Inside the Palghar housing market
Palghar became its own district in 2014 and it behaves like one. The town has plot houses and low-rise buildings; Boisar and Tarapur are industrial townships with company housing; and the coast at Kelva, Satpati and Shirgaon has a growing stock of weekend houses built by people who live in Mumbai. Each of those three is a different brief.
Palghar town plot houses
One and two-storey houses on owned plots, 1,000–2,200 sq ft built-up, often extended once already. Structural freedom and full civil scope.
Boisar and Tarapur township housing
Industrial company housing and adjacent private blocks. Standardised plans, modest budgets, and a practical, hard-wearing brief.
Coastal second homes
Kelva, Satpati and Shirgaon. Weekend houses with genuine marine exposure, intermittent occupation and a strong preference for low-maintenance finishes.
New town-side apartments
Recent mid-rise near the station, aimed at local buyers, with conventional layouts and small lifts.
Planning around Palghar
- The crew lives on site. At a hundred kilometres there is no commuting. We house the team locally for the project duration, which means a longer continuous working day and a programme that does not stall on travel.
- Material arrives in consignments, not deliveries. Three or four planned loads rather than thirty small ones. That requires the material schedule to be complete before the first load leaves, and it requires somewhere dry to store it.
- Power is less reliable than in the city. Outages of two to four hours are ordinary. We carry a site generator for the machine work rather than losing half a day to a cut.
- Coastal salt is severe but local. Kelva, Satpati and Shirgaon need full marine specification. Palghar town, fifteen kilometres inland, does not.
- Second homes need a maintenance plan, not just a design. We hand over a written schedule — what to close, what to ventilate, what to check after the monsoon — because an empty house deteriorates faster than an occupied one.

Budgeting a Palghar project
Rates here run from ₹1,250 per sq ft at an essential finish to ₹1,830 per sq ft at luxury, drawn from houses we have completed and billed and held at October 2026 money. Every total below is that rate multiplied by the carpet band in the same row, so you can check it against your own flat.
| Configuration | Typical carpet area | Essential ₹1,250/sq ft | Premium ₹1,520/sq ft | Luxury ₹1,830/sq ft |
|---|---|---|---|---|
| 1BHK apartment | 350–480 sq ft | ₹4.4 – 6.0 L | ₹5.3 – 7.3 L | ₹6.4 – 8.8 L |
| 2BHK apartment | 560–780 sq ft | ₹7.0 – 9.8 L | ₹8.5 – 11.9 L | ₹10.2 – 14.3 L |
| Plot house — ground floor | 1,000–1,600 sq ft | ₹12.5 – 20.0 L | ₹15.2 – 24.3 L | ₹18.3 – 29.3 L |
| Coastal second home | 1,400–2,200 sq ft | ₹17.5 – 27.5 L | ₹21.3 – 33.4 L | ₹25.6 – 40.3 L |
All figures ex-GST, with 18% charged separately. Excludes structural civil work, white goods and loose furniture. Check a different area in the cost calculator.
A second home is not a smaller version of a primary home. Intermittent occupation means humidity cycles through an empty house, so we specify for that: sealed joinery, no exposed MDF, ventilated wardrobe backs and finishes that recover rather than mark. It costs about 8% more and it is the difference between a house that looks the same after three years and one that does not.
Logistics we programme against in Palghar
None of the following is exotic. All of it costs money or time, and all of it is cheaper to plan for than to discover.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Distance | 100 km from the workshop; no daily crew movement | Team housed locally for the duration; continuous working days |
| Consignments | Three or four planned loads, not daily deliveries | Complete material schedule before the first load; dry on-site storage arranged |
| Power | Outages of two to four hours are routine | Site generator for machine work; finishing scheduled around supply |
| Marine exposure | Severe at Kelva and Satpati, negligible in the town | Specification written to the actual location, not the district |
Specification decisions for Palghar
A specification is a set of trade-offs against a particular place. These are ours for this one.
| Element | What we specify | Why, here |
|---|---|---|
| Carcass | BWP throughout on coastal projects; 710-grade inland | Salt and humidity at the coast; ordinary conditions in the town |
| Hardware | SS 316 within two kilometres of the sea, SS 304 beyond | Corrosion falls off sharply as you move inland |
| Wardrobe backs | Ventilated with a 25 mm gap in second homes | A closed wardrobe in an empty house grows mould |
| Finishes | Matte laminate and PU over gloss and veneer | Low-maintenance finishes suit intermittent occupation |
| Civil | Roof, plinth and external plaster assessed before interiors | Plot houses carry their own building maintenance |
What the Palghar schedule looks like
- Week 0 — survey, storage and accommodationMeasure, assess the civil condition, identify secure dry storage on site and arrange crew accommodation. This visit does more than a city survey does.
- Weeks 1–3 — design and complete material scheduleLayouts and 3D views, and a material schedule that must be final, because the consignments are planned against it.
- Weeks 4–6 — civil and first fixRoof and plinth work, external repairs, then electrical and plumbing with the generator on site.
- Weeks 7–13 — joinery and finishesContinuous work with the housed crew — this phase runs faster than an equivalent city project because there is no daily start-up loss.
- Weeks 14–16 — completion, handover and maintenance briefSnagging, deep clean, and a written maintenance schedule for a house that will stand empty between visits.
Two Palghar clients, in their words
They put the crew up in Palghar for four months. The site never stopped and we never chased anybody for a start time.
The maintenance list they left is taped inside the utility cupboard. Three years and the wardrobes still smell of nothing at all.
Palghar rewards planning and punishes improvisation. Get the material schedule and the storage right at the start and a hundred-kilometre project runs more smoothly than a Mumbai one, because nothing interrupts it.

Frequently asked questions
How much does an interior project cost in Palghar?+
₹1,250–₹1,830 per sq ft. A 1,000–1,600 sq ft plot house ground floor is ₹12.5–20.0 lakh essential and ₹18.3–29.3 lakh at luxury, ex-GST, plus separately quoted civil work. A 560–780 sq ft town apartment is ₹7.0–9.8 lakh essential.
Do you really send a team a hundred kilometres?+
We house one there. The crew stays in Palghar for the project duration, which gives a longer continuous working day than a city site and removes travel from the critical path. Several of the residential photographs on this website are from a Palghar house built exactly that way.
What is different about designing a second home?+
Intermittent occupation. A house that stands empty for three weeks at a time cycles humidity through closed joinery and grows mould in wardrobe backs. We ventilate wardrobe carcasses, seal all six faces of every board, avoid exposed MDF entirely and choose finishes that recover from neglect. It adds around 8% and it is not optional at the coast.
Is marine specification needed in Palghar town?+
No. The town is roughly fifteen kilometres inland and behaves like any dry-belt location — 710-grade carcass and SS 304 hardware are correct. Within two kilometres of the sea at Kelva, Satpati or Shirgaon, full marine specification is genuinely necessary.
How do power cuts affect the work?+
Two- to four-hour outages are ordinary in the district. We carry a site generator sized for the machine work, so cutting and edge-banding continue through a cut. Finishing and polishing are scheduled into reliable-supply hours, since those are the operations where an interruption spoils the work rather than delaying it.
