Count your electrical points
Room counts give the points. The rate gives the cost.
How this estimator works
- Points are counted per room from a fixed schedule, published in the table below and based on how Indian families actually use rooms rather than on a minimum code.
- Bedrooms are 11 points each: two bedside sockets with switches, one for the AC controller, two light points, one fan, a wardrobe light, a TV or study socket, and a spare.
- The kitchen is 14 because every appliance needs its own socket at counter level, and the chimney, the hob igniter and the water purifier all need dedicated ones.
- Cost = points × rate × smart factor, plus AC points at ₹1,575 and the distribution board.
- Smart switching multiplies the point rate — 1.35 for the living room and master only, 1.90 for a whole home — because a smart module costs more than a switch and the wiring topology changes.
- AC points are counted separately and are not multiplied by the smart factor.
| Room | Points | What they cover |
|---|---|---|
| Living and dining | 14 | 6 sockets, 4 light points, fan, TV, AC controller, spare |
| Kitchen | 14 | 6 counter sockets, chimney, hob, purifier, fridge, 3 light points |
| Each bedroom | 11 | 2 bedside, AC controller, 2 lights, fan, wardrobe light, TV, spare |
| Each bathroom | 5 | Geyser, exhaust, mirror light, ceiling light, shaver socket |
| Utility / balcony | 6 | Washing machine, dryer, light, weatherproof socket |
| Passage and entry | 4 | Entry light, two-way passage switching, doorbell |
| AC point | ₹1,575 each | Dedicated 20 A circuit, 4 sq mm cable, own MCB |

Worked example — a standard 2BHK
| Room | Count | Points |
|---|---|---|
| Living and dining | 1 | 14 |
| Kitchen | 1 | 14 |
| Bedrooms | 2 × 11 | 22 |
| Bathrooms | 2 × 5 | 10 |
| Utility | 1 | 6 |
| Passage and entry | 1 | 4 |
| Total points | — | 70 |
| Wiring and switches | 70 × ₹920 | ₹64,400 |
| Three AC points | 3 × ₹1,575 | ₹4,725 |
| Distribution board | DB + RCCB + surge | ₹15,750 |
| Total | sum | ₹84,875 |
The points people wish they had added
- Both sides of the bed, at 24 inches height. Not one socket behind the headboard. Two phones, two lamps, and nobody crawling under the bed.
- Six sockets along the kitchen counter, spaced so two appliances can run without an extension cord. This is the single most under-provisioned run in every Indian flat.
- A socket inside the wardrobe loft for a dehumidifier, and one inside the TV unit for the set-top box and router so no cable is visible.
- One at the entry console, for charging keys, a phone and whatever the household drops at the door.
- A weatherproof socket on the balcony, for a vacuum, plants lights or a pressure washer, in a 16 A IP-rated enclosure.
- Data points, not just Wi-Fi. One hard-wired point per bedroom and two in the living room costs ₹920 each now and cannot be retrofitted without chasing walls.
What the estimate assumes about the wiring itself
The point rate covers concealed conduiting in the wall, FR-grade copper cable back to the distribution board, the modular switch and plate, and the making good of the chase. What it assumes is a rewire or a new flat. If you are adding points into an existing circuit in an old Mumbai building, the honest answer is often that the existing wiring will not take them — aluminium cable, no earth, and a board with rewireable fuses is still common in buildings from before 1990.
In that situation adding points is not the job. A full rewire is, and it costs roughly the same per point but includes a new board, a residual current device and a proper earth. We would rather tell a client that at survey stage than wire fifteen new points onto a circuit that should not be carrying them.
Point, AC-point and distribution-board rates here are the ones Greenbox invoiced on completed flats, taken off the measured electrical schedules and held at October 2026. Smart modules and the fittings themselves are supplier prices and sit outside that set. We publish the rest so the arithmetic can be audited rather than trusted. Treat the output as a planning figure: accurate enough to brief a landlord, a bank or a family, and not accurate enough to sign a contract against.
What this tool does not cover
- Chasing and making good in an existing flat, at ₹180–320 per point over and above the point rate.
- Light fittings themselves — see the downlights calculator and the LED strip calculator.
- Inverter or UPS wiring as a separate circuit, plus the battery location and its ventilation.
- Earthing improvement, which in an older building is frequently the most important item on the list.
- Society permissions and the electrician's licence requirements for work on the incoming supply.
- For overall lighting levels rather than point counts, see the lumens calculator.

Frequently asked questions
How many electrical points are needed in a 2BHK?+
About 70: 14 in the living and dining, 14 in the kitchen, 11 per bedroom, 5 per bathroom, 6 in the utility and 4 in the passage. Add three AC points on their own dedicated circuits.
What is the cost per electrical point in Mumbai?+
₹740 for basic wiring with economy switches, ₹920 for branded modular and ₹1,100 for premium modular — wired, fitted and made good. An AC point is ₹1,575 because it needs a dedicated 20 A circuit and heavier cable. Premium switch plates beyond that sit in the fittings allowance, not in the point rate.
What counts as one electrical point?+
One switch, socket, light outlet, fan outlet or data outlet wired back to the distribution board. A six-module plate carrying three switches and a socket is four points. Quotations by plate and quotations by point are not comparable, so always confirm which you are being given.
Is smart switching worth it?+
In the living room and master bedroom, often yes — scene control and scheduling genuinely get used there. Across a whole home it adds 90% to the point cost and most households end up using the wall switch anyway. Start partial, and wire the neutral to every switch box so you can extend later.
Can I add electrical points later?+
You can, at three to four times the cost, because the wall has to be chased, conduited, made good and repainted, and the paint never matches exactly. Over-provide during the project. A spare point is the cheapest thing in the whole electrical package.
