Stock and layouts in Bhayandar
Bhayandar is the older half of the Mira-Bhayandar pair — a station town that grew around the salt pans and the creek before the 1990s building boom reached it. The housing is a mix of ground-plus-four walk-ups from the 1980s and builder towers from the 2000s, and the western pockets have a corrosion problem that the eastern ones do not.
Navghar and the west-side pockets
Closest to the salt pans. 1980s and 1990s low-rise, four storeys, no lift, and visible corrosion on railings and window frames.
Jesal Park and Bhayandar East
Denser and more recent, with towers of eight to fourteen storeys and small single lifts.
Station-road mixed use
Shop-and-flat buildings with shared entrances, commercial noise and constrained access.
Creek-side newer towers
Post-2012 stock with better services and organised fit-out rules, at the top of the local price band.
What Bhayandar does to a project
- The salt pans are a corrosion source. Airborne salinity on the western side pits mild steel and chrome within two monsoons. SS 316 on exposed hardware, epoxy primer on every metal section including the hidden face, and no brass anywhere.
- MBMC debris rules apply. Same corporation as Mira Road: approved disposal contractors, separate paperwork, and a fee structure that differs from BMC's. Filed in week 0 or it stops the demolition.
- Walk-ups dominate the west. Ground-plus-four with no lift. Joinery is knock-down and there is a real hand-carry labour cost, which we quote rather than absorb.
- Local supply is limited to the ordinary. Ply, laminate and standard fittings are available on the station road. Anything specified — stone, custom glass, imported hardware — comes from the city with a day's lead.
- Creek-side humidity keeps walls damp longer. Buildings backing onto the creek dry slowly after the monsoon and readings on north and west walls stay high into October. We take a moisture meter to every external wall before drawing joinery against it, and leave a ventilated gap where the reading justifies one.
- Societies here are informal and that cuts both ways. Most Bhayandar committees approve a renovation in a conversation rather than a document, which is fast. It also means the rules are remembered differently by different people, so we put the working hours, the debris plan and the deposit into a short written note and get it countersigned before the first delivery.

Design and build under one accountable roof in Bhayandar
The numbers for a Bhayandar flat
The working range in Bhayandar is ₹1,250–₹2,070 per sq ft. What moves a project up the range is almost never the layout — it is the finish schedule and how much of the existing services have to be replaced.
| Home | Usual carpet band | Essential ₹1,250/sq ft | Premium ₹1,660/sq ft | Luxury ₹2,070/sq ft |
|---|---|---|---|---|
| 1BHK | 330–450 sq ft | ₹4.1 – 5.6 L | ₹5.5 – 7.5 L | ₹6.8 – 9.3 L |
| 2BHK | 560–760 sq ft | ₹7.0 – 9.5 L | ₹9.3 – 12.6 L | ₹11.6 – 15.7 L |
| 3BHK | 850–1,120 sq ft | ₹10.6 – 14.0 L | ₹14.1 – 18.6 L | ₹17.6 – 23.2 L |
Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
On the salt-pan side we add SS 316 hardware to exposed positions and epoxy primer on all metalwork, which costs roughly ₹28,000 to ₹55,000 on a 2BHK. On the eastern side of the railway line it is unnecessary and we do not charge for it.
The delivery problem in Bhayandar
What follows is not boilerplate — it is the four constraints we have actually hit on jobs in this pocket.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Salt exposure | Airborne salinity from the pans on the western side | Marine hardware and epoxy priming west of the line; standard spec east of it |
| Walk-ups | Ground-plus-four, no lift, narrow stair | Knock-down modules; hand-carry allowance quoted as a line item |
| MBMC disposal | Corporation-approved debris contractor required | Engaged and paperwork filed before strip-out begins |
| Procurement | Standard items local, specials from Mumbai | Specials ordered in week 1 to protect the programme |
The Bhayandar timeline, week by week
- Week 0 — survey and corrosion assessmentMeasure, check which side of the line the building sits on, and photograph the existing metalwork so the spec is written to the actual exposure.
- Weeks 1–2 — design and BOQLayouts, 3D views and a bill that shows the marine items separately where they apply.
- Weeks 3–4 — strip-out and first fixDemolition with MBMC disposal in place, then electrical and plumbing.
- Weeks 5–9 — joineryKnock-down modules hand-carried up and assembled in the flat.
- Weeks 10–11 — finishes and handoverPaint with anti-fungal primer, hardware, lighting, clean and snagging.
What clients here say
Our last set of hinges rusted in eighteen months. They explained why, changed the grade and charged us for exactly that and nothing else.
They told us the marine spec was not needed on our side of the tracks. It would have been easy to sell it to us anyway.
Bhayandar's only unusual requirement is honesty about which side of the railway line you are on. The west needs marine hardware; the east does not, and charging for it there would be dishonest.

Frequently asked questions
How much do interiors cost in Bhayandar?+
₹1,250–₹2,070 per sq ft of carpet area, ex-GST. A 560–760 sq ft 2BHK is ₹7.0–9.5 lakh essential and ₹11.6–15.7 lakh at luxury. Salt-pan-side flats add ₹28,000–₹55,000 for marine-grade hardware and epoxy priming.
Is the salt from the pans really a problem?+
On the western side, yes. We routinely see pitted chrome and rusted mild steel in flats a kilometre from any beach, because the pans put salt into the air regardless of the sea view. SS 316 on exposed fittings and epoxy primer on hidden metal faces solves it. East of the railway line it is not an issue.
Do you charge extra for the distance to Bhayandar?+
No travel premium. We schedule specialist trades in blocks rather than daily visits and use north-side crews, which keeps labour at the same rate. What does change is procurement: specials from the city carry a day's lead, so they are ordered in week one.
Can a full wardrobe be carried up a four-storey walk-up?+
Not assembled. It goes up as knock-down modules sized to the stair turn and is put together in the bedroom. The hand-carry labour is real and appears as its own line in the bill — typically ₹25,000 to ₹45,000 across a full-home project depending on the floor.
