The stacking decision, with numbers
| Layout | Floor used | What fits | Needs |
|---|---|---|---|
| Bed, wardrobe, floor desk | 70 sq ft, fully used | No clear floor to play | Any slab height |
| Loft bed with desk under | ~52 sq ft | Bed, desk, wardrobe, 18 sq ft clear | 2,900 mm slab minimum |
| Loft bed with storage under | ~52 sq ft | Bed, wardrobe, toy storage, clear floor | 2,900 mm slab minimum |
| Bed with trundle, no loft | ~58 sq ft | Two children sleeping, no desk | Any slab height |
| Wall-fold bed | ~40 sq ft in the day | Playroom by day, bedroom by night | Strong wall, daily discipline |
Measure slab to slab, then subtract the false ceiling if there is one. A loft under 2,800 mm of clear height gives a child 1,150 mm of sitting space, which is not enough by ten years old.
Palette for a very small child's room
Keep the large surfaces light so the room does not close in, and put the colour at low level where the child actually lives — drawer fronts, the rug, the cushion — rather than on the walls.
- Paper
#F6F4EF— walls and ceiling, washable, deliberately plain - Bone
#E5DFD3— sliding wardrobe shutters, matching the wall tone - Pine
#C79A62— loft frame, stair treads, desk top - Sea blue
#5B8A8D— drawer fronts and the pinboard, at child height - Marigold
#E9B949— the rug and the cushions — replaceable, washable
What to build in 70 sq ft
- A loft platform at 1,500 mm on a 40 × 40 mm MS frame clad in 19 mm BWP, bolted to two walls. A timber-only loft in a small room flexes and creaks; the steel frame costs about ₹18,000 more and does not.
- A 900 mm stair with three treads that open as drawers, at a 40-degree pitch. It uses the same footprint a ladder would and gives you 0.25 cubic metres of storage.
- A 5 ft two-panel top-hung sliding wardrobe to the slab. No swing, no clearance, one shutter line to the ceiling with an internal shelf at 1,900 mm.
- A 500 mm deep desk fixed to the wall under the loft, with a wall-mounted task light and a socket at desk level so no lead crosses the floor.
Costing a 70 sq ft children's room
| Element | Specification | 2026 Mumbai cost |
|---|---|---|
| Loft bed with stair storage | 1,500 mm platform, MS frame, guard rail, three drawer treads | ₹1,12,000 |
| Wardrobe | 5 ft, floor to slab, two-panel top-hung sliding | ₹86,000 |
| Desk and wall storage | 1,200 mm desk under the loft, pegboard, two floating shelves | ₹18,000 |
| Lighting | Cove, task light at the desk, a dimmable night light in the loft | ₹14,000 |
| Paint and finishes | Washable emulsion throughout, one coloured drawer bank | ₹14,000 |
Total at this specification: ₹2,44,000 ex-GST. Add 18% GST. No false ceiling is included and none should be: every 100 mm of drop reduces the loft's headroom directly.
Three mistakes in a very small children's room
- Building a loft under a low slab. Under 2,800 mm of clear height the child either cannot sit up in bed or cannot sit at the desk. Measure before designing, not after.
- Free-standing furniture. A bought wardrobe with a 40 mm gap each side and a 300 mm dust gap on top wastes about 4 sq ft of a 70 sq ft room. Everything in this room should be fitted.
- Putting the desk against the wardrobe. Opening a sliding shutter then means moving a chair. Desk under the loft, wardrobe on the free wall, and the two never interact.
Where these rooms are, and what they come with
Rooms of 65–75 sq ft are the second bedroom in most Mumbai 2BHK stock built after 2005, and in redeveloped buildings they are often 8 ft by 9 ft exactly, with the door in the corner and a single window on the short wall. Check the slab height first: post-2010 towers frequently give 9 ft 2 in floor to floor, which after the slab leaves about 2,750 mm — below the loft threshold. In those rooms the honest answer is a bed with a trundle and homework in the living room. Where the loft does work, plan the AC to blow along the room rather than across the loft platform, because a child sleeping 1,500 mm up is directly in the airflow of a standard wall-mounted split.

Frequently asked questions
What is the minimum ceiling height for a loft bed?+
2,900 mm slab to floor, which gives roughly 1,300 mm below the platform and 1,400 mm above. At 2,750 mm it does not work for a child over about nine, and at 2,600 mm it does not work at all.
Can two children share a 70 sq ft room?+
With a loft bed above and a single below, or a bed with a pull-out trundle. Both work; neither leaves room for two desks. Plan one shared study surface or move homework out of the room.
Is a wall-folding bed practical for a child?+
It converts the room into a playroom by day, which is genuinely useful under about age eight. It needs a solid wall, a reliable gas-strut mechanism at around ₹55,000–₹90,000, and a child who will actually fold it. Most families stop folding it by month four.
Where does the study desk go if there is no loft?+
On the window wall at 500 mm depth, or out of the room entirely. A 70 sq ft room with a bed, a wardrobe and a floor-standing desk has no clear floor left, and a child with no floor plays somewhere else anyway.
