The three traditional elements

  1. The jhoola, fixed properlyA teak or brass swing on SS 316 chains, anchored with chemical anchors into the structural slab, not into a false ceiling and not into a brick wall. Two adults swinging is a 250 kg dynamic load, and this is the one item on this site where an engineer's letter is genuinely worth the money.
  2. A jali screenCarved teak or CNC-cut stone jali to one side, filtering light and the neighbour's view without enclosing the balcony. Enclosure is usually prohibited by societies; a screen is not, though it often still needs approval because it is visible.
  3. A handmade floorAthangudi tiles or honed Kota, laid over the existing waterproofing with the drain kept clear. Athangudi outdoors needs sealing and will patinate; many people prefer it that way, but it is worth deciding knowingly.
  4. Brass light, lowA brass lantern on a chain or a wall bracket, warm and dim, at seating height rather than overhead. A traditional balcony is an evening space and the lighting should suit that.

The traditional balcony palette

Warm earth tones drawn from the floor tile, with brass and foliage as the accents. This is a palette that improves as it weathers, which suits an outdoor space.

  • Terracotta #C97B4E — the Athangudi or Kota floor
  • Teak #5A3720 — the jhoola and the jali screen
  • Brass #B08A34 — the lantern, the chains, the bell
  • Deep green #2F4A38 — the planting in terracotta pots
  • Lime cream #EFE3CB — the back wall in an exterior lime or textured finish

Specification, starting with the fixing

  • Chemical anchors into the structural slab, with SS 316 chains and shackles, sized for a 250 kg dynamic load. A jhoola fixed into a false ceiling or into brickwork is a genuine safety failure and we decline to install one.
  • Seasoned teak at 8–10% moisture for the swing and the jali, with an exterior-grade finish and annual oiling. Outdoors in Mumbai, teak greys gracefully if left and needs oiling if you want the colour held.
  • Athangudi or honed Kota laid over the existing waterproofing with the drain kept accessible, and a penetrating sealer. Order 12% extra for Athangudi: it is handmade and breakage in transit is real.
  • Solid brass, not plated, for anything outdoors. Plated brass on steel in coastal air pits at the fixings within a year.

What a traditional balcony costs

45 sq ft balcony, traditional Indian specification, Mumbai 2026, ex-GST
ElementSpecification2026 Mumbai cost
JhoolaCarved teak swing with brass detail, SS 316 chains, chemical anchor fixing₹1,25,000
Jali screenCarved teak or CNC stone jali to one side, exterior finish₹85,000
FlooringAthangudi or honed Kota over existing waterproofing, sealed₹48,000
LightingBrass lantern on a chain plus one wall bracket, warm₹28,000
PlantingTerracotta pots on feet, with a drip line and a timer₹22,000

Total at this specification: ₹3,08,000 ex-GST. Add 18% GST. A structural opinion on the jhoola fixing is ₹8,000–₹15,000 and most societies will ask for it anyway. Budget it rather than arguing about it later.

Three traditional balcony mistakes

  1. Hanging a jhoola from a false ceiling. The most dangerous single thing in Indian residential interiors. It must go into the structural slab, with an engineer's sign-off.
  2. Pots standing on the slab. Water sits underneath them permanently and works into the waterproofing. Pot feet or a raised tile, always.
  3. Enclosing the balcony to protect the teak. Enclosure usually alters the sanctioned plan and is a deviation. Oil the teak instead, or accept the silver-grey patina.

A jhoola in a Mumbai building

The fixing is a society matter as much as a structural one. Drilling into the slab is generally permitted, but many societies require written notification and some require an engineer's letter, particularly in buildings from the 1970s where the balcony slab is cantilevered and was designed for a modest live load. Get the opinion; it is cheap and it settles the conversation. Athangudi has its own logistics: it comes from Tamil Nadu by road, breaks at 5–10%, is heavy, and needs a service lift booking to get up. Order early and order extra. Finally, teak outdoors in Mumbai will silver within two seasons unless it is oiled annually — decide which you want before the finish is specified, because going back to the original colour later means sanding.

Fix the swing properly; everything else is straightforward. Other directions for the same room: Scandinavian balcony ideas · Modern balcony ideas. For rates and scope, see Monsoon-proofing your interiors, or go back to all interior design ideas.

Frequently asked questions

How is a jhoola safely fixed?+

Chemical anchors into the structural slab, SS 316 chains and shackles, sized for a 250 kg dynamic load, with an engineer's opinion on the slab. Never into a false ceiling, never into brickwork, and never with plated hardware.

Do I need society permission for a swing?+

For the drilling, usually written notification; in older buildings, often an engineer's letter as well. For anything visible from outside, such as a jali screen, expect a fuller approval process.

Will Athangudi tile survive outdoors?+

Sealed and over sound waterproofing, yes, and it patinates. It is handmade cement tile, so it will change colour and pick up character. If you want it to look new in five years, this is the wrong material.

How do I maintain teak outdoors?+

Oil it annually to keep the colour, or leave it and let it silver, which is stable and needs nothing. Both are legitimate. What is not is oiling once and stopping, which produces a patchy finish.
