What Seawoods is built of

Seawoods sits between the Palm Beach frontage and the Talawe wetlands, and both matter. The estate housing — Seawoods Estate, NRI Complex and the sectors around them — is substantial, well-built and owned in large part by people who spend part of the year elsewhere. The humidity, the insects and the estate rules are the three things every project here works around.

Seawoods Estate

Large 1990s–2000s estate towers with a formal fit-out regime, proper service lifts and organised management.

NRI Complex sectors

Substantial flats, many owned by people living abroad, with estate rules and remote approvals.

Wetland-facing buildings

Blocks looking onto the Talawe wetlands. Superb outlook, the highest humidity and insect pressure in the node.

Newer Seawoods Grand Central-side towers

Post-2016 development near the station complex. Modern services and the highest finish expectation locally.

Budgeting a Seawoods project

Rates here run from ₹1,830 per sq ft at an essential finish to ₹3,230 per sq ft at luxury. Every total below is that rate multiplied by the carpet band in the same row, so you can check it against your own flat.

Humidity management is a real line here: ventilated wardrobe carcasses, anti-fungal primer throughout, screened openings and a dehumidifier point in the main wardrobes. On a 3BHK it runs ₹90,000 to ₹1.9 lakh and it is the difference between opening a wardrobe after a monsoon and finding clothes or finding mould.

Conditions specific to Seawoods

  • Humidity here is the highest in Navi Mumbai. The wetlands hold water and the air holds moisture well past the monsoon. Every wardrobe carcass is ventilated at the back, every board is sealed on all six faces, and anti-fungal primer goes under all paint on external walls.
  • Insect screening is designed in, not added. Powder-coated removable screens set into the window frame at the time of manufacture. Retro-fitted screens never seal at the corners and the wetland side will find every gap.
  • Empty flats need a humidity plan. Where the owner is away for months, we fit a dehumidifier point in the principal wardrobes and hand over a written closing-up routine. It is unglamorous and it is the single most useful thing we do here.
  • Estate fit-out regimes are formal. Applications, deposits of ₹25,000 to ₹75,000, worker passes, booked lifts and defined hours. Filed in week 0.
  • Salt is present but secondary to moisture. SS 316 on exposed fittings on the Palm Beach side; elsewhere the enemy is water vapour, not chloride, and the response is ventilation rather than metallurgy.

Access and site logistics in Seawoods

Every site has a logistics problem; this one has a particular shape. Here is how we handle it.

Estate paperworkApplication, deposit, passes, booked lifts, defined hoursAll filed in week 0; deposit tracked to release at handover

Material choices that suit Seawoods

Specification follows the local environment and the building rules, not a house style.

What the Seawoods schedule looks like

  1. Week 0 — survey, estate paperwork, humidity assessmentMeasure, take ambient and wall moisture readings, and file the estate application with deposit and passes.
  2. Weeks 1–3 — design, window and screen schedule, BOQLayouts and 3D views, with the windows and screens scheduled separately because they are manufactured together.
  3. Weeks 4–5 — strip-out and first fixDemolition and services, with the dehumidifier points run in with the electrical.
  4. Weeks 6–11 — joinery, windows, ceilingVentilated carcasses installed, screened windows fitted, ceiling closed after testing.
  5. Weeks 12–13 — finishes, handover, closing-up briefAnti-fungal primer, paint, hardware, lighting, clean, and a written routine for shutting the flat up.

What the last two Seawoods handovers were like

4.9/5 · 127 Client ratings

We are away four months of the year. First monsoon back and the wardrobes smelled of nothing. That has never been true here before.

Capt. Manoj & Sheela T.3BHK · Seawoods Estate

The screens are inside the window frame and you genuinely cannot see them. Nothing gets in and the view is untouched.

Ayesha F.2BHK · wetland-facing

Seawoods is a humidity problem with a beautiful view attached. Ventilate the joinery, screen the openings and plan for the months the flat stands empty, and it is one of the best places in the region to live.

Frequently asked questions

How much do interiors cost in Seawoods?+

₹1,830–₹3,230 per sq ft of carpet area. A 680–900 sq ft 2BHK is ₹12.4–16.5 lakh at an essential finish and ₹22.0–29.1 lakh at luxury, ex-GST. The humidity package — ventilated carcasses, anti-fungal systems, screens and dehumidifier points — adds ₹90,000–₹1.9 lakh on a 3BHK.

Why do wardrobes grow mould in Seawoods?+

Because a sealed carcass against an external wall in this humidity has no way of drying. Moisture passes through the wall, condenses on the cool back panel and stays there. We ventilate the back with a 25 mm cavity and a rear grille, seal every face of every board and prime the wall behind with an anti-fungal system.

What should I do with the flat when I am away for months?+

Run a dehumidifier in the principal wardrobe on a humidistat, leave internal doors open, and close the external openings but not the wardrobe shutters. We fit a serviced socket inside the main wardrobes for exactly this and hand over a written closing-up routine at completion.

Are insect screens really necessary here?+

On the wetland-facing elevations, yes. What matters is that they are made into the window frame rather than added afterwards — a retro-fitted screen never seals at the corners and on this side of the node that is all it takes. Designed-in screens are invisible from inside and cost less than replacing a bad retrofit twice.

Is Seawoods more expensive than Nerul?+

Marginally, around 4 to 6%, almost entirely because of the humidity package. The estate regimes, the logistics and the base construction are comparable. What Seawoods adds is a genuine envelope problem that costs money to solve properly and costs more to ignore.
