What Hiranandani Powai is built of
Hiranandani Gardens is the most tightly governed residential estate in Mumbai and, for a studio that works to rules, one of the easiest. The towers — Eldorado, Glen, Odyssey, Rodas and their neighbours — use a small number of repeating layouts, the services are consistent and well maintained, and the estate management enforces the manual evenly across everybody.
Estate towers — the main cohort
Neo-classical towers from the late 1990s and 2000s. Repeating premium layouts of 900–2,200 sq ft, proper service lifts, consistent services and a fixed external elevation.
Later estate developments
Post-2010 towers within the same estate regime. Larger flats, more contemporary interiors and the same manual.
Estate low-rise and townhouses
A smaller stock of lower buildings with their own access arrangements and the same external restrictions.
Rental-held flats
A substantial share of the estate is let to corporate tenants, which produces a steady market for neutral, durable, fast fit-outs.
The numbers for a Hiranandani Powai flat
The working range in Hiranandani Powai is ₹2,310–₹4,080 per sq ft. What moves a project up the range is almost never the layout — it is the finish schedule and how much of the existing services have to be replaced. The band is set by homes we have delivered and billed, escalated to October 2026.
| Home | Usual carpet band | Essential ₹2,310/sq ft | Premium ₹3,160/sq ft | Luxury ₹4,080/sq ft |
|---|---|---|---|---|
| 1BHK | 500–650 sq ft | ₹11.6 – 15.0 L | ₹15.8 – 20.5 L | ₹20.4 – 26.5 L |
| 2BHK | 850–1,150 sq ft | ₹19.6 – 26.6 L | ₹26.9 – 36.3 L | ₹34.7 – 46.9 L |
| 3BHK | 1,300–1,750 sq ft | ₹30.0 – 40.4 L | ₹41.1 – 55.3 L | ₹53.0 – 71.4 L |
| 4BHK / duplex | 2,000–2,800 sq ft | ₹46.2 – 64.7 L | ₹63.2 – 88.5 L | ₹81.6 L – ₹1.14 Cr |
Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
Because the layouts repeat, we hold measured drawings for most of the common estate types. Where your flat matches one, design runs a week shorter and the estimate is firmer than it could be anywhere with varied stock. We reduce the design fee accordingly rather than charging twice for the same measurement.

Design and build under one accountable roof in Hiranandani Powai
Five things that are true here and not elsewhere
- The estate manual is the governing document. It fixes external elevation elements, AC condenser positions, window replacements, balcony treatment, working hours, drilling depth, debris routes and the deposit. Read in week 0 and designed to, not around.
- Nothing visible from outside may change. The neo-classical elevation is the estate's identity and the management protects it uniformly. Grilles, enclosures, external colour and even curtain colour visible through a window have all been the subject of notices.
- Estate security runs on passes. Worker passes with photo identification, vehicle passes and a fixed crew list, issued by the estate rather than the society. Substitutions require re-issue.
- Repeating layouts make quoting precise. The same three or four floor plans recur across the towers. If we have worked in your layout before, the quote is based on measured fact rather than on an allowance.
- Specify for the next owner as well as this one. The estate has an active resale and corporate rental market. A neutral, well-built scheme holds its value here in a way an idiosyncratic one does not.
Access and site logistics in Hiranandani Powai
Every site has a logistics problem; this one has a particular shape. Here is how we handle it.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Estate manual | Governs elevation, hours, drilling, debris and deposit | Obtained and designed to in week 0; nothing proposed outside it |
| Passes | Estate-issued photo passes for every worker and vehicle | Fixed crew list submitted with the application; no substitutions |
| Service lifts | Proper service lifts with booked slots | Slots booked in week 0; loads consolidated against them |
| Repeating plans | A small number of layouts across the estate | Existing measured drawings reused; design stage shortened |
Materials and hardware for a Hiranandani Powai flat
The material schedule below is written for this micro-market, and we will explain any line of it on site.
| Element | What we specify | Why, here |
|---|---|---|
| External elements | Unchanged — AC positions, grilles, glazing line all fixed | The estate enforces the elevation uniformly and consistently |
| Core drilling | Depth capped to the manual's stated figure | Post-tensioned slabs in the taller estate towers |
| Carcass | BWP in wet areas and lake-facing walls; 710-grade elsewhere | Powai lake humidity affects the western elevations |
| Hardware | Blum in kitchens, Hettich elsewhere | Matches the resale expectation of the estate |
| Finishes | Durable and neutral at the base, with character in changeable elements | An active resale and corporate rental market rewards it |

- Weeks 3–4 — strip-out and first fixDemolition in permitted hours, debris by the estate's route, then electrical and plumbing.
- Weeks 5–10 — joinery and ceilingConsolidated loads against booked service lift slots; ceiling to the permitted drilling depth.

What clients here say
They had the manual before our first meeting and told us which three things on our list the estate would refuse. Everything after that went through first time.
They had worked in our exact layout twice before. The quote was to the rupee and the design took ten days.
Hiranandani Gardens is the most rule-bound estate in the city and, for that reason, the most predictable place in it to run a project. Read the manual and the estate is on your side.

Frequently asked questions
What do interiors cost in Hiranandani Powai?+
₹2,310–₹4,080 per sq ft of carpet area. An 850–1,150 sq ft estate 2BHK is ₹19.6–26.6 lakh at an essential finish and ₹34.7–46.9 lakh at luxury, ex-GST. Where your layout matches one we already hold drawings for, the design fee is lower and the programme is a week shorter.
What does the Hiranandani estate fit-out manual restrict?+
More than most society rules. External elevation elements, air-conditioning condenser positions, window replacement, balcony treatment and external colour are all fixed. It also sets working hours, maximum core-drilling depth, the debris route and the refundable deposit. It is enforced uniformly, which in practice makes it easier to work with than an unwritten convention.
Can I change my windows or enclose a balcony in the estate?+
No. The neo-classical elevation is the estate's defining feature and the management protects it consistently. Grilles, enclosures, altered glazing lines and external colour changes are all refused, and notices have been issued over less. We design entirely within the envelope, which in these layouts is not a meaningful limitation.
Is Hiranandani Powai more expensive than the rest of Powai?+
By roughly 15 to 18%, reflecting larger layouts, a higher finish expectation and the estate's resale values. The estate regime itself does not add much cost — it is well organised, the service lifts work and the paperwork is predictable, which offsets a good part of the premium.
Do the estate layouts really repeat?+
Across the main towers, yes — a small number of floor plans recur many times over. It is the most consistent residential stock in Mumbai. Where we have already worked in your layout, the survey is a verification rather than a measurement, the design runs about a week shorter and the estimate is based on measured fact.
