Carpet area × the band: essential ₹1,820, premium ₹2,490, luxury ₹3,160 per sq ft. Ex-GST. A kitchen-and-wardrobes-only scope lands 20–25% below. Andheri East runs within about 4% of these figures. The band is built from Andheri flats we have fitted out and invoiced, held at October 2026.
Why a small flat costs more per square foot
- The kitchen does not shrink. A 7 running foot kitchen in a 600 sq ft flat costs the same per running foot as the same kitchen in a 1,100 sq ft flat, and it is a larger share of a smaller budget.
- Nor do the bathrooms. Two bathrooms at ₹1,10,000 each is ₹2.2 lakh whether the flat is 600 or 1,100 sq ft.
- Design and supervision have a floor. A survey, a set of drawings, 3D views and a project manager cost roughly the same on any flat under about 1,200 sq ft.
- Storage has to be engineered. In a 1,100 sq ft flat storage is fitted; in a 620 sq ft flat it is designed — lofts, bed boxes, loft shutters with gas struts, pull-outs in every corner. That adds 8–14% of joinery cost for the same cubic feet.
- Custom sizes everywhere. Nothing in a compact Mumbai flat is a standard 600 or 900 mm module, so every carcass is cut to a non-repeating dimension.
- Net effect: 10–15% on the per-square-foot rate, which is why a 620 sq ft Andheri 2BHK reads as expensive per foot and is still the cheapest complete home in this comparison.

The city median, and why a small flat costs more per foot
A worked budget: 680 sq ft 2BHK, Lokhandwala
A premium fit-out at ₹16.9 lakh, which is ₹2,490 per sq ft — the mid-point of the Andheri West premium band.

Storage, which is what Andheri clients are actually buying
Almost every brief we receive in this suburb opens with the same sentence about needing more storage, and the numbers behind it are worth stating. A 680 sq ft 2BHK typically arrives with about 90 cubic feet of usable enclosed storage — a builder’s wardrobe in each bedroom and a kitchen with base and wall units. A designed fit-out takes it to 250–290 cubic feet. That comes from full-height wardrobes with 600 mm lofts, a hydraulic bed box in each bedroom, a tall unit and a loft in the kitchen, closed living-room storage and a ventilated shoe unit at the entrance. The joinery line in the budget above is ₹12.6 lakh of the ₹16.9 lakh total, and essentially all of it is buying cubic feet rather than appearance.
A Lokhandwala client asked why the quote was mostly carpentry. Because she asked for three times the storage in a flat that cannot grow, and cubic feet in this suburb are made, not found.

Local factors
- Versova and the western edge need coastal specification. SS 316 hardware and marine ply on external walls within about a kilometre of the beach. Inland Andheri does not, and paying for it is a waste.
- Lokhandwala towers have working service lifts, which is why this is one of the easier parts of the city to build in and part of why the rates are median rather than high.
- Society hours are firm at 10am to 6pm with no Sunday work. Plan twelve weeks for a 2BHK rather than ten.
- Andheri East runs within 4% of West for the same brief. It has more mixed-use and industrial-adjacent stock, but the interior rates are effectively the same.
- Highway-side flats collect dust. Matte finishes over gloss on anything facing the Western Express Highway or a main arterial road.
- Deposits are moderate here — ₹25,000–₹50,000 in most buildings, against ₹1 lakh in Bandra West.
Comparing Andheri with its neighbours
| Suburb | Premium ₹/sq ft | Against Andheri West | Why |
|---|---|---|---|
| Bandra West | ₹3,290 | +32% | Older stock, salt air, lane access, finish expectation |
| Juhu | ₹3,350 | +34% | Coastal specification and a largely low-rise, bespoke market |
| Powai | ₹2,620 | +5% | Newer towers and taller slabs; strict but organised societies |
| Andheri West | ₹2,490 | Baseline | The Mumbai median |
| Chembur | ₹2,400 | −4% | Redevelopment-led, first-time fit-outs, good access |
| Borivali | ₹2,190 | −12% | Redevelopment possessions, efficient plans, easier logistics |
| Thane | ₹2,130 | −15% | Newer, larger, cheaper labour, no access constraint |

What a builder-provided flat already has
Most Andheri stock from 2005 onward is handed over with vitrified flooring, a basic kitchen platform with a sink, painted walls, and electrical points at builder positions. Roughly a quarter of what people budget to replace does not need replacing. The flooring is usually sound and worth keeping unless the falls in a wet area are wrong; the paint needs one coat rather than a strip-back; and the builder’s electrical points can frequently be retained and added to rather than rewired. What always comes out is the kitchen platform, because a granite slab over a brick base cannot be adapted to a modular layout, and in most flats the bathroom vanity and mirror, which are the cheapest items the developer bought. Knowing which quarter to keep is usually worth ₹1.8–₹3.7 lakh on a 2BHK.

Frequently asked questions
What does interior design cost in Andheri?+
₹1,820–₹3,160 per sq ft of carpet area in Andheri West and ₹1,890–₹3,290 in Andheri East, ex-GST. A 680 sq ft 2BHK at a premium finish is about ₹16.9 lakh, and a 3BHK of 800–1,100 sq ft runs ₹19.9–₹27.4 lakh at the same level.
Why does a small Andheri 2BHK cost more per square foot?+
Because the kitchen, the bathrooms, the design fee and the site supervision do not shrink with the flat, and because storage has to be engineered rather than fitted — lofts, bed boxes, gas-strut loft shutters and corner pull-outs add 8–14% of joinery cost for the same cubic feet. Net effect is 10–15% on the per-sq-ft rate.
How much storage can a 680 sq ft Andheri 2BHK hold?+
It typically arrives with about 90 cubic feet and a designed fit-out takes it to 250–290. That comes from full-height wardrobes with 600 mm lofts, a hydraulic bed box in each bedroom, a kitchen tall unit and loft, closed living-room storage and a ventilated shoe unit at the entrance.
Does an Andheri flat need coastal specification?+
Only near the western edge. Versova and anything within about a kilometre of the beach needs SS 316 hardware and marine ply on external walls. Inland Andheri, including most of Lokhandwala and everything east of the highway, does not, and specifying it there is money spent on a problem you do not have.
Is Andheri East cheaper than Andheri West?+
Effectively the same — within about 4% for an identical brief. East has more mixed-use and industrial-adjacent stock and West has the denser residential towers, but neither difference shows up meaningfully in an interior rate.
How long does an Andheri 2BHK take?+
Ten to twelve weeks under 10am–6pm society hours with no Sunday work, plus a week to ten days beforehand for the NOC and the ₹25,000–₹50,000 deposit. Most Lokhandwala towers have working service lifts, which is a real advantage over older parts of the city.
