A Borivali 2BHK, costed line by line
Start with the numbers rather than the sales pitch. This is a 1979 four-storey building in Eksar, second floor, no lift, 640 square feet of carpet, bought by a young family from an older owner who had not touched it in twenty-five years.
| Scope | ₹ lakh | Note |
|---|---|---|
| Civil work and full rewire | 1.40 | Aluminium wiring replaced throughout; two masonry cupboards removed |
| Joinery — wardrobes, loft storage, TV unit, entry | 5.91 | Three knocked-down modules per wardrobe for the stair carry |
| Modular kitchen, 8 running feet | 2.37 | L-shape, granite counter, tall pull-out beside the hob |
| False ceiling and lighting | 1.16 | Peripheral cove in the living room only; the slab is 2.75 m |
| Electrical fittings and points | 0.67 | 24 points, new DB, dedicated AC circuits |
| Painting | 0.75 | Full flat; anti-fungal base on the west wall |
| One bathroom, fully rebuilt | 0.67 | Waterproofing re-laid; the 1979 membrane had gone |
| Soft furnishing | 0.22 | Roller blinds |
| Project management | 0.10 | Single point of contact; short programme |
| Total, ex-GST | 13.25 | ₹2,070 per sq ft carpet |
Add 18% GST. The rewire is a third of the civil line and is not optional in this stock — an aluminium circuit will not carry a modern kitchen and two air conditioners.
Rates by home size
Each cell is the rate multiplied by the carpet band in the same row. If your flat is 700 square feet and someone quotes you ₹22 lakh at an essential finish, the arithmetic is the first thing to check.
| Home | Typical carpet | Essential ₹1,680 | Considered ₹2,190 | Fine ₹2,770 |
|---|---|---|---|---|
| 1BHK | 350 – 470 sq ft | ₹5.9 – 7.9 L | ₹7.7 – 10.3 L | ₹9.7 – 13.0 L |
| 2BHK | 560 – 720 sq ft | ₹9.4 – 12.1 L | ₹12.3 – 15.8 L | ₹15.5 – 19.9 L |
| 3BHK | 850 – 1,100 sq ft | ₹14.3 – 18.5 L | ₹18.6 – 24.1 L | ₹23.5 – 30.5 L |
| 4BHK, Link Road towers | 1,400 – 1,900 sq ft | ₹23.5 – 31.9 L | ₹30.7 – 41.6 L | ₹38.8 – 52.6 L |
Ex-GST, carpet area. These rates are what Greenbox has completed and billed on comparable homes, held at October 2026. Add 5–7% to the joinery line for a walk-up building.

Designed to a 1,850 mm staircase, not to a delivery van
Where the flats are
Eksar, Shimpoli and Devidas Lane
Four-storey 1970s co-operatives, 500 to 750 sq ft, no lift, sound structure and tired services. The commonest job in the suburb.
IC Colony and LIC Colony
Planned colony layouts, generous open space, mid-rise. Committees are organised and rules are written down and enforced.
Link Road and Borivali West towers
2008-onward high-rise with goods lifts and loading bays. Larger formats, higher finish expectation, easy logistics.
Borivali East — Magathane, Dattapada, Rajendra Nagar
Mixed MHADA and private mid-rise on the national park side. Monsoon drainage is the recurring issue.
Gorai and the creek side
Low-rise and bungalow plots. Saline air, ferry-and-road access to parts of Gorai, and a genuinely different material schedule.
Storage in a 640 square foot flat
Everything in a Borivali fit-out comes back to linear metres of storage, because the flats are small and the households are not. What actually works in this stock: lofts over every doorway and both bathroom entries, which alone add three to four cubic metres; a 600 mm deep wardrobe rather than the standard 650, which buys back 50 mm of a bedroom that badly needs it; drawers rather than shelves in the bottom third of every wardrobe; and a bench at the entry with lift-up seat storage for footwear, which stops the shoe rack colonising the passage. What does not work is an island, a dining table over four seats, or a wardrobe with hinged doors in a bedroom under 100 square feet — the door swing will take the walking space.
Four constraints that shape work here
- The walk-up limit. A typical Eksar staircase has a half-landing turn that stops anything over about 1,850 mm. Wardrobes are three modules, counters are jointed, and the joint is designed to sit under a sink rather than in the middle of a worktop. We measure the stair on the first visit, before the brief.
- Chandavarkar Lane and the LT Road side have nowhere to stop. Both are parked solid from early morning. Material is delivered before 7am, unloaded into the building within twenty minutes, and the tempo leaves. A delivery that arrives at ten will be sent away by the traffic constable.
- Dattapada and the Poisar-side lanes flood. In July and August, water sits in the lanes on the eastern side after a heavy tide-and-rain combination. We do not schedule floor-level deliveries there in those weeks and we store nothing at ground level.
- Society calendars are real. Several buildings here suspend construction entirely during Paryushan and again through Ganeshotsav. Those dates are known a year ahead. We build them into the programme at the quotation stage rather than losing a fortnight and blaming the client's committee.

Frequently asked questions
My building has no lift. Does that cost more?+
About 5–7% on the joinery and material lines, and two to three extra days on installation. It also changes the design: wardrobes become three knocked-down modules, counters arrive jointed, and nothing exceeds roughly 1,850 mm. We would rather design to the staircase than carry a panel that has to go back to the factory.
Does a 1970s Borivali flat need a full rewire?+
Usually. Anything wired before the mid-1980s is likely to be aluminium, which will not carry a modern kitchen plus two air conditioners. A megger test on the first visit answers it in twenty minutes. Rewiring costs around ₹43,000–₹55,000 on a 640 sq ft flat and triples if done after the ceiling is closed.
How do you deliver material to Chandavarkar Lane?+
Before seven in the morning, into the building inside twenty minutes, and the vehicle leaves. There is no unloading space and the traffic constables are strict about it. We consolidate into fewer, fuller loads and keep a stores lock-up inside the flat so nothing has to wait on the landing.
Will you work around Paryushan and Ganeshotsav?+
Yes, and we put the dates in the programme when we quote. Several Borivali societies suspend all construction during those periods. Planning for it costs nothing; discovering it in week six costs a fortnight and a difficult conversation with your committee.
Is Borivali cheaper than Malad and Goregaon?+
Yes, by roughly 8–12% at a like specification, mostly because carpet areas are smaller and the market specifies laminate and granite where Goregaon East specifies veneer and quartz. The walk-up handling addition claws a little of that back on the older stock.
