How to use them
- Choose the plan nearest your area, then subtract. Small-flat planning is about removal, not arrangement.
- Go wall-hung wherever you can. Visible floor reads as space, and it lets you clean the room in one pass.
- Use a storage bed. Twenty to thirty cubic feet with no floor cost is the best value in a 1BHK.
- Run the wardrobe the full wall length. A 5 ft wardrobe on a 7 ft wall wastes the corner permanently.
Three rules these plans follow
- One dining solution, not two. A breakfast counter and a table in a 400 sq ft flat means neither is usable.
- Round tables in tight rooms. A 4-seat round saves six to eight inches of circulation against a rectangle.
- Nothing freestanding that could be wall-hung. Every leg on the floor is floor you cannot see.

Frequently asked questions
Can a 1BHK have a dining table?+
Above about 420 sq ft carpet, yes — a 4-seat round table, which costs less circulation than a rectangle. Below 400 sq ft a breakfast counter is the honest answer, and trying to fit both a counter and a table produces a flat where neither is comfortable to use.
How much storage can a 1BHK hold?+
Roughly 120 to 160 cubic feet if it is planned properly: a full-wall wardrobe with a loft, a storage bed, a kitchen with a tall unit, and closed storage at the entrance. That is enough for a couple. A 1BHK furnished with freestanding pieces typically manages half of it.
Is an open kitchen a good idea in a 1BHK?+
It makes the flat feel considerably larger and it makes extraction considerably harder. If you cook Indian food daily, a 90 cm chimney with a proper duct run is non-negotiable, and even then the living room will carry some smell. Plan B on this sheet takes that trade-off deliberately.
Should I use a sofa bed?+
Only if guests stay more than a few times a year. A good sofa bed costs Rs 70,000 upwards and is a compromise as both. In a 1BHK, a comfortable sofa and a good mattress in storage usually serves better and costs less.
What does a 1BHK interior cost?+
Rs 4.5 to 6.5 lakh at essential, Rs 7 to 10 lakh at premium and Rs 12 to 18 lakh at luxury, ex-GST for 2026 Mumbai. A 420 sq ft flat at premium typically lands around Rs 8 lakh including a full kitchen and wardrobe.
