Where the budget goes in a high-specification kids room
- A bespoke loft or platform bedA raised bed with a stair rather than a ladder, storage drawers inside each tread, a full 900 mm guard rail and a desk or reading nook beneath. Engineered in 25 mm BWP with an MS frame, tested to 250 kg. This is the piece that frees the floor and it is real carpentry, not a bought bunk.
- A wardrobe that reconfigures9 ft of full-height storage on a 32 mm routed ladder throughout, so every shelf, rail and drawer moves. Lit interiors on door sensors. Specified once at seven, re-set at twelve and again at sixteen without a carpenter.
- An acoustic study wallFabric-wrapped 50 mm acoustic panels behind and beside the desk, a pinboard surface integrated into them, and cable management for two screens. It drops reflected noise in a hard-surfaced room and it is the only wall a teenager will actually use as a noticeboard.
- Lighting tuned to the hourA tuneable-white circuit at 4000K over the desk for afternoons and 2700K in the evening, a warm cove, a dimmable night-light at ankle level, and a wardrobe circuit. Four groups on a simple keypad the child can use.
The luxury kids palette
Sophisticated rather than sugary, because the room has to survive the child's taste changing twice. Two muted colours, one wood, and the brightness carried by the things that are easy to replace.
- Cream
#F0EBE1— walls and ceiling in a low-VOC washable emulsion - Petrol blue
#42565E— the acoustic study wall and one joinery bank - Honey oak
#C08E5E— loft bed frame, stair treads, shelf fronts - Soft green
#9FB39A— textiles, the reading nook cushion, curtains - Sun yellow
#EFC048— one drawer bank front — replaceable in an afternoon
Materials chosen for a child's room
- E1 or E0 grade boards and low-VOC water-based PU or lacquer, with a two-week off-gassing window before the room is occupied. This matters more here than in any other room in the house.
- All tall units anti-tip bracketed to the wall, and every edge radiused to 3 mm. Sharp 90-degree laminate edges at 900 mm height are where children hit their heads.
- Loft bed guard rail at 900 mm above the mattress top, with gaps under 75 mm, and a stair at a 40-degree pitch rather than a vertical ladder.
- A wool or wool-blend rug with a non-slip underlay, not a synthetic pile. Children sit on the floor; synthetic pile in Mumbai humidity holds dust and smells.
What a luxury kids room costs
| Element | Specification | 2026 Mumbai cost |
|---|---|---|
| Loft bed with stair storage | Bespoke, MS frame with BWP, drawers in treads, guard rail, reading nook under | ₹2,40,000 |
| Wardrobe | 9 ft, full height, fully reconfigurable internals, lit on sensors | ₹2,60,000 |
| Study wall | Acoustic panelling, integrated pinboard, 1,500 mm desk, cable management | ₹1,45,000 |
| Nook joinery | Window seat with storage, bookshelf ladder, cushion base | ₹95,000 |
| Lighting and control | Tuneable-white desk circuit, cove, night circuit, keypad | ₹72,000 |
| Drapery and rug | Blackout and sheer on a motorised track, wool rug 2,400 × 1,700 mm | ₹88,000 |
Total at this specification: ₹9,00,000 ex-GST. Add 18% GST. Blackout drapery in a child's room is a functional item, not a decorative one — Mumbai summer daylight starts at 6am.
Three expensive errors in children's rooms
- Spending on a theme. A bespoke themed room at ₹9 lakh is a ₹9 lakh asset with a four-year life. Spend the same money on joinery that reconfigures and the room lasts fifteen.
- Ignoring off-gassing. A room finished in solvent-based PU and occupied three days later will smell for months and is genuinely not good for a child. Specify water-based finishes and plan the handover two weeks ahead.
- A vertical ladder to a loft bed. Children climb it at 2am half asleep. A 40-degree stair with treads that double as drawers costs about ₹60,000 more and removes the problem entirely.
A Mumbai-specific note on children's rooms
Ceiling height is the constraint that decides whether a loft bed is possible at all. A 9 ft 6 in slab gives you 2,900 mm; a loft platform at 1,500 mm leaves 1,300 mm of sitting headroom below and 1,400 mm above, which works for a desk and a child but not for an adult standing. Below a 9 ft slab, do not build a loft. The second Mumbai issue is damp: children's rooms are often on the building's inner face against a duct, and a wardrobe back against a damp duct wall will transfer mould into clothes. Insist on a damp survey, a 25 mm air gap and a ventilated plinth before the joinery is installed.

Frequently asked questions
Are loft beds safe?+
Built properly, yes. A 900 mm guard rail, gaps under 75 mm, a stair rather than a ladder and a 250 kg tested frame. Manufacturer bunk beds bought off the shelf often fail the rail height, which is the specification worth checking yourself.
What does low-VOC actually mean here?+
E1 or E0 grade boards with formaldehyde emissions under 0.124 mg/m³, water-based PU or lacquer rather than solvent-based, and low-VOC adhesives. It adds roughly 6–10% to the joinery cost and it is the easiest thing to insist on.
How do I make the room work as the child grows?+
Build every internal on a 32 mm routed ladder, put the desk at adult height, and keep the bed loose. Then the room is re-set in an afternoon at twelve and again at sixteen, with no carpenter and no new joinery.
Is blackout curtaining necessary?+
In Mumbai, yes. Daylight at 6am in April will wake a child at least an hour early. A blackout layer behind a sheer, on a motorised or corded track, is the single most effective sleep intervention in the room.
