What needs more than a society NOC
A society NOC covers the society's interests, not the law's. These need statutory approval and no contractor's assurance substitutes for it:
- Removing or altering any structural wall, beam or column.
- Changing the external façade, windows or balcony enclosure.
- Altering common plumbing stacks or shifting a bathroom's location.
- Any change to the fire system or sprinkler layout.
- Adding load to the slab beyond normal residential use.
A carpenter saying 'this wall is not structural' is not a structural assessment. Get it in writing from an engineer.

Design and build under one accountable roof
How to make it smooth
- Apply for the NOC the day the design is signed off.
- Submit the worker list with ID copies in one batch, not in dribs.
- Agree the debris schedule in advance and stick to it — this is what protects your deposit.
- Introduce your project manager to the society secretary early.
- Keep neighbours informed; most complaints are about surprise, not noise.

Frequently asked questions
Do I need society permission for interior work in Mumbai?+
Yes, in almost all cases. Most societies require a written NOC, a refundable damage deposit, a worker list with IDs, and compliance with permitted working hours and debris rules. Purely cosmetic work like painting sometimes needs only notification.
How long does a society NOC take?+
One to three weeks depending on how often the managing committee meets. Apply at design sign-off so the approval runs in parallel with detailed design rather than delaying your site start.
Can I remove a wall in my Mumbai flat?+
Only after a qualified structural engineer confirms in writing that it is non-structural, and usually only with society and statutory approval. Many internal walls in older Mumbai buildings carry load. A contractor's verbal assurance is not an adequate basis for this decision.
