What is on each sheet
Both plans and their schedules follow. CL-1 is the single-practitioner clinic; CL-2 separates the clean route from the sampling route so the two do not cross in the corridor.

How to use the plans
- Draw the door swings before the furniture. Privacy in a consult room is decided almost entirely by which way the door opens and where the couch sits relative to it.
- Give the nurse station a view down the corridor. It removes most of the queue management problem without adding staff.
- Keep the clean and sampling routes apart. On CL-2 they never cross, which is both an infection-control requirement and a patient-experience one.
- Size the waiting area for your worst hour, not your average. Clinics run on appointment slots that slip, and the overflow always lands in reception.
Three mistakes in clinic planning
- A couch visible from the waiting area. A curtain track is a cheap fix at planning stage and an awkward one afterwards.
- Waiting seats squeezed to add a room. Patients who cannot sit stand outside, which reads as an empty clinic to everyone walking past.
- No dedicated biomedical waste store. It is a licensing requirement, and inspectors look for it specifically.

Frequently asked questions
How much space does a single-doctor clinic need?+
550 to 700 sq ft carpet gives you reception, waiting for eight to ten, a consult room, a small procedure area, a toilet and a store. Below 500 sq ft something goes: usually the procedure area, sometimes the toilet, and both are missed within the first month of practice.
How big should a consultation room be?+
100 to 130 sq ft. That takes a desk with two patient chairs, an examination couch with a screen, and a hand basin, with the couch out of the door’s sightline. Squeezing to 80 sq ft forces the couch against the desk, which removes the privacy the room exists to provide.
What flooring should a clinic use?+
Homogeneous vinyl with coved skirting in clinical areas, because the coved junction leaves no seam at the floor-wall line to harbour dirt. Vitrified tile is acceptable in waiting and reception. Carpet has no place anywhere in a clinic, whatever the acoustic argument.
Do clinics need separate ventilation?+
Procedure and sampling areas should not share a return air path with waiting. In a Mumbai flat-conversion clinic that usually means separate split units and a mechanical exhaust for the procedure room, rather than a single system serving the whole tenancy.
What does a clinic fit-out cost?+
₹1,600 to ₹3,500 per sq ft, ex-GST, excluding medical equipment. The variables are the flooring specification, whether you need medical gas, and how much plumbing the sampling and procedure areas require in a space that was not built for it.
