The two standards, side by side
| Criterion | BWP — IS 710 | BWR — IS 303 |
|---|---|---|
| Standard | IS 710, boiling water proof | IS 303, boiling water resistant |
| Adhesive | Phenol formaldehyde | Urea formaldehyde, often melamine fortified |
| Boil test | 72 hours, glue line intact | Short immersion only |
| Prolonged water contact | Survives | Delaminates |
| Core | Hardwood specified | Hardwood or mixed |
| Preservative treatment | Specified in the standard | Varies |
| Rate at 19 mm | ₹110 – 165 per sq ft | ₹75 – 115 per sq ft |
| Correct use | Kitchens, bathrooms, coastal and humid climates | Dry internal joinery in a dry climate |
| Expected life in a Mumbai kitchen | 18 – 25 years | 6 – 10 years |
The cost difference across a real flat
| Element | BWP throughout | BWR throughout | Difference |
|---|---|---|---|
| Kitchen carcass, 10 ft | ₹52,000 | ₹36,000 | ₹16,000 |
| Three wardrobes | ₹1,32,000 | ₹91,000 | ₹41,000 |
| TV unit and study | ₹34,000 | ₹24,000 | ₹10,000 |
| Bathroom vanities, 2 nos | ₹18,000 | ₹12,000 | ₹6,000 |
| Total board cost | ₹2,36,000 | ₹1,63,000 | ₹73,000 |
Against a total joinery package of six to nine lakh, the BWP premium is 8–12%. Against the cost of dismantling a swollen kitchen at year seven, it is immaterial.
How BWR gets sold as BWP
The substitution is common enough in the Mumbai market that we treat verification as a standard site activity rather than a precaution.
- The stamp. A genuine BWP sheet carries the manufacturer name, IS 710 and an ISI licence number pressed into the edge, repeating along its length. Stickers, rubber stamps and ink printing on the face are not the same.
- The weight. BWP is specified with a hardwood core. A 19 mm 8 × 4 ft sheet should be 32–38 kg. A light sheet has softwood or voids whatever the edge says.
- The boil coupon. Cut a 75 mm square, boil it for three hours on an induction plate on site. Phenolic bonding holds; urea bonding opens at the glue line. It costs nothing and it is conclusive.
- The invoice. A GST invoice naming IS 710 is what makes any later claim possible.
- The price. If a quotation offers BWP at a BWR rate, one of the two numbers is wrong. Market rates for genuine branded BWP do not move by forty per cent between dealers.
Where BWR is genuinely acceptable
- Dry internal joinery in a dry climate — a wardrobe in a Pune or Bangalore flat, away from bathrooms.
- Bedroom joinery in an inland Mumbai suburb where the flat is air-conditioned and the client accepts a shorter horizon.
- Short-life fit-outs: exhibition work, rental refurbishments with a three-year view, temporary offices.
- Backing panels and internal elements in a dry room, where the exposure is negligible.
- Nowhere in a kitchen, a bathroom, a utility area, a balcony, or any flat within about 2 km of the sea. That last exclusion covers a great deal of Mumbai.
The Mumbai argument, stated once
Between June and September the relative humidity in the suburbs sits above 80% for weeks. In Bandra, Juhu, Worli and Versova, salt-laden air keeps surfaces marginally damp year round. Kitchens produce steam daily, bathrooms produce it twice daily, and a wet mop reaches the bottom rail of every carcass.
- A urea-bonded glue line in that environment does not fail on day one. It fails at year six, at the bottom rail, out of sight.
- The failure is not repairable. The board has swollen and the bond has broken; the unit is dismantled and rebuilt.
- The cost of that rebuild in year seven is three to four times the original board saving, before counting the disruption of a kitchen out of use for a fortnight.
- This is why we specify BWP everywhere in a Mumbai flat, including bedroom wardrobes in inland suburbs, and why we do not present it as an upgrade line in a quotation.
- Marine ply, by contrast, genuinely is an upgrade, and inside a flat it is an unnecessary one. Save it for balcony joinery.
Verdict
| Location | Grade | Comment |
|---|---|---|
| Anywhere in a Mumbai flat | BWP, IS 710 | Baseline, not an upgrade |
| Balcony and open-to-sky joinery | Marine ply or WPC | This is where marine is justified |
| Bathroom vanity carcass | WPC or BWP | WPC is the better answer |
| Dry internal joinery, dry climate | BWR acceptable | Legitimate outside Mumbai |
| Short-life or temporary work | BWR or better | Match the grade to the horizon |
| Any quotation that does not state the standard | Ask | “Waterproof ply” is not a grade |
One line: in Mumbai, BWP throughout, verified on delivery. The forty per cent premium on the board is the cheapest insurance in the whole joinery package.
Frequently asked questions
Is BWR plywood waterproof?+
No. BWR is boiling water resistant — it tolerates short exposure and fails under prolonged contact. BWP is boiling water proof, tested to 72 hours in boiling water. The two words differ by one syllable and the grades differ by about a decade of service life in a Mumbai kitchen.
How much does upgrading to BWP cost?+
Across a full 2BHK joinery package, roughly ₹45,000–73,000, or 8–12% of the joinery cost. Expressed as a share of the project it is small; expressed as the cost of rebuilding a kitchen at year seven, it is negligible.
How can I tell what was delivered?+
Read the stamped edge for IS 710 and an ISI licence number, weigh a sheet, and boil a 75 mm coupon for three hours. The boil test is conclusive and takes an afternoon. On orders over about fifty sheets, ask for the mill test certificate as well.
Is BWR ever the right choice?+
In a dry climate, for dry internal joinery, yes — it is a legitimate grade and not a lesser product misused. The problem is geographic: Mumbai supplies the conditions BWR is not designed for, four months a year, everywhere in the flat.
Should I use marine ply instead of BWP?+
Inside a flat, no. Marine ply is BWP with a stricter core specification for permanent exterior exposure, and it costs 30–40% more for no benefit indoors. Use it for balcony joinery and open-to-sky work, and BWP everywhere else.
