Room by room, with prices
These are complete prices for each room including its joinery, ceiling, electrical, painting and fittings, at our middle specification. They let you build a package that matches a budget rather than trimming a whole-flat quotation until it no longer works.

Ex-GST. Every price here is taken from Borivali flats we have completed and invoiced, held at October 2026. Add 4–6% in a walk-up building. A whole-flat package is 6–9% below the sum of its rooms, because of single mobilisation.
What should never be phased
- The rewire. It runs behind everything else. Doing it after the ceiling, the kitchen dado and the wardrobes are in means taking all three apart, and it triples the cost.
- Bathroom waterproofing. If the membrane has failed, it is failing into the flat below and the society will eventually make it your problem on their timetable rather than yours.
- Plumbing changes. Anything involving a drain or a supply line should happen once, in one visit, with one making-good exercise.
- The kitchen, if it is being done at all. A half-done kitchen is a flat without a functioning kitchen for a year, which no saving justifies.
What phases perfectly well: the living room joinery, the second bedroom, the entrance bench, wall finishes and soft furnishing. We design the whole flat once, build it in the order you can afford, and keep the drawings so the second phase matches the first rather than being a visibly different project.

Priced by room, because that is how the decision is made
Worked example: 460 sq ft one-bedroom, Borivali West
A 1983 building, second floor, no lift. Aluminium wiring throughout. Bought by a young couple as a first home, done complete in eight weeks before they moved in.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and full rewire | 1.03 | Aluminium circuits replaced; one masonry cupboard removed |
| Joinery | 4.32 | Bedroom wardrobe with loft, TV unit, entrance bench, kitchen loft |
| Modular kitchen | 1.76 | 7 running feet, granite counter, tall pull-out |
| False ceiling and lighting | 0.75 | Peripheral cove in the living area only |
| Electrical fittings and points | 0.51 | 18 points, new DB, dedicated AC circuit |
| Painting | 0.55 | Full flat, one accent wall |
| One bathroom, fully rebuilt | 0.58 | Waterproofing re-laid; the 1983 membrane had failed |
| Soft furnishing | 0.22 | Roller blinds |
| Handover — snagging and deep clean | 0.06 | Photographic snag list, handover file |
| Total, ex-GST | 9.78 | ₹2,126 per sq ft carpet |
Add 18% GST. The rewire and the bathroom membrane are ₹1.61 lakh of this and neither was optional — both are the kind of thing a cheap quotation leaves for you to discover.
Two rooms that are always worth doing properly
In a compact flat the budget goes furthest in two places, and both are easy to under-fund because neither photographs well. The first is the kitchen, which in a 460 or 640 square foot flat is in use for three to four hours a day and is where a cheap carcass and unbranded hardware will fail first. Drawers rather than shelves, BWP under the sink, branded soft-close runners — around ₹35,000 more than the cheapest version and the difference between a kitchen that lasts twelve years and one that needs its base units replaced in five. The second is the entrance, which in these flats is a doorway into a living room with nowhere for shoes, bags or an umbrella. A bench with lift-up footwear storage and a shoe loft above the door is ₹67,000 to ₹1,16,000 and it stops the clutter that otherwise colonises the passage permanently.

Frequently asked questions
Can we do the flat in phases?+
Yes, and we design the whole flat once so the second phase matches the first. What must not be phased: the rewire, bathroom waterproofing, any plumbing change and the kitchen. Those run behind or under everything else. Living room joinery, the second bedroom, the entrance and soft furnishing all phase comfortably.
Why is a whole-flat package cheaper than the sum of the rooms?+
By 6–9%, because of single mobilisation: one set-up, one protection exercise, one debris arrangement, one supervision period and one society file. Phasing is a legitimate choice and it costs a little more. We show both numbers so the decision is made with the arithmetic visible.
Does a 1983 flat definitely need rewiring?+
Almost always. Aluminium wiring from that era will not carry a modern kitchen plus air conditioning, and a megger test on the first visit settles it in twenty minutes. ₹35,000–₹55,000 on a small flat, and it has to happen before the ceiling, the kitchen dado and the wardrobes go in.
What is the smallest flat you will take on?+
We have done complete packages on 320 square foot flats and they are good projects. Below about 400 square feet the design work is harder rather than easier, because every decision affects every other one, and the fee proportion is higher. The rate is the same; there is simply less of it.
How long does a small flat take?+
Seven to ten weeks complete, which is the fastest work we do. The constraints are the pre-dawn delivery window on these lanes, the stair carry in walk-up buildings and the society's festival calendar, all of which are in the programme we issue at quotation stage.
