Priorities in order
- KitchenHighest daily use, highest cost. L-shaped or parallel, BWP carcass, corners recovered with pull-outs, full-height wall units.
- Master bedroomFull-height wardrobe with loft, bed storage, a compact dressing zone if the width allows.
- Entrance zoneShoes, bags, keys, umbrellas. Two feet of well-planned joinery here stops the living room absorbing clutter.
- Second bedroomOften doubles as study or guest room. Plan for a desk that is not an afterthought.
- Living & diningTV unit with closed storage, a crockery unit that earns its footprint, seating sized to the room not the showroom.

Design and build under one accountable roof
What to skip in a 2BHK
- Heavy false ceilings. At 9–10 ft heights a drop ceiling compresses the room. Use a peripheral cove.
- Dark colours on every wall. One accent wall, not four.
- Oversized furniture. A three-seater sized for a showroom will make your living room unusable.
- Open shelving everywhere. It looks good empty and cluttered within a month.
- A dedicated dining table if the space is genuinely tight — an extendable or wall-mounted option often works better.
The top two feet of every wall in a Mumbai flat are free storage. Almost nobody uses them.

Frequently asked questions
How much does a 2BHK interior cost in Mumbai?+
₹7–10 lakh at an essential finish and ₹10–16 lakh at premium, on a typical 550–800 sq ft carpet area, excluding 18% GST. Kitchen and wardrobes account for 55–65% of that.
How do I maximise storage in a Mumbai 2BHK?+
Full-height wardrobes with lofts, storage under the bed, a worked entrance zone, corner pull-outs in the kitchen, and sliding rather than hinged shutters in narrow passages. This typically takes usable storage from around 90 to over 250 cubic feet.
Should I do a false ceiling in a 2BHK?+
A peripheral cove, yes — it conceals wiring and allows layered lighting. A full drop ceiling, usually not: at the 9–10 ft heights typical of Mumbai flats it visibly compresses the room for little gain.
