How to use the calendar
- Put the three owner tasks in first. The waterproofing check, the false-ceiling damp check and the pre-monsoon wall check cost nothing and catch everything early.
- Book March and October as the two service months. Most of the paid visits cluster there, and vendors are easier to get before the season rather than during it.
- Adjust the rates to your own quotes and the annual total recalculates.
- Keep the sheet with your warranty documents. Several warranties require evidence of maintenance.
What it protects
- The finish life of the flat. Maintained joinery holds its finish for eight to ten years instead of four.
- Your waterproofing warranty. Many are void if a leak is left unreported, and a six-monthly check is the only way to notice.
- Hardware that would otherwise be replaced. A hinge adjusted twice a year outlasts a hinge left alone by years.

Frequently asked questions
What does annual interior maintenance cost?+
Roughly Rs 55,000 to Rs 65,000 a year ex-GST for a 2BHK at the specification on this sheet, and about a third of that if you drop the optional items like upholstery cleaning and the biennial floor re-coat. Set against a Rs 12 to 16 lakh interior, it is under half a per cent a year.
Which tasks genuinely cannot be skipped?+
The pre-monsoon seepage check in May, the AC drain flush every quarter, the bathroom silicone inspection in October and the hinge and channel service twice a year. Those four prevent the failures that cascade into expensive repairs.
When should the pre-monsoon check happen?+
Early May, before the first rain. Walk every external-facing wall, look for hairline cracks and efflorescence, check the chhajja drips are clear and confirm that every balcony drain runs. Fixing a crack in May costs a tube of sealant; finding it in July costs a wall.
Does maintenance affect my warranty?+
Often, yes. Hardware warranties commonly require reasonable maintenance, and waterproofing warranties usually exclude damage that follows an unreported leak. Keeping a dated record of the checks on this sheet is the simplest way to answer a warranty query.
How often should wooden flooring be re-coated?+
Engineered and solid timber every two to three years in a Mumbai flat, sooner in a high-traffic hallway. SPC and laminate never need re-coating, which is one of the main reasons they dominate here. The sheet places the timber re-coat in March of alternate years.
