper than bringing crews over the creek. For factory joinery, no; the city workshops are better equipped. We run both, which is why our Vasai rate is below what a Mumbai-only studio can offer.
How long does a full plot house take?+
Thirteen to fifteen weeks including the civil scope, against eleven to twelve for a flat of similar size. The difference is entirely the envelope: damp-proofing, plaster repair and roof treatment have to be done and cured before interior joinery goes against those walls.
