Two kinds, and they are priced differently
| Type | Covers | Annual cost |
|---|---|---|
| Non-comprehensive (labour only) | Visits, adjustment, labour; parts charged extra | ₹8,000–18,000 |
| Comprehensive | Labour plus listed parts — hinges, runners, gas stays, silicone | ₹18,000–35,000 |

| Call-out without an AMC | One visit, charged | ₹1,500–3,500 plus parts |
What it should include
- Two scheduled visits a year, one of them before the monsoon.
- Adjustment of every hinge, drawer runner and sliding track.
- Re-siliconing of kitchen and bathroom junctions where the bead has failed.
- Inspection of waterproofing-critical junctions and any early damp.
- Touch-up of minor paint and polish damage, with materials from the handover spares.
- A written report after each visit.
Does a home need one?
Honestly, often not. A well-built flat with branded hardware needs a hinge adjusted and some silicone renewed in years three and four, which is two call-outs at ₹1,500–3,500 each. An AMC makes clear sense in three situations: a large home where the sheer count of hardware makes annual servicing worthwhile, a rented-out flat where you are not there to notice problems, and a commercial space where downtime costs money and the landlord requires evidence of maintenance.
Timing the visits is half the value. In Mumbai the useful schedule is one visit in May, before the monsoon, to check sealants, sliding tracks and any junction where water could enter, and one in November to deal with whatever the monsoon exposed. Two random visits in a calendar year achieve much less.
AMC versus warranty
A warranty is free and covers defects in what was built — it is an obligation. An AMC is paid and covers wear, adjustment and servicing — it is a service. A contractor who will only fix a warranty defect if you buy an AMC has misunderstood both. See our warranty terms and what to expect from an interior warranty.
Frequently asked questions
Is an interior AMC worth it for a home?+
For most 2BHK and 3BHK flats, no — two call-outs across five years cost less than one year of a comprehensive AMC. It becomes worthwhile for large homes, rented properties and anywhere you are not present to spot a problem early.
What is the difference between comprehensive and non-comprehensive?+
Non-comprehensive covers labour and visits; parts are billed. Comprehensive includes a listed set of parts — hinges, runners, gas stays, silicone. Check the parts list carefully: "comprehensive" rarely means everything.
Does an AMC cover appliances?+
Almost never. Chimneys, hobs, ovens and water purifiers carry their own manufacturer contracts. An interior AMC covers joinery, hardware and finishes. Do not assume overlap.
When should an AMC start?+
After the warranty period ends, not during it — paying for an AMC while the work is still under warranty means paying for what you are already owed. Most interior warranties run one to five years depending on the element.
